On 5/6/24 I had Michael and Sons perform an AC tune up on two of my AC units at my duplex. Apon completion of the tune up I was told everything is operating fine on my AC units. On 7/1/24 I had to perform an emergency repair on one of my AC units costing $968.00 because all my freon leaked out of my system due to someone putting in a wrong size s**** into a cover panel on the outside unit and screwed into my freon line. I call ******** and Sons about the issue because they are the only company that had been out last to service my system and they said that because it had been two months they are not responsible for the damages. My AC system is 4 years old, and I have never had a single issue with it. I get my systems serviced regularly every year and this is the first time I have had an issue with it, let alone that someone screwed a wrong size s**** into the cover panel damaging my system. I have pictures from the other service provider showing exactly where the damage came from and the s**** that is the wrong size. I am concluding their tech lost on one of the screws and tried to put in what looked like a replacement s**** but inadvertently damaged my freon line because like I said before no one outside of them have touched the system until I had to pay another company to repair the damages.Business Response

We are sorry for your concern. Our labor warranty is 30 days and you are well past that time frame. The freon is under extreme high pressure, if a nail or s**** punctured the line it would be empty within a couple of hours.

After completing a service call last year I decided to take them up on a ************** plan. They come out periodically and check your **** and see if you have any electrical issues, and they would fix it. They last came out in January and the young man spent time with the unit outside as well as up in the attic, he told me the heat was working very well Reassessing my budget I let the service go in February. On a warm day in May I turned on the air conditioning and it did not work. I called the company that installed it. The original installer came out and said my Freon had leaked and it would be $1;000, To repair it. The **** unit is only three years old theres no way it ran out. ********************************** man was the last person to touch it. When I called about it, they offered the regular $49:00 fee and Then they would assess the charge. I believe they drained my Freon and I being taken advantage of. .Business Response

I am rejecting this response because: The same pictures except the pipe threading on the drain pain are the initial pictures taken first arrival to my house. These pictures served as proof that my drain line was clogged. On the tech second return to my house .. she could have taken the exact same pictures but she didnt All Im saying is if she unclogged the drain line WHY were the conditions the same?? I reject Michael and Sons settlement offer. I do not plan to ever do business with them again.

Pipe was not tight because the thread portion of the drain pan had a crack in it the true problem I requested a refund through 2 on the receptionist at Michael and Sons.. Cant talk to the people who could approve a refund. No the receptionist is the middle man. Receptionist informed me that the test that was ran was needed and my unit was out of warranty.. No test was performed. The initial techs assumed that my drain line was clogged and it was not There fault!!! So I didnt get a refund, Im out of $304 dollars and I still have a water leak.. the initial issue **************** did not care about a satisfied customer.Business Response

We are sorry for your concern. We did find a clogged drain, We had to use a vacuum to unclog it. We then tested to see that is was clear and it was. The unit has a lot of rusting and that caused clogs in the drain lines all the time. The unit has a rusted our drain pan and a crack in the threads. We recommend replacing the system. We are happy to use all of the money towards the replacement of the system. In fact I will be happy to give you $500 off a new system but we cannot help with a replacement due to your systems condition and age. You had multiple issues happening with yours system and a diagnostic is a process of elimination to an issue. Thank you

Please note in reference to my complaint #********, I need clarification from Michael & Son Services *** based on their reply. To correct the problem, they created it is going to take more than help reinstall paneling.
When Michael & Son Services *** came on Thursday 04 25 2024 for the dying out / air mover process to take place, Michael and Son removed and disposed the below listed items due to mold damage, mold, and decay.Listed below are the items that will need to be replaced by Michael & Son Services ***.
Michael and Son removed and disposed of the support wood foundation due to wood decay; need to be replaced.
Michael and Son removed and disposed of the installation, wet damaged and moldy; need to be replaced.
Michael and Son removed and disposed the following the baseboard, molding, and trim; need to be replaced.
Michael and Son removed and disposed of wet paneling; need to be replaced.
Michael and Son removed and disposed padding under the carpet; need to be replaced.
Michael and Son peeled back the carpet to remove the effected padding, The carpet has mold encrusted around the edges; need to remove the affected carpet, if it cannot be cleaned properly.
If it would help to get this work done in a reasonable timeframe, I would be very willing to get two estimates from other companies and submit them to Michael & Son Services *** for payment for total resolution of this problem completion. Also, in your response does a plumber need to come back to reassess if your plumber can fix the issues, I have listed above I can provide a date.

I currently do not own the air conditioning unit. I am leasing it. I have attached the contract. The air conditioning company did not tell the company that the unit was too small even though they knew this. I am not an expert in **** nor is the rental company and the rental company went with what the **** company stated. I also have asked for the original quote from the company and they refuse to provide it.o come out and do a manual J Calculation on my home. The original salesman did not do one. Apparently no one knows how to do it. My system is also still under warranty. They also want me to get a quote from someone else stating the size that the unit should be! We replaced like for like equipment meaning we did not change the size or tonnage compared to what you had originally. You keep telling us you had someone inspect your duct work, please send us and the BBB their detailed report. We have invoices that clearly state that we advised you about your duct damage and the need to replace your duct work. They are trying to excuse employees that are not trained in accurately assessing homes for HVAC system needs. No one has even offered to provide a manual J calculation and its because none of them know how to do one. THE ORIGINAL UNIT WAS NEVER USED BY ME BECAUSE IT STOPPED WORKING BEFORE I BOUGHT THE HOUSE AND WAS NOT TOLD. I NEVER USED THE ORIGINAL UNIT. I am fustrated with repeating that over and over again. I have proof of that too but I can only attach so many documents. I requested to see the original estimate that the sales person provided to the leasing company and they refuse to provide it. The leasing company made the contract on the basis of what the contractor stated. I also attached a picture from the upstairs of my home. Recommended service was an electrical panel replacement on 10/2023. The service guys cut my gutters and moved my electrical panel and BGE meter outside. This job resulted several alterations to my home, these alterations were not mentioned in the initial visit. My gutters were cut a Sump Pump pipe broken and large wooden post placed in my backyard all for this job to keep failing inspection. After 7 months of alterations, loss of power to my home and interrupted work schedule the company feels it fair to still charge the full price.
We are sorry for your sump pump pipe, We are happy to help with that. If you gutters are in the way of the electrical panel and lines we cut the gutters. The wooden post was per BGE and we did not charge you for the post like we would any normal customer. We do not compensate for mishaps and mistakes that can very easily happen on a job. As a courtesy we are happy to help you with a $500.00 discount. Thank you

1. The post was never in the original contract - Exactly we did not need it. The power company had us install it. You are welcome to communicate with the power company about that issue.
2. The work had failed inspection 5 times. - Yes it did, Nothing in our contract states we would not fail inspections, We are at the mercy of the county inspector. We will continue to make any inspection corrections that county needs. We cannot keep up with code changes for all counties that we serve. It would be literally impossible.
3. This job has been going on for 6+ months - We need to visit once more to make the corrections and that should be the end of it.
4. My home was altered and there were damages on more than one occasion - We can help with any damages like I had stated multiple times via phone and email.
5. You guys are supposed to be the experts why does the job keep failing Im being charged almost ******* - We have no control over codes, code changes, and or the interpretation of the code for that particular inspector.

Your contract states any additional work other than what was stated in the original contract calls for a new contract.Again , that never happened. I was lied to about them a service person being present during inspection to ensure it would pass. I dont want your service man to repair any of the damages. I want 30% of the original price, a service person at my inspection, and cancel my home agreement with Michael and Son. We have been beyond patience with your company. 6 months and 5 failed inspections is unacceptable regardless. Again, my service shouldve been better for the amount of money charged!!!

I am rejecting this response because: the company never reached out to reschedule the 6 inspection repair. We were told that the company was supposed to reach back out to us to make the updates and schedule the inspection. Im also waiting to hear from the board of electricians .

I contacted the financial company who services the loan for Michael in July. The lender gave us a credit to hold the account until ******************** and Sons made the repair, the lender also informed me they would encourage the company to reach out. *********************** the customer service representative never called. I do not want a store credit, the company wants to charge full price for poor service. Ive dealt with many companies and never have I experienced a problem like this. 6 plus months to update my electric box, 5 failed inspections back to back, along with property damage.The contract was breech, a 10ft post was placed in my yard which was never in The original contract. No one in my neighborhood has an ************* the yard, that post is going to decrease my property value. And Why would I accept a store credit from a company that is operating in this fashion. They told me the original workers no longer were employees of the company, that was a lie. They said BGE told them I needed the post that was untrue the country gave them that information. If Michael and Sons want to charge expert prices they should provide expert work !!! I was willing to work with them until the 5 th failed inspection. Enough is enough!!!!Customer Answer
