Technician appointments take atleast 4 weeks for any work around the house. Once they come, they do a good job of resolving the issue. To schedule the visit, the wait times are too longInvitation Homes

We have been in our IH home for 8 years..the rent keeps going up..and i don't want to anything negatory at this point..except they are very hard to work with and maintenance issues can be a problem..so after we get done trying to negotiate our rent now that we are on fixed income and i removed to work at 73 to pay for last increase..I have been waiting since July6 to have a window repaired or replaced..so depending on the next few weeks i will have lots to say..lolInvitation Homes

Horrible customer service from matinance Department *******. *********************** up on me and the other trash mouth lady has a hearing problem. Said her technicians does not need to call their customers when they are on site I was in the bathroom because I was told I didn't have to wait by my door from 0800-1200. I did voice some concerns in an earlier review. Although I feel invitation homes does have a lot to work on, after discussing some matters with ******* she helped resolve them. I feel like if every department had a ******* the renting process with Invitation Homes would of been a better experience. However, on the *************** from working with **************** have raised my rating to a 4. As she took the time to understand my concerns and met me half way with some of them. Again thank you so much ******* !Invitation Homes

Absolutely awful !!!!!!! It was the first time I rented. ***************************** was rude and didnt work with me. Then her supervisor *************** was equally as rude. I didnt even know how to pay the rent and it was a holiday weekend and they charged me $125 on top of my rent. It took four days to get my account verified and it was an additional $68 if i used my credit card. I reached out to the girl I worked with at closing to see how to pay rent but didnt hear back so they said I was late and wouldnt budge. Im so upset I sold my house to this organization who stole $125 from me and were so beyond rude. I have never seen anything like it. Do NOT rent from them or sell your house to them. They are a nightmare.Invitation Homes

******************, I've looked into the circumstances of your review and would like to respond. On July 29th, our Sparrow team sent you a Welcome to Sparrow email that included 4 attachments (How to set up your account, How to make a payment, Maintenance Responsibilities, and Insurance Requirements). The email provided contact information and details on the items that needed to be completed. We did not hear anything from you again until September 5th. We responded on the 6th with a reminder to submit your past due rent payment. Our property management team worked with you almost daily in order to make sure you were working to get your account set up. We waived the late fee and verified on September 13th that your account still had not been completely verified. Again, our Sparrow Team worked with you diligently in order to help get you set up and comfortable in your new home. If there is anything further, please contact us. Horrible money hungry company! When we first moved into the home it was absolutely filthy. There was s****** on some of the walls and the baseboards were black with filth. The floors were disgusting and one of the rooms had a disgusting scent. I didn't complain about it because I was ******* them to get in as I was relocating for a job. Maintenance was ****. We had several issues with our fridge. The first time the freezer was cracking. So they caulked the cracks. At another time they sent someone who didn't know what they were doing and he was slamming things around and cussing for hours. Ended up completely breaking the fridge and we lost our food. We called invitational homes and they told ** they wouldn't do anything about it and to try the insurance (which you are required to have). They only covered food loss from hurricanes. The companies charges ridiculous fees. 20 bucks for a smart home. 10 dollars every month for an ac filter that was shipped once every three months (so a 30 dollar filter). And so much more. Now come to move out. My mother was diagnosed with cancer. She was diagnosed a month before our renewal. We asked to cancel it and asked the penalties. They didn't say anything just sent over paperwork to say we weren't renewing. At move out I rented a steam cleaner to steam the carpets, lawn equipment to take care of the yard, I scrubbed the place down from top to bottom! They took my entire ***** dollars!! Even after all that hard work I did. ***** for saying we were moving out 26 days before move out. I'm sorry we weren't informed earlier that my mother had cancer and would need to move back home. They are charging us even more money! We moved our stuff out a week before move out and I came back down and spent an entire week getting things in order occurring to their ridiculous move out list. All that money they charge and they don't have a cleaning team for move out? Makes no sense to me. Run from this company. **** **************** for high fees!Invitation Homes

This place is horrible. I moved in August 3rd. My ** stopped working August 22nd mind you I live in ********* ****** summer days are ******* degrees. ** tech did not come until 8/24. He then told me my ** unit needs to be replaced he has to get it approved first before he can do anything. So I kept calling to get it approved. Finally a few days later it was approved bit I waited until 8/31 to have my ** replaced. My home did not reach 75 degrees until 3am on 9/1. The entire time I have been in the home I work from home and I have a big dog, they told me they will pay 100 dollars a night I live in ********* there aren't any hotels for 100 dollars a night. On Friday 9/2 I let them know the ac still does not work it only cools some parts of the house and other parts the home is very hot. Friday 9/2 ac guy came back out and said the ** needed to be charged he was just letting freon out in the back yard I told if health and safety seen that he would get a very big fine. He left and said everything should be good the house never cooled down still hot I leave my ** temp set to 68 it never reaches that temp even overnight. All the portfolio manager took off the rent was a daily rent credit for 7 days it's been well over 2 weeks inhave been dealing with this problem. I pay a month fee for them to provide air filters for thr ** system and they sent wrong sizes I had to go out and purchase my own. Our front door came right off thr hinges my husband looker and they had very small screws in there not holding anything together mybhusband had to go buy his own screws and put them in himself. I would never ever rent from this company they are the worst reality I have ever rented from. I have only been here a month and have gone through so much with these people. I was told yesterday if my thermostat isn't over 85 degrees there is nothing they can do. Seems they don't want to fix the problem. But if me or my family get sick I'm holding them reliable and I will seek an attorney.Invitation Homes
