Zero stars! I have moved from the rental and gave over 60 days notice through their portal in addition to sending an email confirming my move out date. I received the final move out statement that had numerous mathematical errors and a charge for not giving proper notice for $3995. I have the email and the confirmation from the accounts manager that assured me it would be corrected. I have called numerous times and sent the corrections several times and have not had a return contact. I'm not disputing any of the move out repairs just the mathematical errors and erroneous charge for lack of notice but no one will call me back. It's nothing short of theft.Invitation Homes

0 Stars if I could.I echo what others have written.Our closing and move in was delayed 3 times as the property wasn't ready. We accepted this without asking for reparations as good will expecting a good relationship moving ahead.However, not the case.First set of maintenance requests was basically ignored. When it was raised again and again, maintenance showed up and the items were closed - except some weren't fixed. Phone calls were made and new requests were opened - and promptly CLOSED again - but a photo of other things that weren't broken or even on the list was included. Horrible Horrible Horrible.Making matters worse, a new appliance delivered and the installer could not get it to work, so they returned it another one was delivered which didn't work either - because the breaker was faulty and the electric didn't work - even though it was 'inspected' and passed at closing/occupancy. This then took weeks to resolve.Half of the first month's payment was 10 days late, due to issues with the autopayment. This is after paying advance rent/closing, etc. Instead of an email or phone call, an EVICTION WARNING was put on the door. Real class act here. I have had other interactions with them that would make me identifiable - thus I won't post them here. However, it is apparent they do not spend anytime servicing their tenants - nor do they seem to care. They only care about charging every dollar they can for whatever they can - like the previous poster indicated.Invitation Homes

This home was rented while still under renovation, but all items were completed and the property was cleaned prior to the move-in date. The new appliance delivery was not one of our appliances, but we made sure everything was working correctly regarding the electrical panel, so the appliance could be installed. We also must have someone at the home in order to perform a service or complete a work order, so it may take multiple tries in order to coordinate with the resident. We want all of our residents to be extremely happy and comfortable living in their home, and we take pride in making sure this is accomplished. Unprofessional, negligent, lack of customer service, and no temporary relief when it came to replacing our condenser unit. This could have been prevented during "ProCare" visit in April but they disregarded it. 7/26 - Submitted A/C went out (making loud ticking noises and not blowing cool air). 7/27 - Tech came on-site. Inspected outdoor unit, cleaned, and changed hard start capacitor. 7/29 - Submitted A/C went out again. 7/30 - Same tech came out again, inspected the unit, and said they weren't able to fix it. They would put in a proposal to replace the outdoor unit. 8/1 - I called to get an update on when the A/C unit would get replaced because the temp inside the house had been 95 degrees. I was told the proposal for a new unit was denied and they required a 2nd opinion. Asked when this would happen, they didn't know. 8/2 - I called again to get an update. The same thing as above, nothing changed. I also asked for temporary units which I never got. 8/3 - A different tech came out to inspect. Added a larger hard start capacitor. Worked for 2 days. 8/4 - I called to let them know the A/C was out again. They tried calling the vendor about coming out and replacing the unit. They left a voicemail and message. 8/5 - I called to get an update. Still the same as above and can't seem to reach the vendor. I asked to speak to a supervisor. They tried calling the vendor again. Left voicemail. 8/8 - I called again. I still had no responses or an ETA. They tried calling the vendor again. Left a voicemail. Nothing. I decided to call corporate. They gave me the name and number of the manager in my area. I tried calling them but no answer. Left a voicemail for them to call me back. 8/9 - Finally received a phone call from the vendor they will be out tomorrow. 8/10 - Outdoor unit was replaced. 8/11 - Tried calling manager again, left voicemail. 8/15 - Called manager again and left voicemail. STILL WAITING TO TALK TO A MANAGER ABOUT MAKING THIS RIGHT!!!Invitation Homes

I doubt that'll happen. I've already left 3 voicemails with the portfolio manager at the local office and 2 messages with corporate. It took a bad review on BBB just to get the slightest response from your company. How is this the Invitation Homes "difference" like it states on your website? Worst company by far! It started from the beginning of my lease term. I did a walk through and and was almost in tears from the filth of the home. They had a cleaning team that just left as we was coming in to get our keys. The property manager has to call them back in to clean food spills that was left in the cabinets and drawers. The walls, baseboards, and blinds were dirty. There's a lot of crayon drawings inside of the closets. I asked if they could paint and repair some of the bathroom cabinets. I was told by the property manager that my expectations for a rental was to high! The AC wasn't working and the manager assured me that it would've fixed before I moved in. I overheard her on the phone with her boss saying do what u have to do to get them in the property. To me, it was like him telling her to lie to get me in. I really didn't want to move into the property but I didn't have any other choice because they kept pushing the move in date. They had our holding fee and I didn't want to lose my money. Upon moving in it was like pulling teeth to get them to come fix the AC. Moving forward, I've had so many plumbing issues with this house, it's not even funny. One of the pipes burst from the upstairs bathroom. I called them to send someone out because I was at work. Mind you water is pouring out. I was told that they would send someone the next day. I said there won't be a house by then. Long story short I had to call someone to come cut the water off after calling the maintenance department for hours. The downstairs ceiling ended up collapsing. It was a complete mess. I called them to tell them, the response was we'll send someone out. It took about 2 weeks before anything was fixed. The company they provided to do the ceiling repair was half ***! I called the local office to come assess the property, never got in touch with anyone. I called and spoke with many maintenance managers and associates and no one ever came out to look at the property. MovingInvitation Homes

This place is the worst to rent from. If you have to early terminate they will use your security deposit which is fine then they add on all these astronomical charges that bring your balance back up to what it was before using the deposit they sent me a final bill and I asked for a receipt they paid for these things they are charging me for. No where in my lease does it say I am required to power wash or pain when leaving. That is a part of normal wear and tear. I have videos and pictures from when I moved and if need be will take them to court. They said they did these things in 5/31/2022. I requested a bill for them getting services done on a holiday and why am I paying for these services. The house was cleaned out and walls wiped down. Shown in video. They still haven't sent any receipts but then tried to send a new bill 200 dollars cheaper my response is you will get the rent that is due and nothing more the house was cleaner when I left then when I moved in in2020 they didn't even sanitize it properly for Covid 19 people moved out and they told us we had to move in the following week or we would lose the place. There was an open work order that never got closed for the place to be cleaned . It never was so they subjected us to Covid. The septic backed up and we couldn't use our bathrooms or showers for 48 hours because that's how long it took for them to come. Horrible HorribleInvitation Homes

I moved my family from another state with the intention of going into the house that I already paid to rent. Only to get multiple calls because the place wasn't ready. When we finally got to the house (everyone excited). Renovation where? The only thing new was the carpet which wasn't finished because nails were sticking out of it. The house was filthy. The fridge shelves broken. The kitchen sink literally falling off. It was a mess. You have to call them more than once before you get an answer. Then most of the reps were rude. Fast forward to moving out. Not only do they keep your deposit, claiming to do repairs and fixings when all they ever do is patch work, they add extra charges as well. Listen carefully! If you're looking for rentals and you see this company, keep scrolling because the stress isn't worth it. They take your money and fix nothing!!!Invitation Homes

I would steer clear of Invitation Homes. Once you sign the contract that play dumb on the caring aspect. It took 7 weeks to get trash service, my front irrigation was supposedly fixed by third party and continued to flood yard until it was fixed again which meant more time off, had no hot water as my back part of my home had all units backwards so hot was cold and opposite but water heater was turned all the way down as to get no hot water, My garage door broke, and they put gravel over a grass back yard so I have 6-8 inches of grass coming up in what I thought would be an easy to maintain backyard. Then to found out I have an influx of scorpions. Up to 20-30 per night on my walls in my yard and I have a pet. I have had some help from one person but management doesn't care about any of it as long as you signed the contract. oh and I moved in and they never changed the HVAC filters as they were disgusting.

Invitation Homes will never reach out from a manager perspective. When people sign the contract it is done. All of the third party contractors tell me they are horrible to deal with and I never even asked this question of them. Whoever runs the company is an *** hole.
Completely ******** from my first interaction(Rental application).I wish I had headed that red flag. Now as a resident I have to deal with total retardation if I need maintnance.(4 ISSUES The day I got the keys) Issues identified 10 days prior during walkthrough.Ill keep it brief and just say

TERRIBLE!!!! Do not rent with this company. They are manipulative & do horrible work on any maintenance requests. A bunch of band-aid fixes. It's your word against there's for anything that they determine is the resident's fault and will charge you $75 each time. You're better off renting with a personal owner. Do not lease from Sparrow. Research their parent company. Utility use charge $14.95 monthly because all utilities except power is in your lease, yet you pay the bills which is a surprise amount each month added to your rent. You pay to have a "smart box" that locks/unlocks your ********** can change your thermostats all for $14.95 per month. Base rent could be $2,550, yet your billed $3,300 from utilities, fees that seem to be more & more each month. The smart box records you coming & going either by unlocking manually/code or by phone. Thermostat is also monitored, yet NOTHING else is smart. $179.40 a year to unlock/lock your door & use your thermostat. $179.40 per year for all utilities to be in Sparrows name except the power. This also means that if your utilities are high due to extreme heat, you can not use payment alternatives as the utility companies provide nor do you receive credit for payments. This means you have to pay utility deposits when you move because you don't have history with them. New homes they purchase are cheaply made & they are very low quality of materials. Sparrow doesn't cover bug infestations like ants,, spidars etc,, you pay for everything as if you own the home.. This is not how a rental property should be handled. No professional does a walk through on a new build so when you see a lot wrong, you will have your privacy invaded to repair, redo, paint, replace, whatever that should of been done prior to move in. DO NOT LEASE FROM THEM, BLACKROCK, VANGUARD OR IMANJN. OWN THING BE HAPPY IS THEIR MOTTO. SOON EVERYTHING WILL BE LEASE ONLY. RE THINK....LANDLORD......LOOK IT UP.Invitation Homes
