Do not trust them. They are so eager to take a deposit. I asked them several times if the deposit was fully refundable if for whatever reason I didn’t want to move forward. Now they are coming up with different excuses like a 4 days period, canceling financial advisor appointment. Nothing discussed before. They will trick you into loosing your deposit. Very dishonest and unprofessional.LGI Homes

Hi Wendy, we're disappointed to hear you decided the home was not for you. Earnest money deposits are used to show that you are serious about purchasing the home. Unfortunately, changing your mind about the home does not qualify for a refund. In Section 5 of your purchase agreement, it states that this money is refundable if you are unable to obtain financing. This was the worst experience for me. I am a first time home buyer and it was extremely tragic for my family. We walked into the Ferris Tx office, were preapproved, found the home we wanted, loved it bc it was diff than any of the others around, started paperwork, and that’s when it all began. In the opening they had a bond program available for down payment assistance. Once we showed our bank account info, the bond program “ran out of funding”, started at 5% interest rate, ended up having paperwork at 7.25%. We started asking questions about foundation and irrigation and no answers could be provided. My husband is a builder so these are things he knew to ask about. Once paperwork was submitted we all of a sudden had to reapply in 72 hours bc a student loan wasn’t out of collections. We both knew this wasn’t possible, so we called and got verification that there were no collections. Once we told the seller, they informed us we were welcome to find another lot. The problem is, we had our kids involved, they were excited and it didn’t go through. We were not going to pick another lot bc we already felt lied too. They lie and do shady things. My realtor and lender now heard about their company name and automatically have them labeled crooks from past experiences. 100% do not recommend. God saved us from making an extremely huge mistake!LGI Homes

We review financing options with you at the time of your tour based on the preliminary information you provide us, but during your loan application the loan officer reviews your official documentation that you provide. During this process, there can be discrepancies that lead to not qualifying for all the programs. Interest rates will vary due to credit score and the actual program you qualify for - no longer qualifying for the bond may have lead to the increased rate. We are offering a buydown benefit at the moment, which may be where the lower number came from as well. We're sorry for any confusion and understand your disappointment with the situation. We purchased a LGI Ponderosa home in Brighton CO in October 2022 and have come to the conclusion that we have purchased a defective home. While the heat works great upstairs, the downstairs vents blows minimal to no air at all. We've contacted the heating company responsible and the local LGI people and 3 months later still no fix. While every other minor issue with the home has been addressed via the warranty nobody can seem to correct our important heating issue. We've had about 4 heating techs come out, they've installed dampers, adjusted the furnace and still no results. Now everyone has gone quiet and we haven't heard from LGI or the heating company in a month, I'm guessing they are hoping we just say forget it and live with the home defect. Meanwhile we have to use space heaters downstairs when it's cold which has our electric bill climbing very high. There are approximately 8 other Ponderosa newly built homes in the area, all are currently vacant, if anyone is considering one of these homes, check the heating system!LGI Homes

I think not having the people call me after putting 3 different requests in a period of 3 weeks was a bless. Reading all this negative comments here tells it all.
Last week some sales guy called and when I asked about how much money down do a I need to qualify for the low monthly payment, pasmen, he said he had another call and would return to me in a minute. It’s been a week now. And our entire conversation lasted about 35 seconds.LGI Homes

I'M Sorina ***** ,November 16 I left a check deposit 1,000 regarding to purchase a home then 3 days later I WENT back to see the home to have a second look and the Maneger just give me the key and hard in all the constructions there myself to find the home I find id its not for me that area ,canceled the sale and Im still waiting for my deposit back !!! I find the Maneger very rude and not honest tells me are kipping the deposit because I do not wanted to file the mortgage with them !!!! I find that really unexpected to force me to do it...Please solve this ,regards ****** **** *************LGI Homes

The houses at homestead estates are not built properly and they’re incomplete at closing and they will not fix your issues no matter how much you be patient and try to work with these people especially Austin *******. Torrey ******** the sales manager/vice president, Lori ****** sales representative, boe sales representative are not to be trusted and they will lie to get your money and try to threaten you to have to close on your house to get your money and move you into a incomplete house to deal with the issues yourself. Austin ******* is very lazy, incompetent, unprofessional, has no knowledge of his job and will try to manipulate you into closing on a house that’s still under construction and/or has many defects. He doesn’t provide any relief for your needs as far as construction/defects on your home and he will lie straight to your face repeatedly and make any excuse until you give in and go away and close on whatever they consider complete. He turns his incompetencies of his duties and lack of knowledge as a construction manager onto the client to do anything to save his job and make the customers look horrible. He’s discriminated against myself being a retired Air Force veteran and my dad also being a retired army veteran. Austin lies to my realtor Charley ****** and his wife on two separate occasions about the house being completed, Austin is a professiaonal scammer and con that’s needs to be under review and fired immediately! I know other real estate agents that have the same stories about these people and community! Lori ****** is very disrespectful and all about money, I’m from San Antonio and she said that’s where all your poor people live and I need to get out of there. Lori is very judgemental and threatening towards her clients and tried to threaten me into closing on a house that was incomplete. These people are not to be trusted and are straight up liars! I’m now a homeless veteran floating around looking for another home.LGI Homes

LGI homes are deceiving, they let you bring everything, pull your credit, said congratulations. They know that I was putting 10% down, when we were close for closing, they told me I need 20% and need to pay a $65k heloc I had on my old house or go FHA with 20% down so I won’t need to pay the $65k. And still have to pay MPI. I ask to bring a different lender, they say no.LGI Homes

Hi Karly, at the time of your tour, we prequalify you for a loan based on the financial information you provide us during the appointment. After signing the purchase agreement, you then sit with our preferred third-party lender to get approved for financing. During this process the lender reviews your actual financial situation using the official documents that you provide. Occasionally there are discrepancies in the preliminary information provided during the tour and the official documentation provided to the lender, or additional factors that our team was not aware of are brought to light. These differences can affect what financing options you qualify for. We understand that this may be frustrating, but we have no control over what the lender requires after reviewing your detailed situation. The landscaping is horrible nothing but big holes in the grass. One of our bedroom doors they broke a piece and glued the piece back on the door. The company will call you a 100 times until settlement after that you don’t here from them at all. They pieced the aluminum siding outside we were told it would be fixed and it’s still not fixed. The sliding glass door falls off the track all the time as it’s a cheap door. Stay away from this builder.LGI Homes

Don't get fooled by LGI HOMES sales people !!! They are eager to take your deposit but not so eager to refund your money if you change your mind the next day. John at 5th Plain Creek Vancouver WA has been giving me a run around for past 3 weeks. Finally I have decided not to beg for my money and hand the matter to Secretary of State Consumer Affairs and the Real Estate Commissioner Washington State. Stay away from this thugs !!!LGI Homes

As outlined in your purchase agreement, the earnest money deposit is refundable in situations where you are unable to obtain financing for the home.
