      ******** **** made our move-in happen at the last minute as we were in a rush to move out of our current home. She was responsive and pleasant to work with, as was the move in specialist we met with. The only issues we had were a few minor fixes that are being scheduled as well as the baseboards had never been painted and were scuffed everywhere. We also were not aware of the pet fee non-refundable deposit along with the monthly fee. Other than that, we are very happy with the process and the home.

      DO NOT RENT FROM INVITATION HOMES OR PAY MORE THAN YOU AGREED TO As a 7-year resident, I can confirm that every negative review is accuratethese issues are not isolated. Invitation Homes is relentless in adding fees, especially for maintenance, which can block your ability to pay rent unless you pay those charges first. These fees often run into the hundreds, and youre not given a choice or prior notice.Avoid letting them into your home unless its an AC emergency. Your lease doesnt require it, and theyll make you supervise vendorscosting you time. They often choose the cheapest contractors, leading to multiple visits and poor-quality work. You wont see quotes beforehand, just a surprise charge right before rent is due.During hurricanes, youre on your own. If your home lacks shutters, tough luck. If your house is tented for termites, they offer only a $150/day allowance for two daysno food or lodging support, even though you must empty your pantry and fridge.Theyre easy to move into, but once something breaks, youre in trouble. They neglect property upkeep and deny repair approvals. Our AC lacked permits and took over 10 visits in the first two years to fix. Plumbing backed up within 30 days of moving in and remains a recurring issue. We now fix it ourselves to avoid their $300 vendor fees. Preventive maintenance? Nonexistent.

      We are very disappointed. They have left me for a week without air conditioning with small children. No one contacted me to help me with a hotel or air conditioning. I called maintenance and no one gave me any help. Then I called the main office in my area called *** and she said that I did not have access to maintenance, no one took responsibility, but when they wanted me to renew the contract, they were very kind and kept calling and now no one answers and no one takes responsibility. I hope they get back to me soon.

      I am completely satisfied with this companys company. Ive been working with them since November 20 24 and they have been nothing but amazing. My favorite part about their company is a commercial leasing with my company. I have to travel out with my crew from Place to Place and its so convenient. I wish they came out sooner. I plan to be with them for a long time. I love how the staff works with you and their customer service is simply amazing. You guys are doing great. Keep up the good work.

      If you rent with this company, which are NOT BBB accredited, beware. It took over 10 days to get 2 AC techs out to the house, review the recommendations (when both stated the 20+ year old unit needed to be replaced), schedule someone to come out and replace it and all the while its Florida! Its summer! And my 87 year old dad had medical issues and dementia. They knew this was a medical emergency. Totally unacceptable to live in a 91* house with 65% humidity. I may now have mold growing and am currently waiting for someone to come out and do duct cleaning. This whole situation has been awful. I can smell moldy, mildew air in the house. They kept saying we understand and we know how you feel but no one was living in these conditions. ** sent a man to the house to put in 2 window units. He wanted to know where to put them. If they were put in the bedrooms, the rest of the house was HOT. we dont live in our bedrooms. So, he put them in the kitchen/dining room area. We would have to sleep in 91* temp. I went to a hotel and am waiting to see if I get a check for reimbursement. Ill update on that situation. Invitation Homes finally sent out a company and it was fixed on Tuesday, 05/27. There are insects and lizards in the house now due to one of the vents popping out of the window while we were gone. This is a situation I would not wish on anyone. Be careful who you rent from and read the reviews. Ill know better next time. And if this helps anyone else, please share.
