1 starWe purchased a Ryan home in Denver NC in 2017. After 6 years in the house, we have spent literally 10s of thousands of dollars fixing the poor construction. At 5 years, we had to replace the roof, due to substandard roofing materials and workmanship. Today, we are replacing the A/C unit. Goodman is a poor product. At 6 years of use, the unit is breaking down leaving us with no choice but to replace it. Around 2020, we had a large bill to replace substandard plumbing. This included multiple faucets that began leaking. The pressure regulator was replaced.
In total, we have spent over $60,000 in necessary repairs on a home that is only 6 yrs old. This is ridiculous. Poor construction, poor quality from the beginning.
I have read several others where people have spent large amounts of money fixing their NVR Ryan Home. There seems to be a pattern here. All I want to say is; you may think you are getting a nice new home, but what you are really getting is a home that will bleed you dry with repairs. Not nickel, dime things but those too. But big ticket items that will drain your bank account.Review fromDianna C

2 starsI'm writing an honest review about Ryan Homes. The only good thing is that they are lucky to have Casey C*********. He is very reliable and very responsive.
We purchased our lot in July 2022. We did not move until the end of March 2023. Ryan Homes made good on their promise to help us while we were waiting to make a settlement.
The problem we are experiencing is the quality of the work and the inconsistencies. For example, we did not get a remote for our fireplace. We noticed everyone else who got a fireplace received a remote. We are now told that was an option.
We paid extra for ceiling fans to be pre-wired. We did not get additional switches for our fans. We were told that, again, it was an upgrade.
Whenever we have a warranty issue, they either do not show up or they do not fix the actual problem. It is very frustrating.
We had no one to help us through this entire process, as our agent was fired. Three days after, we signed the papers.
They need to hire agents that actually care about the clients. They should have sat us down and went over every single option and what is included.
I would suggest anyone purchasing a Ryan Home to do your homework and ask lots of questions.

1 starGave up on trying to buy a Ryan home years ago. Their salespeople are always unresponsive no matter how many messages you leave them. With so many homes being constructed in the Fredericksburg VA area, I thought I would give the company one last try before moving on to someone else. But all I got was the same story as before. Nobody available to take my call or call me back. Let me warn you of one thing I did find out. Salespersons will solicit you (via email) two or three times a year to let you about new communities being developed, but please be aware that this is only "cold calling," something they do to prove to their bosses that they're trying to make contact just so they can get paid without actually putting in any real effort to make . money for the business. Used to watch people in our office and would just shake my head for their poor ethics. Now that I've read all your comments, Ryan is definitely off my list of homebuyers. Don't have the time or money to waste on poor tactics.Review fromDan H

1 starI feel like the loan processor megan proy was unresponsive and when she did contact me it was all false information but any ways third federal beats them everyday I closed with third federal long story short. ( va loan ) my loans is the same anywhere I go but they push you off and off no thanks terrible.Review fromPatrick N

1 starThe absolute worst builder and company you could ever use. My wife and I built a house with them and when we moved in they had mud all in our carpets. Our walls were covered in dirt, and the house was extremely dirty. Ryan homes refused to fix and replace any of the carpets, and refused to repaint the walls. Every room has faulty molding work, holes that were never filled, and plumbing that was not done correctly. Trying to work with their customer service department to have them fix all the issues, and all they do is blow you off. Nvr and Ryan homes uses the cheapest contractors for their work, and they refuse to fix any faults in their homes. By far the worst builder I have ever had to work with. Never build a home with Ryan homes or you will always come out of pocket to fix what they did not do correctly when they built your house.Review fromNor R

1 starWe purchased a Ryan home Sept of 2022. We’ve had nothing but issues with no resolution. Anything repaired is a quick cheap fix. They left all tacks up on the tack strips and thankfully I found them on all occasions and not my baby who had started crawling. The materials used for upgrades are incredibly cheap and not how they were presented. Most things are tied together or fixed by them with calk - which basically just covers it up. Our home is supposed to be energy efficient but our AC bill is $300. The person who came to just tape the duct stated the house shouldn’t produce anywhere near the amount of condensation it does. Ryan homes will not attempt to fix and just say “that happens nothing can be done”. Our yard had sod just laid down with nothing under it causing large holes and ruts. Ryan homes said they’d come repair the yard in summer. They never came or have any intentions of coming. We’ve spent so much money trying to fix it and make it safe. They over charge for very cheap materials used. I’ve never ever seen such a poorly built home but once you start seeing it- you are trapped with no help from them. 1 starRyan Homes is the absolute worst builder and I don’t know how they stay in business. They hire terrible contractors who don’t have a clue what they are doing. Our electric was going on by itself, cement cracking, tiles in kitchen cracked, shower pan pops, etc. I could go on and on. The final straw was when 3 high hats in our kitchen blew at the same time. The high hats are not available for sale anymore. I called Ryan Homes and voiced my concerns as our electric was installed incorrectly and they had the nerve to tell me that if they send out an electrician, we would have to pay for it. I am contacting every agency necessary to report their negligence. This builder needs to correct their terrible mistakes.Review fromOnur P

1 starI signed a contract with Ryan Home for one of the units in Cypress Hall in Milford, DE. NVR Mortgage does push their own mortgage and they do not explain the things in detail. They started the application and keep asking for more stuff. They had to change my mortgage to investing because I bought another home recently, which is understandable. They decreased the closing help 50% because it was an investment loan, which is still understandable. The rate went up because it was an investment property, still understandable.
Since it was run as an investment property, I listed the property for rent on zillow to see the potential rental value of the unit. NVR told me to take it down, which I did immediately. In the meantime they listed my property for sale, while I was still working on financial documents for NVR Mortgage. Me putting it up on Zillow was a problem, I took it down. I kept working with their agent.
The moment I told them I was gonna look for another lender, because their mortgage company couldn’t help me, they have decided to terminate my contract because I listed the property on zillow for 2 days. However them listing my property under contract for sale while we were still working on paperworks is not a problem according to them.
If I had kept working with them and accepted their mortgage offer they didn’t have no problem and they wouldn’t terminate my contract. I started looking for another lender and they sent me a termination letter in 24 hrs. What a terrible customer service and business relationship. I have email and text message records. They didn’t have any problem until I started searching for another lender. Couple days prior to this, mortgage rep told me over the email that I had every right to search for another lender if I wanted to. She said it was all good. But then they cancelled my contract. .NVR Mortgage is greedy. They do not have any ethics. They don’t care about the customers. Do not waste your time and money on them. 1 starOf course the selection and process of building was going fine until after all the upfront monies and contracts were signed and processed. After that, bait/switch happened. This is our 3rd built home and our 6th home combined. Never, ever, have we both experienced so many issues with a "finished home" 6 months in, we noticed a cracked ceiling just above the corner of the living room ceiling to the kitchen. We called the warranty dept, finally got a hold of someone, but not w/o a runaround to get our request through and completed. Also, up the stairs along one wall there was a "HUGE" bulge as if the wall was going to cave in. Called again, same runaround and finally got someone to come out to repair the way, (Still, to this day, visually, you can see from a distance off, where the work was done. Again, another finding, the kitchen ceiling, has approximately 5 (very visible lines) going across the ceiling, as if they were not completely sanded down or smoothed out. Again, we have called about this, only to be told they can do it, but will not re-do the entire ceiling. We have left VM's to Ryan Homes warranty manager, have not heard back. We are preparing to proceed another avenue due to lack of response.. We have been home owners for well over 30 years and have never, ever experienced this botched up building and for the price we will do what it takes to ensure our home is complete and sell ready whenever we decide to put it on the market in the future.
