      I applied to the apartments story riverside and their credit score requirement is only 550 which I know I have but approval shield sent me an email saying my application has been declined due to credit and rental history. Which I dont have any rental history and I met the credit requirements so I dont understand why it was declined in the same day I submitted everything.

The credit report we pulled was a FICO 9, which presented your credit below the required 550 by the property's criteria. While this is one part of the reason for the denial, your co-applicant's rental collections, specifically $8,557 from ******* Lakes Apartments and $2,977 from **************************, were also outside of the criteria required by Story Riverside.

      I recently applied for an apartment who utilize approve shield for third party screening. They denied my application on January 17th, 2025. However, since then *** requested a copy of my consumer report used for screening and they wont provide it. I spoke with a representative who advised I would need to fill out a file disclosure request package, and send it via mail, which was completed and sent with tracking number and theyve received and signed for it. None of their agents in customer service nor disputes team have been able to provide the documentation Ive requested. I WOULD LIKE A COPY OF MY CONSUMER REPORT USED FOR SCREENING, or I will be taking legal action against them for obtaining my credit report and not being about to provide a copy of my report used. This company is also extremely invasive, they use your bank account information to verify income. Im

I have almost a 800 credit score, never had an eviction, sold my home, bank accounts reflect the home sale Ive worked for ***************** for 10 years and I collect retirement. My bank accounts reflect that I make 3x the rent with my *********************** combinedbut I was denied due to income. Smh how can I get approved for a 300k home loan but get denied for an apartment thats $2300 a month? This company is scamming people out of money. Heart breaking to spend $500 to apply just to have to start over again and waste money.

      My retirement was included in the application. Had yall taken the time to check my statements I provided my retirement is directly deposited into my checking account. I never gave anpproveshield access to my savings account so how would you know what was in my savings? Had the savings been included in the overall it wouldve reflected that I have that amount plus MORE saved.

      I encountered significant issues while using this website to verify my income. The site triggered alerts across our entire IT department, leading to my work ID being locked and flagged. As a result, both my manager and I spent an entire day trying to resolve the issue and regain access. I find the website's approach to verification invasive and problematic, as it caused unnecessary disruptions to our workflow.

      I applied for an apartment at ************* and they do their third party process through Approve Shield. A day after submitting the requested information, I received a generic email that my application was denied because of insufficient bank validation and didnt provide requested information. Extremely weird because I connected my account and never received a request for more information. Upon calling today, I was taken back by the reason for the denial. Unable to verify my offer letter. The woman told me that they didnt actually try to call the company or even find the website. She just saw that the email domain was a godaddy site and the office was a virtual office. I was completely mind blown. I start my job today for a small to medium sized PLUMBLING & ************* The previous name was ****************** and they are now Capitol ******************* This could have been seen through actual research, looking through the business database for ********( which I actually did), or CALLING the company. They have a huge Instagram presence and I have done work for them in the past. This woman got on the phone and essentially told me my offer letter was questionable and the company doesnt exist. I guess if you dont have a huge corporation, you dont exist. I reached out to the owner this morning and he said he never received a call or an email. Approve shield never asked me about that either. Their website is ******************************. Emails are gnelson@capitolmech or ******************************** They have 3 different phone numbers as well. I would like my offer letter to actually be verified and for my application to be approved ****.

      This is the worse company I have ever encountered when it comes to rental applications. My family and I applied to move into a sister community for where we were currently living. We were directed to apply through Approve Shield and were denied within a couple hours of application. When I first completed the application it asked me to not only submit my paystubs pdf but also to connect my bank account!!???? Lets start with the fact that I did not feel comfortable doing this and just giving my login information but since I had already spent close to 400 on applications I went ahead and did it. I I then received an email saying that my sisters identity could not be verified and I needed to submit additional documents so I re uploaded her passport only to get denied within 2 hours. I contacted them and they told me it was a credit history length issue, they said it was possibly because my sisters identity did not have any credit history at all but they were unable to confirm because they did not have access to this information. I my sisters identity and mother are both disabled and have NEVER had a job or credit history at all, they are always occupants on the applications not applicants but I guess this company does not care about this and even if one person in the household has no credit history you will get denied? I went back and forth between the leasing office and approve shield to re open the application to be considered, my leasing office wants to see the full disclosure report in order to see why it was denied to assist me with what needs to be done so I can get approved but a month later and several calls to approve shield I am still unable to get a copy of this report and no one seems to know why I was denied in the first place, when I called all I got from the agent was her asking me to read out loud the email portion that said they reserve the right to approve or deny applications bs .

      It is unbelievable that they say they are unable to confirm someones identity, where are they getting this information from? The identity documents were submitted and clearly never notified me that maybe additional documents could be needed? 

      why is there a reason to consider two peoples credit who are completely disable and never have worked or had any financial history in the country? One of the persons is mentally disable and has learning disabilities and the other person is physically disable and cannot work, therefore my father and I are the only ones who are responsible for providing. 

      any other community has allowed and gave the option to have adults as occupants and the other adults as the actual applicants. Do not understand why this comoany does this, it almost feels as  discriminatory policies.

      Scamm ApproveShield and possibly a potential place we wanted to move into. We live in ******** where it is no longer a law to require a security deposit to move in! Approve Shield is a third-party vendor that takes personal information such as bank statements last check from employer, credit history, report, criminal background rental history, PDF of everything also wanting you to link your bank account and waiting five days to give you the report unless you want to pay $200 to expedite the report that they send over to your apartment complex that will be the final determination of how much you have to pay in a security deposit in order to move in. I was approved under high conditions of only being able to move in if I paid $3900 on top of the rest of December month of rent which is $1600 plus the first month rent for January 20 25, which is 2600 so a total of almost $8000 to move in a property that only cost $2600 a month. I called and asked approve shield for the report and why I would have to pay so much because my income didnt meet the qualifications and , my two co-applicants credit scores are 650 and higher, including mine which is 789. The *************** property told me that they cannot give me the invoice that was sent over from approve shield to see why I was only approved under certain conditions. Ive submitted all my check stubs. Ive submitted my work information my bank information and I should and I do qualify I have never been evicted and no one ever even my two co-applicants. She said that she hadnt meant that for us but was not happy with the leasing office and how they had explained the deposit originally. I told her that we had no control over that and I would appreciate it if she would remove her review and she stated she would do so (not sure if she actually will).

      I am trying to apply for an apartment. Approve Shield wants to directly access my financial institutions and my companies pay system. This is a breech of my contract with my long time employer (but they do their own payroll anyway and aren't in the system). Also they. have access to my bank account which I regret clicking they can view. They give a 48 hour window to complete where it affects my housing yet they are closed during that 48 hours and no answer to any questions and no help.

      I put in 2 applications on 9/20. Downloaded everything! Im not sure where these people get their information but they sent a rental history verification to my moms old address where she have not lived in close to 10 yrs and where I NEVER lived nor was I on the lease. When I asked why would they do that and how did they even come up with these apartments? They told me I may have gotten mail there before. Which even so, I order things for my mom all the time as I do to my sister and nephews at different addresses. Yet yall pull an address from 10 yrs ago. On top of that I been in my place Im in almost 4 yrs and the complex I lived in prior to that sent them my rental verification although they are on my credit report as zero balance and prior to that I lived in the same home for **************************************** which I sent to them. They also ask for pdf check stubs but also wants access to ALL your banking info. I have two jobs one of which I get a check. They didnt want to hear it. I do private home health which is on my statement where the family send in to my account for months years but no cant use that. It is a scam and these companies need to stop using these 3rd parties. I just had the close my application. On top of that they keep text different things . I guess the looked my employer up and claimed they tried to reach out because it is a legit company, they then text if I have any contact info on the , I gave them the CEO business line who is also listed online they still coming up with different things. I offered to present a W2 still not enough. lol imagine that you are destined to be denied ! I offered to add a guarantor and was told to reach out to the leasing company to do that. Either way it goes they try their best to deny it seems they make money from application fees and denials.

      I am not being evicted my Firstkey. Also I sent you all 6 check stubs pdf most recent. 4 from ******* . To from the other. Weekly and bi - weekly! Was never informed about not receiving stubs and offer W2 for Toujour and contact info text that I have as well. I was just approved somewhere else they would have seen an eviction. I also reached out to ** to ask if they had received any request. So again information in valid. Even provided contact information for the company per you all request in text.

      The Point At Perimeter, a ***********************************, has hired a company APPROVESHIELD , to complete potential tenants rental application. I spoke with a Mr.Tra on Thursday Aug30th, because he called me to solicit my business during the call he promised a apartment in the price range I asked for was available for immediate move in and on the 1st floor, I told him I had to be on the 1st floor my disability, he also advised me of special apply today, get the first month free,rambling on about how this special helps tenants get settled the first month they move in ..wouldnt have to pay rent until the second month I told him I was looking to move in by September 5th. and he assured me that the first month wouldnt be due until October. Believing this I came in Aug 31st met with a *** Mar who confirmed she didnt know what ** * was talking about . There wasnt a property in my price range available for immediate move in and on the first floor, she offered me a property ****** more and it was on the second floor. Even being reluctant I sat in the leasing office and filled out my application. ** Mar didnt tell me I would have to wait 6-8 business days before I know if Im approved. *** and *** this approvshield company is closed because its Sat and Sun and Mon. Was Labor Day. I paid ****** for th application approval process. That hadnt started because APPROVESHIELD was closed, on Monday Labor Day I noted that this approval company DEMANDS access to your accounts, this is total NOT OK THIS IS A VIOLATION OF PRIVACY, . On Monday Sept1 Labor Day I sent this company Approve shield an email advising them not to start any application processing they emailed I can request a refund from office since the application was canceled before processing even began.. Im requesting my ****** refund and Now Im being avoided!! spoke with the assistant property manager ,Sept 10th ** **** who was RUDE, called ******* ******** at ************************************ left a Voicemail.
