      Awful Service. They lie, steal and cheat and their communication skills are awful. You can never get anyone to help and you are better off going with a different company. Day 1 a pipe burst less than a couple hours moving into the home. I call and they day they will get someone out ASAP. I go to work and come home to police at my door bc "they thought I was over exaggerating the problem" It had leaked out to the main road. After insisting I wouldn't be charged for this, the bill comes around and they are refusing to cover the chatge because they can't tell what water we use vs what water came bc of the incident. Then, they keep ******* out paperwork and sending me a message saying it isn't complete. It looks days for them to explain they needed us to adjust information instead of justifying they didn't have anything. Then, we asked how to pay rent online and no one will help us. Truely it's been one thing after another and they aren't helpful at all. Save yourself the stress and rent with someone ******** think with time it would get better but no it has been one horrendous thing after another. If I could give negative stars I would. Lost AC a couple weeks ago and it took 4 days to get a hold of anyone. In the middle of summer. Only to be told it worked at 60% so legally they didn't have to fix it. Today loes power on a wall did everything we could to fix it but have no access to ac, no access to the fridge and all the food inside and no access to all our cooking stuff and Im told they can't help until next week. Another weekend without ac and we will loes food by then.Whatever you do, dont get tricked into a lease with them. They dont care about you or your children or your pets. Its whatever makes them money. Any issues are never taken care of in a timely manner whether urgent or not. They just want your money and will leave you screwed. Let this be your warning. Don't do it. Find another renting company.

      We've been using invitation homes for many years. When Hurricane ****** damaged the home we were renting for 6 years+, the home needed repairs. My wife and I requested to move to another home near the area, Invitation Homes didn't even hesitate on our request. They accepted and accommodate us throughout the process thoroughly. They really went above and beyond! Renting can be tricky. However, communication is key. When a service call or any adjustments for fees and charges are needed, the management team responds and attends to our needs asap. Great experience! ??

      The amount of issues I have with this company is ridiculous. The house i rented was damaged from the moment i started living in the house, back room floods every time it rains light or heavy. The fenced yard has fallen multiple times and they just keep picking it back up and patching instead of just replacing the fence. No one in the local offices answer any calls unless you call repeatedly or spam email; and nothing ever gets resolved. Horrible experience

      Honest Review from a Long-Term Tenant Ive been renting a home from Invitation Homes for several years. As a single mom, I chose this property to give my children space and stability even though the rent is nearly $3,000/month.When I was offered a multi-year lease renewal, I was told it would lock in my rent. But after signing, I realized there was a built-in rent increase and later a multi-year rent adjustment fee that wasnt clearly explained or listed in my lease. I've reached out for clarification, but havent received a satisfactory answer.Periodically, other surprise charges show up, and the lack of transparency has been frustrating. On top of that, the home has no air conditioning, which becomes unbearable during Californias increasingly hot *******. This is especially concerning with young children and a toddler in the home.While some of the maintenance staff have been kind (thank you, **** *.), the overall experience with Invitation Homes has been disappointing. The rent is extremely high for what you get, and tenant concerns are often dismissed or ignored. If youre looking for honesty, stability, or responsive service, Id recommend looking elsewhere.

      Like any renter, we've had our share of challenges with our landlord. However, we've been happy living in the home for 3 years... our neighbors actually wish we'd stay forever! I like the seamless way we can order maintenance and pay rent all online. I do think the company cares about their clients when we talk with their representatives.

      I paid rent on-time every month for years. Invitation Homes took over my lease from Sparrow, they never came to inspect the house they took over. We just moved out 2 weeks ago, and they are refusing to give our deposit back. RUN if you still can! DO NOT TRUST INVITATION HOMES! I paid for carpet cleaning, landscapers, cleaned the house. They told me the house looked fantastic and joked about using it as an example. After we left, they went through every square inch and found damage that was already there when we moved in (dozens of bogus charges). Leveraging it to deduct from the "DEPOSIT" we paid over 3 years ago. We also paid pet rent $70 x 36 = $2,520. That's supposed to replace carpets, WHICH they aren't! Robbing their tenants blind and pocketing the money from hardworking and honest people. These is flat out mean & criminal - as long as their black rock investors are happy, they could care less about you.Then have the audacity to say the only way to dispute them is to send them physical mail. Which I also plan on doing.2k might not be a lot to some people, but imagine how many times they are getting away with this?!
