      evil company, they are poisoning us with chemicals and they let a rotting corpse fill our building with decomposing gasses for weeks while they ignored complaints from multiple residents

      they finally found the body and removed it after it filled our building with the smell of rotting human flesh and insects

      they ignored complaints for weeks while this person was decomposing inside their unit

      there are so many horrible problems with this place.

      roaches and fleas are everywhere

      they buy fake reviews on google, they engage in massive consumer fraud

      This company sent me a letter claim that I owe them application fees for an application that was denied with a retaining fee and due to the application denied we were refunded the retaining fee but not the application fee yet they are just now over one year later abut a application fee but when I tried to reach out they will not respond.

      I would not recommend this community to live in. Built-in 2017 and is still having cockroach infestation in all lower units and ants. The water is not potable, and we had to resort to bottled water service. They are double billing the water as hot supplied to the unit, the water heater is housed in the unit and we already pay for the water and gas, electricity as part of the utilities.
      Our unit hasn't had hot water since we moved in six months ago. Trying to work with the office in Virginia is a nightmare. We have gathered enough signatures to start a class-action lawsuit against
      the Avalon communities in California.

      Although I had a positive experience with Avalon Marlborough community during my tenancy, my opinion changed after I moved out. I believe how management treats tenants during move out is a crucial factor in assessing one's renting experience, and unfortunately, Avalon Marlborough did not meet my expectations.
      During my move-out walkthrough on 3/1/23, I pointed out some staining and dirt marks on the carpets. The Avalon employee informed me that I should not try to remove the stains myself as "tenants usually make it worse" (that is a quote), which I found unusual but followed his advice. Later, when I received the bill, I was shocked to see that I had been charged over $800 for carpet damages. I was charged for ripping up all the carpeting in the apartment for some grime in the living room that I could have cleaned myself, despite paying an additional $170 for their Clean Sweep program. I feel as though they used this opportunity to remodel the unit, as the manager described the carpeting as "old" when I spoke with her.
      I acknowledge that there was some dirt on the carpets, but I would have liked to have had the opportunity to clean it myself and not been given a clear directive by an employee that I shouldn't even attempt it. The information provided to me by Avalon staff was inaccurate, and I feel misled. I relied on their advice and ended up paying a lot of money for damages that I could have possibly handled myself very easily.
      As a renter for over 25 years, I have never been billed for damages like this. I believe this speaks to the character of Avalon Marlborough and AvalonBay Communities in general. While there may be provisions in the lease that justify their actions, the lack of transparency and misguidance from their staff have left a bad taste in my mouth. Therefore, I can no longer recommend this community or company in good faith to others. As a renter, you have choices, so I urge you to consider whether this is a community you want to deal with.

      Unfortunately this property is the epitome of putting lip stick on a pig. With years of crime on the property, homeless encampments within the property, constant stolen goods, car break-ins and property damage; this property has truly lost its responsibility to its residents to provide a safe space to live. This doesnt even begin to cover the scam that is the actual property - which has fake AC vents, black mold issues, faulty fire alarms, constant trash issues around the property from broken glass to an obscene amount of dog f**** And once its time to move out, the office at AVA Studio City will do everything they can to scam you to take as much money as possible; from hidden fees, dishonest resident managers, and incompetent inspections. What was once a beautiful and respected place to life has turned into an actual h***

      I will never live and do not recommend that anyone live at an Avalon bay property. We lived at Avalon Towson in Maryland and the entire thing was a horrible experience from move in to move out. Upon moving out, we were wrongfully charged for Conservice utility bills that we ALREADY PAID in our monthly rent statements (Which I have joined the class action lawsuit for, btw). When I questioned the charges, I received a call from a very snotty and rude employee saying they were going to send me to collections, even though she was not able to adequately explain the charges. I eventually paid to avoid getting punished. But then, over 80 DAYS after our lease ended, I received a bill for over $100 in "damages". In the state of Maryland, its the law to charge these within 30 days of lease end. Also, there was no itemized statement of what these "damages" were. I called and challenged them to dispute the charge, as we had proof that we moved out with no damages, plus they were past the 30 day mark. They ended up saying the damages were really a cleaning fee because the cleaning wasnt to their "standards". I requested proof of this, as we left the apartment spotless. Still did not receive proof. These "damage fees" are large enough to scam people out of money, but small enough so people wont take it to small claims court since it would cost the same amount to file. I strongly feel this charge is retaliation because I challenged the utility charges, since I only received this bill after I fought them, even though I paid. Avalon Bay is an absolute scam that uses extremely sketchy business practices, and I regret ever being a customer/resident of theirs. Shameful!

      I moved into Avalon Esterra Park in January of this year. Since February, there has been constant noise coming from the apartment directly above me. The management at first claimed no one lived there. Then, when I went to investigate, I found someone there whom I told to stop making the harassing noise. She said nothing and has continued to make even worse noise. I've contacted the Redmond police, and they have stated that they will do nothing about the problem. I have contacted management, and they have stated the same thing. Meanwhile, this person upstairs continues to harass me with horrible noise. She seems to be supported by the apartment community and the police in her activity. So, I do not recommend this apartment building since this could happen to you too.

      Avalon Hunt Valley might as well be made out of paper mache with how easy it is to hear every activity of every neighbor. This building is so flimsy that just about everything from doors to footsteps to everything else that you might think to do in an apartment will rattle and shake your walls, floors and furniture. Management has done nothing to address these issues, even calling them normal and expected and if tenants don't want to deal with them "Avalon may not be able to proved the level of quiet you need". Officially they'll tell you to either deal with it or leave. 10/10 service.
      Unbelievable that this is a several thousand dollar a month apartment when I've lived in sturdier buildings for a quarter of the price.
      None of that is to mention the elevators and hallways constantly smell of animal feces and urine due to the number of residents that allow their pets to relieve themselves inside public areas of the building. The whole third floor hallways is covered in piss stains.

      This company is a scam! Do not rent from this community! I experienced discrimination, a lack of communication, and lost my security deposit after applying for an apartment that was not even close to what was advertised online!

      I would give no stars if that were possible. The maintenance staff is good which is great because everything is old, substandard and constantly breaking down. The complex office presents itself as staffed. In fact while the do have hours posted, they are often closed. Tenants are told to call.”customer care”. Unfortunately, they often didn't return our calls. The property is landscaped but is serviced by a company that knows how to mow but doesn’t have a clue about how to properly maintain bushes or trees. Everything looks shabby. For all this we paid $5,300 per month. The entrance lock from our garage to our apartment was broken for months because the key system used by the property was defective. They were unconcerned that our apartment was not secure.
      Because of all of the above we decided to leave before the end of our lease unless we could be assured of better property management. We were told we could expect a 30% increase so we opted to leave early. To move before the end of our lease they charged us over $3,000. Once we we’re out we received a bill for more than $2,000 to replace the carpet due to pet damage. While we do have a small dog, he is house broken. We also had area rugs throughout and hall runners.
