Worst company to use. STAY AWAY!!! This is not a service based business. Its unethical and unorganized and good luck getting someone on the phone that cares. Everyone Ive spoken with is very unprofessional. Theres nothing worse than a customer service representative who hates their job!!!I am absolutely disgusted by this company.

Worst. Bunch of criminals. **** of America sold my loan to them and In less than a year, they jacked my monthly mortgage up $70. No notice in the mail. But even that still doesn't explain how a mortgage payment that for 16 years never varied more than +/- $20 all of the sudden increases by $70. Taxes didn't go up that much in our working class neighborhood. It should be illegal for them to buy anybody's mortgage. Bunch of crooks which accounts for their having such low approval ratings across the internet.

SPS makes the statements so difficult to read. They say I'm months behind, yet they are holding three months of payments for no reason at all. When I call, they say they have to review the file but nothing changes. They are charging me $5,000 interest for one month. Nothing makes any sense. I hate this company. Their only goal is to foreclose.

I was in the process of submitting paperwork for loan assistance with SPS. For every document, there is always questions from SPS. For paycheck stubs, there would be questions for every deduction on the stub, questions on net & gross differences, questions on differences on one paycheck stub to another. There would be questions on bank account statements. These questions on the documents are not listed on SPS customer account record, instead you have to call in every time the document is rejected. So you have to re-submit documents every month, and then same questions would come up again & again, then you have to re-submit documents again & again. It was an ENDLESS CYCLE of SUBMITTING ********************** until you RUN OUT of ********** put your house in FORECLOSURE.SPS only want to put your house in FORECLOSURE.I do not want to put any star rating, but the website need you to do star rating before it can accept your review.

Our loan was sold to SPS and it has been a nightmare ever since. They raised my monthly payment amount by almost $2,000 claiming an "escrow shortage" even though I don't even need to have escrow on my account. Several months and phone calls later and they are still giving me a hard time about removing this very UNNECESSARY escrow. Their customer service department gives conflicting answers and they always claim to have "not received" documents. One time they didn't apply a check payment that I sent in and dinged my credit for 30+ day late payment even after confirming that they did receive the payment but had been too short staffed to apply it. It was a whole process to have the incorrect credit reporting removed. Dealing with them is an all around nightmare, they are predatory and not customer centric at all - refinance if you can!

I believe my 2nd mortgage company is ripping me off. For the entire year of 2022 they've only applied $1,046.55 to my principal while applying $10,184.16 to interest. At this rate I'll never get my balance of $92,259.26 paid off. It seems they plan to keep me indebted to them for the rest of my natural life. This company is the absolute worst. It does not matter when your payment is due, they will process your payment whenever they feel like it, and most likely a week after you have made the payment, in the hopes that your payment does not go through, then they can charge you more fees on top of the $15.00!!! to run your payment through the Bank, not a credit card payment, but a direct payment through your checking account, which should not cost you a dime! I registered a complaint with the BBB and they followed through by contacting this company, and the company responded by dropping their ridiculous online fee to $5.00 for a week, and then jacked it back up to $15.00! Chase Bank unfortunately sold my loan to this horrible company and there have been nothing but problems ever since. If your loan winds up with them, get out FAST. Move your loan ASAP! If you are thinking of using them as a choice, do yourself a HUGE favor and do not do that! You will regret going with SPS. (I wish there were negative star to rate with.)

Beware!! My husband & I were unfortunate enough to have our 2nd mortgage sold to this nightmare of a company & if we'd have known then what we know now, we would've refinanced elsewhere immediately. SPS is just a predatory company who wants to default on your loan & take your house because that makes them more money. They do everything they can to make it difficult/impossible to pay them off & it's outrageous! To make our VERY long story as short as possible, it took my *********** 16 phone calls to SPS's script-reading & completely unhelpful customer service ***** over the course of 2 months just to pay off our loan. We could not get SPS to take our money, which is just absolutely crazy! We were given a payoff amount of about $8,500, good through January 8th & told that SPS's "preferred method of payment" was to mail them a certified cashier's bank check. We did exactly that & SPS received our cashier's check on January 3rd. Now we're thinking we're all set, but, boy, were we wrong! On January 9th (yes, the very 1st day that our $8,500 payoff amount is no longer good), SPS destroyed our cashier's check because they had not processed it yet, for inexplicable reasons that no one ever gave us an answer for & now our payoff amount increased by almost $200... WAIT, WHAT?! So, after a huge hassle with our local bank who wrote us the cashier's check that SPS destroyed (local bank doesn't allow a stop payment to be put on a cashier's check for 90 days, but thankfully, they were sympathetic to our insane SPS **************** credited us back our $8,500 early). So, now our new payoff amount with SPS is about $8,700, we are NOT about to pay them ANY more than that & we want an alternate payment method. SPS now tells us we can send them a wire transfer, but then it took 7 out of our 16 total phone calls to customer service just to get complete & accurate info. to sucessfully send them this wire transfer. Our loan is finally paid off & we're so happy to be rid of SPS forever!!

First, I want to make clear I pay my payment every month on time for years. I have an insurance claim for damages done to my home on Jun 23, 2022. In the beginning, SPS indorsed the insurance checks and sent back to me so that I could pay the contractors. Suddenly, when the next set of insurance checks come ($39,000) SPS opens an escrow account and holds the money. When $24,000 is requested to start the next step of the project, they send an inspector to the job and determine the money hasn't been appropriated correctly (made up delay on their part). This results in another inspection only to pass without issue. Check for $24,000 is on its way I am told- 3-5 business days to process. I don't have the check 2 weeks later. I am told they made a mistake and issued a check for $12,000 but it didn't leave the building. Now, I must wait for them to redeposit the 12k and for it to clear, before they can issue the $24,000. That was 3 weeks ago and, I have been informed that it still hasn't been redeposited. A check that could be *********** up. voided. I can not get past the gate keepers to get a manager. Managers return calls per email request from a gate keeper. Twice I have made this request. The first call to me from a manager disconnected as soon as I answered. The number they call from has a recording that it does not accept incoming calls. The second manager calls me at 7:30pm only it comes across my phone as spam. I didnt answer and was left a generic message with the phone number to their auto system that will not connect to a person-ever. It will hang up on you. This is a crooked company using my money (probably in an interest baring account that I have requested the statements of twice and been ignored) They havent any intention of releasing the money to me because they are using it as investments- probably losing investments, and so they wont give me what is mine. Horrible company no stars.
