      My house was built 2 months ago and due to a faulty installation of my sump pump, my basement flooded 2 nights ago. Ryan Homes sent Mark Gurvich out to my house, a warranty supervised, who plugged the sump pump back in and told me nothing was wrong so they weren't covering it. What he didn't do was take the time to look in the sump pump to see that the float was installed too close to the drain and was stuck inside the drain causing the pump not to pump and the drain to back up into my basement. What Mark did do, after I told him to leave, was chase me up my basement stairs telling me I invited him into my home and he wasn't leaving, stand two inches from my face taunting me and sticking his tongue out. I screamed for him to get out of my house 20 times and he did not run out of my house until after he heard me give the cops my address. Mark told the police it was a misunderstanding.

      ONLY ZEROs apply to anything to do with RYAN HOMES. This has to be the most incompetent company I have ever dealt with. NVR immediately sold our loan within a day to their sister company in crime (SLS - Specialized Loan Servicing) and took the first payment - never forwarding it to Specialized Loan Servicing and getting us credit for the payment. We have been trying to recast or pay off the loan and NO one will respond - Similar to NVR/Ryan Homes. Months and months of emails, letters, calls and frustration! No wonder they have a 1.2 rating - And Ryan Homes/NVR is so hated among homeowners. Beyond the structural issues they stick their customers with and refuse to repair, their sister in crime finance company (NVR and SLS) does nothing but give you the runaround and don't respond to attempts to recast or pay off loans because they are not concerned about customers but only getting a continued stream of payments. Their customer service reads from a script like robots and can never give an answer. I am telling everyone who moves in not to use NVR (RYAN HOMES) or SLS in the process. What a mistake. This company is horrible, unethical and pathetic. Next communication to the Delaware Consumer Hotline and the FTC.

      I built brand new through Ryan last year. It’s been impossible to get anyone out here. Let alone our condo dues are $350 a month, they’re supposed to be taking care of the sidewalks and plowing, and we have neither: the community has decided we’re not paying our dues next month or the month after until they get it together. Over this.. my AC and my patio fireplace didn’t work the day I moved in: I also have a dead bulb in my master toilet area because they left it on all the time and I was told “that’s my problem”. I would never build through them again. Ever. This is my first house I’ve owned, I got excited to customize, but what I learned is they do not care at all.

      So many flats in the development of our home, none of which Ryan homes fixed. Poor property drainage and grading. Avoid them like the plague

      At first we were impressed, the home looked nice. IT takes about 5 yrs to see that the workmen ship is shabby. Many problems arose A Non bias inspector showed where numerous defects were covered up. I would stay clear of this builder, the area was nice ,the home marginal at best.. Built in obsolescence. thus they will not help to make corrections

      We’ve owned several homes and this was the worst experience of all. Even our attorney, realtor and title company said it was their worst ever experience. Constant revolving door causing our file to get paused multiple times, horrible internal and external communications, no attempt to get rates aligned w marketplace, condescending manager (the most awful time of voice), high fees, closed us at 11th hour after multiple very last minute onscure dicumentation requests and didn’t tell our new community we had closed for 5 days so we had no access to amenities or builder resources. NOT WORTH THE INCENTIVE!

      I bought my home in June 2021. As of October 2023 my furnace went out. I needed to completely replace my furnace and Ryan homes says it’s not up to them or provide any compensation. I will never in my life recommend anyone I care about to purchase a Ryan home/ NVR home. It has been problem after problem. From issues with my plumbing, issues with my cabinets, to a lemon furnace. This company is not a company that cares to provide quality work nor decent customer service. I regret buying this poorly constructed home. Save yourself the hassle and believe all of these reviews that tell you it’s bad. You think it won’t be you but it will be if you work with Ryan homes and NVR.

      This company is the mother company of Ryan homes. The quality of my home is severe lacking. I purchased in 2021 and as of 2023 my furnace stopped worked. The installed a lemon and then had no consideration to help rectify the issue. Ryan homes and NVR are not worth investing into.

      I am very disappointed in the customer services we are receiving from Ryan Homes. We are in the process of building a house through Ryan homes in the fawn lake community and there are several trees on the property that pose a threat to our house as they are dying and have limbs that could not only fall on our house but the houses of our neighbors. There are limbs that have already fallen on the roof of one of our neighbors. Back in August when we first started construction, we brought these issues up to our project manager and was told that he would take it up with Ryan Homes and his boss. According to Ryan Homes project manager we were then told that Ryan Homes could not remove the trees as they were past the black construction tarp per the HOA. We spoke with the HOA and confirmed that this was inaccurate as they were still on the property of our lot and Ryan Homes as the builder can get approval from the developer to remove any trees that are dead and or pose threat to our structure. After months of trying to get this addressed, we are now a few days from closing and are being told we need an arborist to come and look at the trees to confirm they are dying or dead. We have had 3 tree companies come and look at the trees and all confirmed that there are at least 5 trees that are a hazard and are either completely dead or almost dead. We have sent the reports over to our project manager and his boss but we are receiving feedback from the arborists company that they are being contacted by Ryan Homes project manager’s supervisor Drew and talked down to like they do not know what they are talking about and being told that the information in the reports is falsified. One of these companies has even told us that will not do business with us due to the interaction they had with Drew.

      RyanHomes will help you to purchase a home from them, but will not assist you with any installation-related concerns even if outlined within your warranty clause. RyanHomes installed our yard during the hottest week of Summer 2022. The lawn was not properly raked for stones and cleaned properly prior to seed planting/installation. Thus, the seed did not take to the ground. Additionally, due to the heatwave, the seed simply could not retain water. I contacted RyanHomes about this, and after 2 missed appointments, their lawncare contractor resprayed. This helped slightly, but the seed still did not take (because the majority of the back of my property is nothing but rock). Of the seed that DID grow, it was very 'crabby' grass and filled with weeds. After more complaining and having to get multiple supervisors involved, RyanHomes (very reluctantly) agreed to have the lawn aerated and seeded (again), as they stated the lawn was not under warranty (however, I corrected them in stating that it is the INSTALLATION of the lawn which should be covered). TrueGreen (also terrible, but that is another story) came and aerated/seeded....didn't do very much, but I'll take what I can get. NOTE that the next-door neighbors lawn (installed/seeded during a relatively decent portion of the summer) is night/day compared to ours, and ours sticks out like a sore thumb. RyanHomes DOES NOT care about their customers, just about $$$$. WOULD NOT RECOMMEND.
