Bought rental insurance from another party who sent my proof of purchase to Invitation Homes. Invitation homes continued to charge me for rental insurance and made me send them more proof that I had renter's insurance. When I asked to be reimbursed for the erroneous charges they denied me. This company hires the worst technicians to make repairs. It has taken months to try and get holes, around plumbing pipes, sealed from when they redid the kitchen; their is still moldy air coming into my home from the still unsealed holes. When asked to fix a door that will not close all I get is some foam seal which does not work to seal my home from the elements.Invitation Homes

Terrible company. They don't fix things when broken. Left me in a dangerous situation where my front door wouldn't lock for days. Charge me for "pool service " for 1/2 *** service there for 6 min n leave. I have ask for service managers or my administration ans nobody ever calls. But then they raise my rent 452.00/month.

I sent email but this has been going since i moved in last October. It takes months to get someone to fix something, even in an emergency such as my AC quit working and was 3 days, my front door lock broken- after 2 days of living in fear and them not coming I had it fixed myself. Fence falling down, ripped pool screen has been 3 weeks and still not repaired. I pay my own pool service to come because their company is terrible but i still have to pay 95.00/month for terrible service and it increases to 120.00/month in oct. No service manager or administrator will call me. This is just terrible!!Review fromJessica H.

They send people to fix things in a fast response but I'm not a fan of being forced to pay for they to control our water bill and pay extra for their smart house system and to pay online we have to pay a $15 fee which is crazyInvitation Homes

The absolute worse. My sister moved into a house owned by invatation homes. Im a contractor and i have seen better work done by kids at beach with sand. Has been a nightmare. Poor renovation, flooding that destroyed furniture because it took 3 weeks to get someone out to repair leaking toilet. Guy repaired carpet and said there had to be another work order done for him to attached the strip to floor at the entrance of the bedroom. Closet racks fell and all no one came to fix them for a month. Tacks left exposed all through the house that my niece had stepped on. Lock box has been on door for 2 months because you have to put in a work order for it. Smart home doesn't work. I could go on for a few more paragraphs but you can read the others and see that's it's best to keep looking or have a lawyer on stand by. Reviews don't lie believe me.Invitation Homes

This is by far the worst experience that I have ever had dealing with a property management company. I had to complain just to get an agent on the phone to discuss my denied application. You would think that If you are being charged to apply for something, that you would at least get to speak to someone and understand why you are being denied. I was lied to repeatedly. A deposit was taken from me for a property that was no longer available. When I asked how this property became unavailable when I paid to hold it, I was told they were mistaken and that they confused my rental property with another which was a lie. The property really was no longer available. I was given the runaround. One minute I was being told I was approved and the next I wasn't approved. This company has no regard for what people are going through. I made it very clear that I had limited time to find another place to live and this company sent me through the motions for weeks which resulted in me not getting a place and having to wait for a deposit which i needed to apply for other places. They do not care and It's obvious by the generic robo responses that they have on this website. I will never attempt to do business with Invitation Homes again.Invitation Homes

My boyfriend and I were moving down from Ohio back to the Tampa area, we put the $500 holding fee down for a house, we paid the security deposit, signed the lease, and drove the 16+ hrs to Tampa with our two dogs. Upon arriving the home was not move in ready at all. There were cock roaches, kitchen doors were falling apart, and there was signs of water damage. This was all on a Friday and everywhere was closed just adding that much more stress to the situation. Very adamantly and a lot of phone calls later Laura H******** and Joe T***** worked together, on a weekend outside of hours, to get us into a different house and honored the rent rate we signed the lease on. I'm not going to sugar coat the experience, it was very traumatizing, and we had to stay the night in a hotel which we did not plan for. That being said, we are extremely grateful for Laura and Joe's help. The situation was unorthodox and there were MANY moving parts, but they both did their best to provide clear communication where they could and helped resolve the issue in one weekend. There were multiple other issues that occurred since we had to switch the lease over and it was a weekend but Laura helped all the way through it and assisted in any way that she could. I don't think without her this would have been at all possible.
Before moving we saw all these horrible reviews, which were of concern, but any property management group is going to have awful reviews, unfortunately. I just recommend really reading your lease and paying attention to all the emails they send you. Many of the things I see on here are addressed somewhere beforehand. At the end of the day they are a company and they are here for business, just understand your lease and what they require of you. Be sure to know the deadlines of things and ask all of your questions to get them answered. I've noticed there is a tier of hierarchy with this company and there are many different job titles. Ensure you contact the correct person.Invitation Homes

Horrible company. They don't take care of anything unless their maintenance guys can do it. My home has been 80 degrees + every afternoon for months. AC guys they keep sending say my attic needs insulation. It has been 3 months and they've done nothing. I call, I email and get no where. The companies they use for service are horrible as well. Never get back to you and are super rude. I pay over 2500 a month and can't get anything done about this insulation. My wife works from home and I'm frustrated with her calling me complaining. We can't even cook because its so hot. Stay away. The sad thing is they are the #1 homebuyer in the state. I will soon be contacting my lawyer.Invitation Homes

DO NOT RENT FROM THIS COMPANY!!!!! THEY ARE SCAMMERS THAT WILL ENDANGER YOUR HEALTH AND SAFTEY OF YOU AND YOUR PETS. THEY TOOK OUR DEPOSITE AND LEASE PAYMENT FOR A HOUSE AVAILABLE ON THE 3RD AND COULD NOT LET US MOVE IN UNTIL THE 15TH. WE WERE HOMELESS. SINCE THEN THE SINK AND DISHWASHER ARE LEAKING AND BACKING UP. GIANT WATER BUGS ARE COMING FROM THE DRAIN. THE "NEW" RUG HAVE 10 YEARS OF DIRT AND DUST IN IT. IVE HAD 4 ASTHMA ATTACKS FROM ALL THE BLACK DUST... MOLD????? IDK. 15 DAYS LATER, NO CALL BACKS, NO RESPONSE, SICK AS A DOG. GET A LAWYER IF YOU WANT TO EVEN CONSIDER USING THIS SCAM OF A REALTOR COMPANY. DISGUSTING AND SO SICK. 2PM ON A MONDAY, STILL NO CALL BACK SINCE 8AM. LITERALLY REPACKING EVERYTHING I UNPACKED AND PROBABLY CANNOT EVEN STAY HERE WITHOUT ENDING UP IN THE ER OR HALF DEAD WITH OXYGEN LEVELS DROPPING TO 91 PERCENT. STILL NO WORD BACK.Invitation Homes

Once again, I had to take further action against this company. I am pursuing all legal avenues to dispute these fictitious charges that is withholding us from receiving our deposit back. I have never been so disgusted in my life. Invitation Homes wins first prize in that category and enjoys stealing from hard working families. On top of the issues we have had with the property, we now encountered fraudulent information from our move out statement. We have pictures and video footage as evidence. When we moved in, it was during the pandemic and we didn't even have a walk-through of the property with an Invitation Homes representative. Invitation Homes made us walk through the property and write out any "issues" we thought were worth writing down. Please note, we are not professionals. We are not home inspectors. We did the best we could. When we received our move out statement, I was astonished reading the line items they deem billable and being the tenant's responsibility. Being in the military, we move quite a bit in our career. We also take pride in our home due to already being away from our family and friends. We showed the information to our Senior Chief in the United States Coast Guard. He was stunned and stated in his whole 20+ year career, he has never seen expenses like this before. They are literally made-up charges to steal money and withhold everything from our security deposit. Do they actually read what they are charging for? If a judge reads my move out statement, he/she will laugh. Invitation Homes are literally charging us to tighten a towel rack! And for a door sweep! Oh, checking appliances too! Installing a door stopper is another and several more fabrications. These line items are all too bogus! If you were ever rented in some point of your life, you cannot sit there and tell me that these charges make sense. If we do not receive our deposit back, that is rightfully ours, we will be taking legal action. THEY STEAL AND ARE CRIMINALS- STOP THEM!Invitation Homes

Do not rent with invitation homes!! The property we rented was falling apart prior to us moving in but they withheld that information and let us move in anyways. (All the maintenance people have said they knew this place was trash). Once we moved in we noticed the ac was completely broken (this was August) and they needed to replace it. The next month the hot water broke and the plumber needed to replace everything. The worst maintenance problem we had was during a heavy rainstorm in April the bathroom ceiling started leaking/falling apart and when the maintenance people came and took apart the ceiling they roof was moldy with water damage. You would think they would prioritize this work item...it took them over a month to get anyone out to replace. We were being exposed to mold and did not have a bathroom for over a month. I had to call everyday to ask why is no one coming. I had to push everyday to get anyone out to do a mold test!! I finally got someone out and invitation homes wont share the mold test results. I think they are afraid of legal battles if they share the test results. To top it off, we just want to move out and told them with 4 months notice that we are leaving and now they are adding a charge claiming we did not give proper notice the week before we are leaving! The charge is almost two months rent and is insane! They added unnecessary charges to our account after the first month of being there that I had to call to remove those. This company wants to scam you into paying unnecessary charges so watch out with the monthly bill. Don't rent with this company.Invitation Homes
