1 starI am in the same position as most people about this crooked company. They have been raising my escrow every year. So i started the process of getting it taken off. Because they want ******* of my money in their bank at all times. So after talking with multiple people for three months about what i need to resolve the escrow. The manager ***** tells me i need ******* dollars to get to 80 percent loan value. I had asked him if this will be enough to resolve this issue, and he stated yes. I had told him i need to take the money from another account so i would call him back in three days. Three days come and i have him on the phone and i ask him one more time. He states again 100 percent that i can have my escrow removed. I tell him to call me back when the money goes through to proceed with the removal. SURPRISE no call back, i leave messages with him no return. I called back and talk to another person and get a different answer. Then was told i do not make the loan ratio for the escrow removal. My house has gone up 200 thousand in value plus had put down 60 grand on house. Not including 2 years of principal payments and extra payments. I said there is no way i am not at 80 percent to value. Then they tell me you have to be 80 percent to the final price i paid for the house . So the house was 383 thousand minus the 60 thousand i put down . So i have to be at 80 percent of 323 thousand. Which in the long run means my balance has to be 259 thousand to remove escrow. This amount is half what my house is worth. S0 basically they do not want you to be able to get the escrow removed. I usually do not leave reviews but this company is the WORST. My loan was sold to them and like the other people on here have stated the customer service is a joke you get the run around. The people are incompetent and i also believe they are told to do so. STAY AWAY FROM THIS PLACE......Review fromOdell W

1 starThis is a update on my first review, Rushmore mortgage company emailed me and said they wasn't responsible for not paying my taxes,and I told them who is responsible for paying them if you was responsible for handling the taxes in escrow,they hang-** in my face and I called back and when I prove to them they was liable, Rushmore hung-up in my face again. I called them back days later and they claimed that the people in the legal department wasn't at work and I would have to call them to get the reason why they wasn't going to pay me back for the money I was out of when I was sued by the people I bought my house from.I get the runaround everytime I call this company, if I would **** they would be out of more money because they would have to fly down here for court. This company needs to do better by its customers, the people that work for this company is very unprofessional. I was always on time with my mortgage payment and was a ideal customer, I don't know why this company treated me so bad.I sent all documents to this mortgage company from the court about the law suit and the money I was out of,so they can't say they didn't know what I went through. 1 starOnce again this company has continued to show POOR customer service, POOR communication or should I say a TOTAL lack of communication. Sent proof of insurance at least 4 times and they still charged me over **** to get insurance for me!! UNBELIEVABLE how this company is still in business! You cant email, them, when you call you have to talk to 4 different people and then you have to leave a message that they DO NOT RETURN. How are they allowed to do this to people without getting sued and with zero repurcussions!!!! DO NOT USE THIS MORTGAGE COMPANY and if you are FORCED to due to your mortgage company selling your mortgage make it a requirement that they not be on the list.Review fromRalph T

1 starDirty scammers who don't care about you. Mortgage transferred to them in June 2022 and had problems right from get go. If you have a mortgage with them........RUN! I paid off my mortgage to get away from them because problems were never going to end. Charged me a late fee on my mortgage which was misstake and said they were going to waive it AFTER TALKING TO THEIR MANAGER!!! The next month it was right back on monthly payment. Then they charged me double for a payoff quote even though they said they wouldn't. The customer service rep said she couldn't waive it and her manager was unavailable to waive it even though he was available 5 minutes before. Oh, how convenient, RUN!!!Review fromBrenda S

1 starNO STARS!!! They are a big rip off and steal your money and lie. They just keep asking for more money and threaten. They say they have contacted me several time which they have not. They need to be removed from doing any business. Had no problems for the two years I have made payments early . Now for the last 3 months They are threatening me to foreclose, and to send more money.Review fromPenny C

1 starThey are targeting the people on social security and buying out their loans and raising the house payments over a hundred dollars a month and are saying it's due to their escrow. I have read the reviews on this company and they are not good. They don't answer your questions and if you try to switch mortgage companies they say your payoff is thousands of dollars more.Review fromLori B

1 starThe worst company I have dealt with while owning a home. I did not have a choice for this company to service my mortgage loan. I was transferred over to this company in July. My home owners insurance was due September 1st which is paid from my escrow account. This policy was not paid in a timely manner in which I received a cancellation notice from my home owners insurance because it was not paid from my escrow account. It was finally paid within 3 days of my insurance company cancelling my policy. Now my USDA mortgage insurance is Due on October 11th. I called the company 2 weeks in advance to ensure this would be paid on time from my escrow account. I was assured that it would be paid in a timely manner. As of today, October 11th my USDA mortgage insurance is not paid. I contacted this company today to find out why it is not paid and was transferred to 3 different departments in which I was also disconnected twice because no one working there knew what to do with the call. I was on the phone with this company for an hour only to realize that the payment had not been paid as of today. I hope that I do not have any fines or penalties against me due to their lack of knowledge and carelessness of not ensuring the escrowed accounts are paid in a timely manner. I am completely furious and have no control over this company sending out my payments as they are obligated to as part of my loan arrangements.Review fromMark C

1 starMr ********************** performed an audit on my account and deleted a payment made in August ****, then shared that I needed to make a second payment to cover it. All the statements and transaction history indicated a payment was made. My bank records indicated a payment was made. They have no basis for deleting my payment. I have spent a full day on the phone with them. They don't have an answer as to why they felt it was ok to just delete a payment I made. It's basically like they stole $3,000 from me. This is not acceptable and Mr. Cooper should require some type of documentation that supports their claim, and they shouldn't be able to delete payments that were made a year ago. 1 starIf I could give zero stars I could my mortgage was sold them about a year ago and it's been **** ever since the run around I went on forbearance due to me switching jobs due to Covid in the summer of 2021 started trial payments in fall of ************************************************************************************************************* on forbearance this was in the middle of my trial payments rep told me I will be eligible to get back on when I was ready called told me to send information over long story short they told me at the last minute that I wasn't eligible and tied to get me on a "loan modification that was basically double my mortgage for a year my account specialist I forgot her name was so inconsiderate and said "Well you can exit the home" me and her had some words right then and I requested a new account specialist thankfully I went though with ********* home owner assistance had to constantly call to get them to send records to ********* homeowners assistance but got approved and august 2022 ********* homeowners assistance wrote a check to pay them up but it doesn't end here they lost the payment and it took me calling and sending an email to research *************** and a few days later it Turned up in September and here it is October they're saying I'm due for September and October when in September no one called and told me anything as far as them receiving the payment from the homeowners association just no communication and they're favorite line is a account specialist is going to call and they never do it makes no sense I have to stay on they *** due to their incompetence and they're supposed to be professionals I wish I could refinance but interest rates are so high at the moment it's gonna raise my payment I really hope my mortgage get sold to another company I shouldn't have to call for them to do their **** Job constantly for anything but can take my money STAY AWAY FROM THEM AT ALL COST IF YOU CAN SAVE YOURSELF THEH STRESSReview fromSandra G

1 starThis company is terrible. Handle of statements' payment and web performance the same. I did a complaint regarding wall insurance in August 2 to the Care Costumer Management and never received a response. They make me feel like I'm a criminal.
