      We love living at eaves Lake Forest. Our maintenance gives attention to detail!
      All of the staff show support for each other and work as a team.
      We are blessed to call this place our home ??

      had a water flood and the avalon yonkers did not respond as we thought they would. Poor communication. unable to stay in our apartment. no water no lights yet they expected us to stay. spend over 2 weeks in hotels and the refuse to reimburse us or give us credit. this place is a joke. everyone does what they want. cars get stolen A LOT ! the Pool is overcrowded with ppl that don't live in the community. management is joke. everyone is smoking in the building that is "smokefree" dog peeing in the elevator. packages getting stolen. this is a good looking hood project. they lowered the credit score to 575 and no income requirement. its a shame its sooo beautiful and its not a pretty dump!!!! DO NOT MOVE HERE, I WILL BE LEAVING SOON AND I CAN NOT WAIT. RUNNNNNNNN AWAY FROM THIS PLACE

      Absolutely terrible! I was in the process of applying to one of their apartments in Los Angeles two months ago. I didn’t finish the application because I had already found another apartment. I didn’t finish the paperwork but I received an email that said that I would need to pay $150 for the application fee and an additional $500 for reservation charge. Never was I informed throughout the process that I would pay this balance! I didn’t even complete or submit the application and they threatened me that if I didn’t pay the remaining balance that they would forward me to a third party collection agency! I was absolutely appalled and had to pay against my own will!

      This company will not not hiring African Americans in the porter and maintenance positions in the LA area I've applied and had interview with 3 different managers one interview on zoom and two interviews on the Same day different locations.When I had my inperson interview there maintenance manager Carlos had me wait 40 mins while he walks around just without the care that I was there for a job position I'm pretty qualified for an the first thing he said he preferred too hiring people with no experience then he sent me too meet another manager at a different location these guy gave me the run around and I noticed y'all of people for the position I've applied for was Latino this company should be ashamed and of their hiring practice in the Los Angeles Area,

      Horrible! Run as far away from this company as you can. First, the utilities. I paid all my bills billed to me and then a month after move out, I was charged for a full month of utilities again. When I inquired about the charge, I was told it was related to pre move out. I tried to verify this, because I was certain this was not the case and the lady on the phone told me "I don't mind to be looking stuff up" and that she could explain everything. Rude. I told her I wanted statements. I was only emailed the last 2 months. I went back through my payments and statements from my resident portal, and it wasn't adding up. So, I called again and requested all billing and payments (because my resident portal didn't give me access to my first month). The statements I was sent don't match my payment records. I also disputed a reglazing charge. She said that if they have a photo, they don't do disputes. I asked for the photo, and the tub didn't look bad at all. When I called back to bring this up and that Virginia law protects tenants from charges due to normal wear and tear, I was told that they now have 2 photos (one for each tub). The photo was very blurry, and with many shadows from the person taking the photo. The tub didn't need a $200 reglazing ( not to mention the additional $105 I was charged for cleaning). They will try to get that full months rent through all their move out charges. During our time there, I was without a dishwasher for a month. This was a very important amenity to me when I selected the property. After week 3, I went to the office and the maintenance guy told me to just wash my dishes by hand. Like I'm not paying almost $3000 a month for an apartment that is supposed to have a functioning dishwasher. Then in the middle of the lease, they increased the trash charge, blaming residents on excessive trash. But, random neighboring communities used the trash facility that they never secured. We pay them enough to do their job.

      NO!!! NEVER RENT AT AVALON WOODLAND HILLS, CA. THEY DISCRIMINATE AGAINST DISABLED RENTERS-ME, CONSTANT ELDER ABUSE and INCOMPETENT CRUEL IDIOTS running this Apartment Complex- WHERE DID THEY GET THESE PEOPLE WORKING HERE.

      I'M A DISABLED WOMAN. I've lived here for years. It's so expensive here. And so Expensive to move. I pay every month on time. I follow the rules. But, ELDER ABUSE is how they treat me with the issues here. PAPER TRAIL!!! PAPER TRAIL!!!! NIGHTMARE!!!

      SHOWED RENTED APARTMENT TO RENT!
      I wanted to Transfer to a new Apartment without carpet for my health. I was showed one. I was never told it was RENTED. I was led on for WEEKS that the Apartment was AVAILABLE. And I should fill out the Lease paperwork. But, nothing to click on in the emails to print out the papers. PAPER TRAIL! PAPER TRAIL!
      I called movers, got everything ready for the move. I WAS NEVER TOLD THE APARTMENT WAS RENTED. It's sick here!

      CONSTRUCTION HERE last year they moved me. Their Idea And they Paid for it, $6,000. Not what the papers I have showed. They Lied, they stole and broke many of my things!!!
      I was told that everything would be put back up the way it was. They LIED 4 months later nothing was put back up. A mess here. Many calls, Many emails and finally the Apartment was put back together. A Nightmare here!
      I'm a Prisoner here. I use a Walker and with all the Hills here I can't get anywhere not the office, the pool, the gym etc.

      Another reason I wanted to move to an Apartment I could get around. Another SICK GAME! wit

      Now they WERE changing the Damaged and Dangerous Kitchen Floor. Their Floor. At the last minute if I don't sign a paper they won't do it. The HELL with Them it's their Apartment. No Maintenance Here???

      Don't do it. I would never recommend Avalon to anyone. Before we moved in we filled out the move in checklist noting all of the damages. When we moved out they are charging us for these damages even though we have proof, and provided proof! They took our deposit, we paid a cleaning fee and they still tried to charge for the stove being "dirty". They are robbing and scamming people. Just don't do it. Don't move in any Avalon communities. They are very rude people to deal with.

      I'm not one to leave reviews - good or bad. This will be the second review I have ever written towards a company.
      Living at one of their locations in Southern California was a dream come true! The neighbors were friendly, minded their business and hardly made any ruckus. In fact, the leasing office employees were so helpful when I was approved for my unit and also very informative during my move in day. Everything was perfect*.
      I was informed that I did not have to pay for my water bill. However, I got an email from conservice regarding a statement. I contacted the customer care line. They advised that they couldn't access my lease agreement and to reach out to my leasing office. Which I did. However, the leasing office then advised me to try contacting the customer care line. I clarified with the leasing office that I had already spoken to the customer care line and that they were the ones who instructed me to contact them. This will be a common occurrence during my time with them. A back and forth game between their customer care line and the leasing office. Not one of them providing me with a definite answer.
      I broke my lease because I couldn't afford living there anymore. It was a scary process, but I got through it. Again, I experienced that back and forth phone call game when I was trying to finalize the process. Once everything was submitted and signed, and I was returning my keys, I was told that all I needed to do next was wait for my statement and make my payments then.
      What I received first was a notice stating I was being sued and "evicted" from my unit. No date was on the notice. Mind you, I received this notice after 2 weeks of handing my keys back to the office.
      When I finally got the statement - I was being charged for things I have already paid for. Overcharged for minor things too. Judging from previous reviews, it seems like they are trying to run everyone dry from their hard earned money even after you're no longer an active tenant.

      I live in an Avalon Bay community near San Diego, CA and I am here to tell you to about my experience. I rented a 1 bedroom apt during the real estate market surge last year for $2750 a month. It was expensive but I liked the apartments.
      Since living here they continuously auto-billed my account and charged me fees which should not have been incurred. I had initially set up automatic billing because they charged $70 to submit a debit payment. But I prefer to pay at the beginning of the month when I get paid, so I cancelled auto-payments in December. Unfortunately, they continued to submit automatic payments for the rent and caused me to bounce my account.

      I contacted them every month to have them stop the auto-payments to no avail. My account would show $0 to be automatically deducted and they even sent me emails stating auto-payment was cancelled. Yet the next month they would debit my account again without my consent and charge fees.

      Not only do they charge extra fees for NSF checks, but they now insist that I pay the rent by cashiers check every month and FedEX the check (which costs about $250) for three months before I am "allowed" to submit an online payment again.

      When I contacted them (again) this month, they basically discounted all evidence I have sent in the form of emails and essentially tell me I am lying. First they said called it an IT issue then they said it was my "fault" and that I did not set the auto-payments to zero. When I checked my account balance for July they have an amount due of over $5000 for one month!

      In summary, they tack on extra fees and impose hardship on the tenants whenever possible. The customer service personnel are rude and they have no control or interaction between their billing, accounting and IT departments.
      As such, billing is a mess and it is impossible to get it straightened out.

      I also emailed the corporate office today because I have had it. Enough is enough! Stop ripping people off!

      I put in a maintenance request a couple months ago because my fridge was power cycling. When a fridge does this it means the compressor is going out and either the compressor or the entire fridge will need to be replaced. Maintenance came out, but they only checked the GFCI outlet as I had mentioned the power cycling fridge was making that trip. They claimed the outlet was fine and it was tripping because I had a coffee maker and a toaster plugged into it. They didn't address the fridge at all. They pretty much ignored that I had told them EXACTLY what was wrong.

      They marked it as being solved. I put in another one as the fridge continued to power cycle. No one came, it was just closed.

      I then put one into the office regarding it because it had been ignored and not solved by maintenance and instead of the message ever getting to the office staff, the manager of the maintenance team closed it out without coming out.

      Each time I left a poor review on their service and each time explained what was wrong and that I would have a broken fridge and spoiled food if they did not listen to me.

      I feel I was discriminated against as a woman because I am smart and knew more about what was wrong than the maintenance crew who are all male. My fridge did end up going out, I was gone a couple days, came back to spoiled food, after having recently shopped for groceries.

      They did an emergency replacement pulling one from an empty apartment, but even then, the maintenance guy attempted to tell me it was still cold. It was cool, but the freezer wasn't cold enough to keep things frozen. My ice packs were not frozen, there was a layer of liquid on the bottom of the freezer from all the food that had gone bad and thawed. I had already thrown it all out. This was with it being turned to the highest setting. It was no longer a viable fridge/freezer. I was told I could get food to replace the lost food and be reimbursed but not to go crazy. I had JUST filled it up.
