  I was a loyal customer of IH for about 6 years. I became dissastisfied exiting the last home. We fell behind in payments for several personal reasons, one including a water leak external to the home and high bills. The flooring in the house had to be replaced due to a constant overflowing toliet. We only had one day notice they were going to replace the floors with a vendor and we had to live about a week with high-intoxicating glue fumes (with a newborn and elder person in the house). It was aweful! Anyways, I was offered an option to get out of the lease without penalty by a certain date. I replied back, that I needed more time, aprox 2 weeks more to vacate the premise. Their legal office replied that our property manager would be in contact with us. I never heard from a property manager, and I didn't know who are current property manager was to reach out directly because they change so often. So I replied back to their legal counsel and IH Managers that I was planning to vacate the property by a certain date. Again, I never received any follow up correspondance other than eviction paperwork. I felt like I was given a "bait and switch" tactic to vacate the property. I vacated the property because moving to another property was already in motion (deposits made etc). I could no longer stay in the home because of the issues it had. Ultimately, IH took possession of the home two weeks after we vacated and began more renovations. I felt it was highly unethical for them to continue to charge me the remaining 2 months of the lease while they were performing work in the house. Sadly, as a large corporation they legally can do this. I felt like they took advantage of us and didn't do their due diligence to follow up with us to avoid a bad exit. The **************** at an exit is just as important as the **************** when you begin and they completely failed us as a loyal customer. I paid the bill! I just wanted to share my concern as a helpless customer.

  Have had multiple issues in past 4 years with air, heating, garbage disposal, electricity, fencing, and last leaking pipe. Most issues completed in a timely matter with the exception of air/heat when temperatures were not ideal. Service staff were always efficient and the ******* that came out today noticed something with my heat which we thought was a problem, so was able to cancel another request.

  This business is a total scam! From my experience, they outsource their leasing agents from ***** who ****** you through text. They'll send you listing after listing and ask immediately if you've reviewed yet. If you do set up a tour, they'll ****** you to confirm over and over when you're going, if you're there, if you're leaving, etc. And if you don't want to apply to the place you toured, they'll either start over by sending you listing after listing and bugging you to set up your next tour or tell you to "Get out" - both of which happened to me. They'll each also tell you they are the homeowner of the property/ies they're texting you about, which cannot be right. I found a property that had a different person claiming to be the home owner depending on which site I was on. They'll even lie to get you to tour. When I asked them about features, like if the home includes a washer/dryer, they'll tell me yes, but then when I tour the home, no washer/dryer - which is a massive waste of my time because that is something I need. They will even tell you different prices than what you see on the website. They'll say the website price is the rent-to-own price but if you apply through them to just rent, it's a super low price (up to $1,000) less. What kind of shady practice is that? This is the poorest customer service I have ever experienced and now in my home search I am specifically avoiding any properties that are going to make me talk to the pushy, mean, and lying leasing agents that make up Invitation Homes.

  The scammed me. The woman called me the night before telling me as long is my credit score is over 600 i should be approved. So i applied, paid fee, and was declined just to receive an email telling me my score is 580 or less. I monitor my credit weekly and its never went below 610. If my credit was less than 600, and she told me less than 600 will get declined, why would I apply? The people are unprofessional and told me I was lying and they cant be held responsible for what happened to me. I want a refund

  Have called into IH for a few maintenance issues. This past one was for the stairs leading up to the deck. Typically, you place the order, they send out 2-3 subs for estimates and chose the one that fits their needs and will complete the repair. It was scheduled out, they came and made the repair. Contractor was professional (************************) and courteous. They completed the repair (replaced the whole stairwell due to age/failure), cleaned up afterwards and discussed everything prior to leaving. Almost all of the repairs we've had completed, not only this one, have been done professionally. I've read some other reviews of IH and all I have to add is, whether dealing with maintenance, property management or their leasing office, they've always done their best for **.

  Invitation homes is a greedy company that only cares about the bottom line. We mives into an IH in ******* 2 years ago and have been riddled with problems from ac, toilets, water leaks, appliances breaking down. Plus the raise the rent like it's a walk in the park. Very unprofessional, unethical and they're vendors ****. Even the employees that come out to fix stuff say the company *****. I have tons more to say but don't have time so final recommendation, don't ever rent from IH, they will get you for all you have. No mercy. Horrible service and their houses are horrible nightmares. Money pits to the end. Renters beware
