      Hands down WORST rental property company ever, they charge you for fake services such as security(which was a broken ring camera they never fixed) & air filters( which was none when we moved in & then when they finally mailed some out were the wrong size). On top of the they love to add bogus a** charges to your account for maintenance. Weve only been here 2 *********** so glad we only signed a 12 month lease with this bogus a** company. 10/10 DO NOT RECOMMEND

      This company is only after your money. There are hidden fees on top of the rent that they charge you and they look for any reason to charge you money. They provide poor customer service for maintenance and their personnel make excuse after excuse to justify why they cannot fix the issue. It often takes three or four visits to fix the most common of maintenance issues. When we left the residence, we made sure to patch all the holes from tv mounts and pictures. They made us provide an invoice from a professional cleaning service and a carpet cleaning service to prove that the house had been cleaned and the carpets had been shampooed. We complied and they still came up with reasons to keep over half of our deposit. We were good tenants and they treated us as if we destroyed the place and left it full of trash. Horrible property management company.

      Invitation homes has been overall great. Any issue we have had they fixed it pretty quick. Our local tech ***** ***** has been very helpful and kind. I recommend invitation homes to anyone who is looking to rent. Its a better deal on a new house versus an apartment complex.

      Ive lived in my home for nearly 3 years and have never had any problems with my gate access key. Invitation homes took over our lease last August. When we renewed our lease 5/8 we lost access to the gate. On 5/20 I reached out for assistance. Invitation homes said I need to speak to the gate company and ***. ******************* said they need invitation homes to send over the lease and they could turn our access keys back on. It is now 6/18 and ive been locked out of the community for up to 45minutes when coming home numerous times. Ive spoke to multiple people on the phone and I get the run around each time. I dont understand how Ive been here for 3 years, now my access key doesnt work and invitation homes keeps pushing it on the *** and third party. Ive been told I need to buy a new key when the *** & third party has said that isnt necessary. The *** has said it falls on Invitation Homes as the property management. Why do I pay 2.1k in rent and I cant even get access to my home?

      DO NOT EVER RENT FROM INVITATION HOMES!!!! Biggest mistake you will ever make! We lived in one of their rental properties for 4 years and let me tell you that was the worst slumlord company ever. My mistake for not checking to see if they were BBB accredited, they are not. The property (we were desperate to get a house) was run down from the get go. Appliances had to be replaced very often. Holes all over the siding (which was probably original from when the house was built in 1984. I tried getting things fixed with them but they didnt want to replace anything, they finally got around to replacing the old stove and refrigerator. None of the other issues were fixed/addressed by them. Now theyre nickel and diming us on our security deposit after they sent a gentleman to do a pre move out inspection. He said we didnt have any issues that needed repairing and all he saw was normal wear and tear from 4 years of living there.if I could give zero stars I would in a heartbeat! This company unbeknownst to my wife and I were going through a $48 million dollar lawsuit while we were renting through them. Please do yourself a solid favor and avoid Invitation Homes at all costs!

      I would give them 0 stars, if I could. This company is horrible, all they care about is taking your money. I will never, ever rent from them again nor would I recommend anybody else to do so. When I first moved in, the water bill was paid through the city, just like the last rental I was in. A few months into the lease, invitation homes started putting the water bill on the rent, which we were never notified about until we disputed the charges. This went on for a few months until they got it figured out. Now, they are trying to take it out of our security deposit saying we never paid. Guess what, we have the receipts from the city showing we paid. We hired a cleaning company through invitation homes to clean the house upon move out. Once again, they are trying to take it out of our security deposit saying we never cleaned. We have the receipt from the company. If there is a problem with the house not being clean, they need to take it up with their vendor. We hired a carpet cleaning company and they are trying to take it out of our security deposit saying the carpets were not cleaned. We have the receipt and pictures showing it was done. They also are trying to charge us for painting and landscaping which were both done before we moved out. The office is not open to the public, I understand why now. Because they do not care about the tenants and there are so many people they are trying to s**** over. They would probably have people in the office 24/7 complaining. So they hide behind emails instead. I'm not surprised that they lost a lawsuit because they dont take care of the tenants, again, they only want money and they dont care how they get it from you. Don't ever rent from invitation homes and if you do, good luck.
