      Dont bother if you are a veteran.

      We called to find out how you go about building a home with Ryan homes. We never wanted to build a home (especially with what we have heard about Ryan homes ) but we are running out of options with such low housing stock available. We knew nothing about the process because it was never something we planned on doing.

      He said he was a veteran and was using a VA home loan and was asking how that would work with new construction. The girl on the phone who was distracted by driving or something completely chastised him for even asking. She made him feel like shit for using a VA loan and not having however much $$$ they need as a down payment. It's fine if that's how it works and you need $$$ upfront but you don't need to make someone feel bad about it that was completely uncalled for.

      Fyi we don't need a down payment for a normal house so we don't have one. He served his country, it's not a free handout, he worked his butt off and put his life at risk for it. Grow up and be professional, give people information without being a stuck up jerk about it.

      We started having issues with the venting part of the plumbing systems. Even though it is specifically covered in their 2nd year warranty, Ryan Homes has refused to honor this. They will not even send out anyone to inspect the issue and help us figure out a course of action. Once you get past their 1st year warranty, you're on your own regardless of the terms.

      We have been extremely disappointed in the quality of the construction of our home, design of utilities, energy efficiency, and the customer service provided by Ryan, especially during the initial warranty period. Our floors are squeaky. I specifically raised this concern with the project manager during building and he said the floors would not be squeaky due to their design. That is not true.

      Our home is extremely drafty. When it is cold or windy, you can feel the air blowing through the windows. It causes our blinds to blow (with the window closed and locked).

      We have a 4000 sq ft home built in 2021. It does not have a water manifold. This means that it takes several minutes for the water to get hot, especially far away from the inlet, like in the master bathroom. It wastes so much water.

      Our HVAC system is borderline for the size of our home. We can't use a high MERV filter to reduce allergens because they told us the system can't handle it.

      In our warranty period, we had to wait 7 months for their drywall contractor to come out to fix settlement issues, which were numerous due to their poor construction. When the contractor saw our issues, they left. We then had to wait another month for an appointment. The Ryan Homes representative was mean and disrespectful when we discussed this with them. Since we already had blue tape throughout the house, we called our own contractor to quote the job so it would be done, and done fully.

      The only thing we like about our house that Ryan provided is the floorplan. We are very disappointed in everything else. I would not recommend Ryan to anyone.

      Unbelievably disappointing. The workmanship is extremely sloppy. No attention to detail. They had to lower our price due to the appraisers comments.

      We were buying a home. Ryan homes told me that I had to rent or sell my current home before I closed with them. We were about 3/4 way done. We got sick with RSV and then covid. I was a month behind with getting our current house on the market since we had been ill. The appraisal came back much higher than we were paying for the house. Next, Ryan homes said they wanted to close a week earlier. A few days later they told me that they didn't think that I had enough time to close on my house now and they asked me to let myself out if my contract, if I wanted to keep my deposit. I was in shock because we were still 2 months out from closing. Homes in my neighborhood were selling on an average of 28 days. Ryan homes harassed me daily saying that any day now they will take my deposit because they need to sell my house before the close of the quarter. I was a loyal Ryan home buyer too. I had built a house with them in 2012. This is how they treated me. They said that I could buy one of the other homes in a less desirable area that would give me more time to sell my home before closing. Why would I want to do that? This was the singlemost cruelest thing that anyone has ever done to my family My realtor said lets look at other homes. I found a much nicer 10 yr old home. The basement is unfinished. It's a Ryan home also. It's one year newer than my current home was. When I walked through the basement I was in shock. This home had much better quality everything, especially the wood in the walls. I realized at that point that I would never feel safe in the new build in a hurricane. I gladly signed myself out the contract and got my money back. There is also a huge class action lawsuit against Ryan homes in VA. Google it. Ryan homes never gave me back my $500 for the appraisal fee. They are ruined , by investors. They turned around and put my new build house on the market for like $75,000 more than I was contracted to pay with them. Got $60,ooo

      If I could give them less than one star, I would. I'm so angry, I can't sleep at night. Between the broken floor joists and mud pit of a yard, I regret ever buying this house. We have spent over $20,000 to remedy what should have been taken care of by Ryan Homes. We haven't been in this house for a year, yet we've been dismissed over and over again. by the warranty people. Don't buy a home from Ryan Homes, Dan Ryan NVR, or DRB.

      Completely unethically the way of handling business. Bait and switching throughout the process with only one goal: never putting their clients first. Don’t waste your time or money with them.

      I love Ryan Homes, especially their warranty department which is in house. They don’t subcontract it and have their own employees. Whenever I had an issue, I’d submit a ticket and someone would reach out the same day. Warranty requests are usually taken care of in less than 2 weeks. Usually same week.
      They always updated me on the progress of the construction, I even received videos if I couldn’t make it to the jobsite.
      Everyone is so friendly too!
      I see a lot of negative comments here but as someone said, it’s easier to complain than compliment! Think, whenever you have your Amazon order, do you always leave a positive review? I doubt. However, I bet you write all the negative ones if something is wrong. It’s just in our nature. It’s easier to overlook the good things and focus on the bad ones.

      If you're looking to build with Ryan Homes I would NOT in anyway use their mortgage company.
      From the start they lied about helping with closing costs, they changed numbers, had to roll $2k into our loan (some story about Feds require something), when called out on why numbers weren't matching it was some long winded story that made no sense. We were told to put down a certain amount, we did that, and then told that didn't include the $5k to lock in our price and lot. When we said we would give the extra money, we were told "no worries. we'll do an addendum". When I tried to bring more to closing it was not appropriately documented, I was told it was my fault I didn't provide it upfront and we ended up paying $17k in closing costs. Our last documentation had one monthly payment at at closing it was $200 higher. Our down payment was not documented properly. I have emails confirming the questions I had asked and at closing... No explanation. And we had already sold our home and had movers on the way. They hide numbers, charge outrageous fees and act like they are doing you a favor because they "buy down" your interest for a year...after taking away the $3k they said they'd pay towards closing, adding $2k to the loan and not allocating funds properly they did us no favors. We are now dealing with warranty issues due to shotty craftsmanship in a vanity and wood that they decided "caulk" would fix. Overall I love my new home, but understand now why people have such a bad taste in their mouth for Ryan Homes. They treat you like you're spending $40, when you're buying a $400k house. Building has been fun- but I would NEVER work with NVR Mortgage company. On a day that was supposed to be excited I was nervous, upset and just felt uneasy- and when questioned on anything our loan officer was snotty and acted like she was put out by answering questions. Stay away from NVR mortgage at all costs!!

      My husband and I have been very disappointed with Ryan Home's quality of work. After two years, it has been a nightmare addressing the issues that have come up and trying to work with the warranty program. We have had our entire first floor replaced as well as a massive water line break. Just today we noticed that our sump pump discharge pipe was never glued together. Our neighbor noticed running water gushing out this morning. Prepare to be disappointed and frustrated working with your warranty contact.
