1 star********************. Columbia, **. Stanley Martin homes does not honor VA appraisal process. Tidewater declared. The Veterans Affairs appraiser determined house was overpriced by over $7k. Veteran buyer declared termination and requested ******* money be returned soonest. Stanley Mart did not return money.Review fromVery D

3 starsThe finish quality of the home is okay at best. The order that things are done defines logic. Hardwood floors and carpet were installed before painting and final drywall repairs were completed. Both the carpet and wood floors were covered in mud by the workers feet that were in and out of the house. The painters did a horrible job calking the trim work, there are blobs of calking in all crevasses. Door and base moldings have dents and gashes in them from the workers, paint has been touched up so many times on all walls and ceilings that in reality the entire house needs to be repainted and all the trim work needs to have repairs, weather its sanding or patching to make it presentable like a new built home should look like. I gave them a few opportunities to come in and correct things but the workers do not understand english and they just do more and more patch painting, no entire walls or ceilings get painted just a spot here or there and the paint color does not match. Yes a lot of house for the price but I classify it as a brand new house fixer upper.Review fromPamela J R

1 starI put my deposit down in December 2021 and closed October 2022. My husband passed away unexpectedly 10 days after I closed. When my first walk through was scheduled I had lots of things that needed to be corrected including the majority of the interior painting. On my final walk through almost nothing had been addressed. I still had gouges in my drywall that had been painted over, drips in the paint doors that didn't close properly and issues with my granite countertops. At my 60 day I went over issues with my front and back doors not fitting properly. All they construction manager did was turn a few screws in the thresholds and place some pads in the corners of the door jamb. On interior doors he just unscrewed the strike plates and repositioned them. Unfortunately when he did that some of them are now only hung by 1 screw. Additionally I had a leak in my roof that left 2 large stains on the ceiling in my office. Rather than have someone come out and fix it I was told that it would be done with my 11 month list. I refuse to have any guests in with giant spots on my ceiling. Also since the doors were never correctly fixed I have had to stuff extra insulation around both my front and back door and have towels and tape trying to keep some of the drafts to a minimum. Needless to say I can't use either door. Lastly I had a 15 degree difference on the floor in front of my stove compare to my family room. And a horrible draft associated with it. I pulled the stove out and found that they did not continue the flooring to the wall or seal up the bottom of the wall gap up in any way so that the cold air trapped between the exterior and interior walls had only one escape route - down under my stove. I had to hire a handyman to fix that since they claim it's industry standard.Review fromFrank G

1 starLet’s see where do you start? You put your faith in a new build only to find out they blow smoke until they get your money and then they could care less. More than 3 months door doesn’t close properly, their solution wd40. Installers and manufacturer came out, installed wrong we need to get other trades involved…nothing from Stanley M*****. (This was hit on home inspection). Bad noticeable line on the roof, oh that’s the shingles they said, we had a roofing person look at it. No issue they assured. 5 months later shingles still aren’t laid down. Asked the Stanley M***** 3rd party roofing contractor about it, oh that’s not the shingles that’s the sheeting. No nterest from warranty. Irrigation won’t shut off or switch zones, which will kill the landscaping. Stanley M***** reply when I said it was an emergency, and why…your landscaping doesn’t have a guarantee. Garbage disposal something is wrong with it. Blown in insulation that they trampled down to replace a window needs fixes for the cold months, nothing.
Here are the people you get, construction manager/supervisor who gets fired so Stanley M***** throws someone in who tells you a bunch of crap. Like the shingle, or the door will get better, etc. Than he gives you his number only to tell you he is out of here and will have nothing to do with this community again. You call when you have an issue, his response I told you fill out the warranty. Nobody replaces him for our contact. Than you get a warranty guy who basically is thrown under the bus and gets all his calls and issues. But his response is, that’s construction. So obviously he is clueless about anything…he stops communicating with the major issues like door and the roof. Than the true WINNER OF THEM ALL, the sales agent. She, A—-r, who exact words were they don’t need to know, and threatens you with a restraining order. Stanley M***** doesn’t care about the buyer. This is the only house I bought out of ten I lose sleep over.Review fromDerik D

1 starThey don't know how to keep water from sitting in yards. People in our neighborhood have ponds after it rains. Other neighbors have major erosion and Stanley Martin doesn't fix it unless the city makes them. We also have neighbors who have trash buried in the yards. One neighbor was having a pool installed and it had to stop because all of the c*** buried in the backyard. Stanley Martin did nothing and lawyers and the city had to get involved. Many neighbors have found garbage buried in the yard. ************** Don't recommend them.Review fromJeff W

2 starsThese guys are a complete joke and as long as Brian is their project manager. He only cares about getting things done half assed as long as he can go home. Michael the President cares more about his people than he does the customers. When customers make a complaint he makes out like they are the fault rather than the customer. Total clown. Not to mention that Stanley Martin blames the county for everything. My personal experience is that the county was way way better than this so called builder.Review fromPearline D.

1 starOn Monday morning, 09/11/2023, I spoke to Stanley Martin's developer and showed him the water coming from the ground on the side of my house due to a busted pipe that was there since I moved in. He said he would send someone to fix the busted pipe under the ground causing the irrigation and water problems and would regrade the landscape. I have been complaining about the STANDING WATER for some time and did not know what was causing it until a visiting friend pointed it out. During the summer the water attracted all kinds of insects and frogs causing my dog to get an infection. I had received a water bill since I closed on 5/26/2023. I requested if a letter could be given to me by Stanley Martin to take to The City of Columbia Water Department to explain this situation. He indicated they could give me a letter and work with me on the bill.
I called The City of Columbia Water Department to find out the cost of my water bill. I was informed that my bill was $741.61, and that if I don't make a payment on Friday, 09/11/2023, my water would be disconnected today, Monday, 09/18/2023. I paid them $648.51 to keep them from cutting my water off. However, I have yet to receive a reimbursement or a letter from Stanley Martin to take to the water company.
This is a HORRIBLE way to treat A WIDOW trying to pay her bills

1 starI made a mistake buying one of their homes recently. Just like all the reviews, it's correct. Terrible finishing jobs, blind folks could've done better. Single towel rod in bathrooms, missing caulk finish on floors, door bottoms are not shaved so they're visibly rough, paint job is so thin, and many missed areas, washer upstairs has no bottom tray, utility room floor is not finished, garage is not even painted for the price they charge. and no lights above kitchen island, and I can name million other things about how poor their job is. I've bought many brand new homes in the past, and much cheaper price... this builder is by far the worst ever. Don't waste your money on this builder's home like I did.Review fromMira S

1 starHello! We signed a contract with Stainley Martin Homes LLC and are extremely upset and angry at how they trap you into their words to buy their homes and get you to sign their lot. They give word of mouth, but when the time comes, they mention that an estimated time means nothing, and they cannot guarantee anything. I mean, Stanley Martin is a big name, but they keep their profit and business over their customer satisfaction value. We contacted them to request contact information for the VP or Director of Sales, but we insisted on giving them time to communicate further with their higher-ups at this time because we don't trust what they say, so we're looking for anyone here who has contact information for the VP or Director of Sales email address. 1 starThe company has continuous construction going on across from my son’s home. They leave nails everywhere, all over the road. There is only one way in/out from my son’s garage, he has no option but to pass the construction site and has had to replace 2 tires in a 2 month time frame. Stanley Martin was made aware of this after the first tire was replaced. When we asked for reimbursement for the 2nd tire, the construction manager said that the problem will be fixed, but Stanley Martins policy does not allow for reimbursement. So despite our newly purchased home having no way around the homes you are building and Stanley Martin being aware of all the nail’s they’ve left in the road, they do not want to reimburse. That’s NOT Right.
