This is my third home- never in my 76 years on this earth have I experienced such shoddy work,numerous excuses and upon a yearly check up on my HVAC system- was told it is not big enough to service this size home!!!!! If someone mentions lgi homes- run in the opposite direction! Whoever is doing inspections on these homes needs to go back to school!LGI Homes

me and my husband were working with Leo in the Bolivia location and he had a plan for us and was going to help us with the process of buying our first home. We had reach out to him on a sunday asking if we could view the homes bc it was never offered while we were there discussing income and credit. never received a response from him. I tried to send him a message a week later and no response. My husband also tried calling him. Nothing. We were soo excited to buy a home and thought that Leo was going to help us out during this process but then he just ditched us and stopped answering our messages and texts. We took this as he no longer would like to work with us. This was very disappointing as first time home buyers!LGI Homes

The flyers they send out are lies on the payments. They look at your credit and then they tell you they won’t even consider you even if your score is where they can work. Then they tell you that you have to make a certain amount before doing anything. It was a waste of time. Online they say they will help you get to where you need to get a home. But the people at the houses area say they can’t do anything and won’t consider anyone that doesn’t make at least $69,000 a year.LGI Homes

Hi Nick, our advertised payment is based on the P&I payment of our most affordable home available, as outlined in the disclaimer on the flyer. There are several factors that are looked at by lenders when determining what loans you may qualify for and these include credit and income. When you do not meet the requirements, we do explain where the reasoning for not qualifying and when possible, provide next steps. According to your review, we communicated that income level was the reason for not qualifying. We understand that it is disappointing, but we do not set the qualifications. Horrible experience, could never get a straight story from anyone on the buying experience. My sales lady would say one thing is the problem, then we would talk to the manager and it was something else holding up everything. **** ***** was the worst part for financing, gave them everything they asked for and we had no help nor guidance. Eventually the loan coordinator called and said “she dropped the ball” and didn’t get our paperwork to the underwriter in time. Lost the house and we are heartbroken over it.LGI Homes

Poor quality materials and workmanship. I bought my home in the *** and moved in 7 months ago. The first night the air conditioner didn't work. The onsite project manager told me it worked fine and I did something. When the AC company came they said it wasn't possible it was working because a wire was damaged during installation. After having a plumber out three times to deal with toilet issues I finally paid to have new toilets installed since then not a single issue. The new toilets are basic **** ***** nothing special which tells me the LGI toilets were a low budget option. Didn't put in the incorrect breaker for the stove. Wasn't able to use the oven and stove top at the same time. The breaker wasn't larger enough and when it was switched out the wires were fried and the area was black, huge safety issue. 7 cabinet doors have warped. They replaced the 7 doors and as they were installing the new doors the contractor was saying "oh these doors are warped also" Within 5 days of new installation 3 doors are severely warped, 1 door has a 1.5" gap and another has a 3" gap. Their recommendation is to wait for the weather to change and maybe they will go back to normal. First I don't want warped doors half a year, two the warping is so bad they are not going to look new again. They then offered to put 1/2 doors in, not an option. I suggested they have someone install cabinet magnets or latches for inside the cabinet. I even looked them up on **** ********** the latches are $1.75 each. At this point no response just warped doors. They also admitted others are having the same issue. Confirms the low quality materials they install. Again, 7 months in and I have bulging/warping walls were the drywall sheets meet. I am hiring an inspector to do a complete review before the end of the 12 months, I expect to find water issues. I will say my warranty contact is a really nice person and I believe she does the best she is allowed to do but LGI ties her hands.LGI Homes

As first time homebuyers we moved in our new construction home Nov. 2020 in Granite Quarry, NC. For starters they advertised the location of the new subdivision to be in Concord, NC which a LIE. It was an additional 20 min drive totaling 45 minutes from where we lived, VERY misleading. Once we met with the LGI team they sold us on all these “great” amenities that would come with the new development, a waterpark for the kids(turned out to be a regular park built about a year later with a "splash pad") and a walking trail that would go around the entire neighborhood(NEVER BUILT). There were a lot of empty promises made by LGI. We started experiencing problems within the 1st year of living here, our fridge went out completely forcing us to make a large purchase for a deep freezer to save what food we could. When contacting whirlpool we were told that they showed we purchased the refrigerator in 2018(the home wasn't built until 2020 so how is this possible?)We were under the impression that all appliances and equipment in our homes were band new, apparently that was another LIE. After the fridge, our A/C stopped working that summer. Following the A/C repair, our kitchen faucet started leaking and required repair and to this day still leaks from time to time. Fast forward our heat went out the week of Christmas 2022(Christmas Eve to be exact)This was recorded as the one of the coldest days of the year and according to our documents the warranty on the unit was for 2 years only. Our home makes noises like its 100 years old. When we walk in our upstairs master bedroom and bathroom you hear LOUD popping and creaking noises like the wood is not properly placed. It’s so many things and imperfections that if I knew what I know now back then, we would have NEVER moved forward with this builder. Their homes are built poorly with faulty, old, refurbished equipment and appliances. LGI makes promises they do not keep. Please BEWARE if you are thinking of working with LGI. 0 STARS!LGI Homes

We pride ourselves on our transparency and are concerned that you felt mislead by the promised amenities. Unfortunately, with the community you are at now sold out there is little we can do to investigate what occurred, but will use this to improve moving forward.
We do not know where Whirlpool obtained that purchase date, but the appliances that are installed in your home are new. During your New Homeowner Orientation, we do provide instructions and documentation on how to register your appliances with Whirlpool. If you had registered your appliances, the warranty would have begun from the day you closed on your home.
Every LGI Home includes a one-year workmanship warranty and a 10-year structural warranty. As you have alluded to, many items do also include a manufacturer's warranty, but those are not controlled by LGI Homes. We take great pride in our homes and each home undergoes several inspections throughout the construction process to ensure high quality. Owning a home requires maintenance and upkeep, but we do recognize that unexpected issues are frustrating. After a storm the exhaust vent covers flew off the house! They Intentionally used deception by using extremly short screws "that wont even penatrait the covers" in provided screw holes and glued them in place! And 2 long screws thru the vent sceens and sandwiched between the vent pipe and mortar! So basically they just used silicone to glue the covers up and make it appear that it was done properly! Now im concerned about how many other things they might have done incorrectly!LGI Homes

No Warranty service for 3 weeks after Purchase
I really hate taking up your time, and I hope that this email reaches you or someone that can help us out. We bought this property new a couple weeks ago, I went in with my VA Loan already approved
And we looked at a few houses and found one we liked. Well, all was well until it seemed the North Port office did not want me to use my military loan but instead go with LGI financing instead. A salesman with the name nick just beat me down on text messages for weeks about how we should go with their loan people instead of what I already had approved.
We went to closing but it wasn’t all happy days and balloons, we felt like nobody was there to help us, paperwork was formal, nobody really went through the paperwork with us, they just kind of said here’s your folder, keys have fun.
Contractor did do a walk though , not much was explained, I have hired people to come over and explain the well system, etc..
Main problem, the rainbird sprinkler system does not work, 3 weeks now, I have submitted 2 warranty service request and no answer, no phone calls are getting through and grass and plants are dying.
Myself and my wife both work a lot of hours and we purchased hoses and sprinklers to try and save what we can on the nights we are home..
Hate being that red headed stepchild in LGI’s world..lol

The process to purchase my home in saddle ridge was great but the hoa and all these extra fees is not they say it was in our contract but did they go over it let alone allow us to read this
Why are we paying in total 1300 for hoa fees and amenities
It went from
$400 to $600 jan 2023 then an additional $696 which is 58a month FOR WHAT?! They are robbing us

Deceptive practices, false promises they could not deliver on. Spent hours driving back and forth to this community submitted all my documents and was told I was approved upfront by sales rep. Even received emails from the company congratulating me on my new purchase. Now after leaving earnest money deposits and them running credit multiple times they are telling me they need more income or co signer. What a joke. I sent an email to upper management which was completely ignored no call or email back. Awaiting my funds back in the mail now.
