1 starShould be ZERO stars! We have been fighting to get Stanley Martin to resolve MANY issues with our new home. The largest being that the upstairs HVAC system does not cool properly (4 of the 5 rooms are upstairs!). We've had them come out with their cheap contractors that cannot resolve the issue. We hired our own expert to come out. They agree that the home AC unit is undersized. They are also astounded that SM has never checked the basics of temperature at intake versus output. They are doing all they can to avoid having to resolve the issue. We were blatantly lied to by their region VP Denny Underwood (oh & they have never disputed that fact). We also have a roof leak from 8 weeks ago. Still not resolved & their cheap contractors cannot even find the source of the leak. We have requested an escalation contact and the local team REFUSES to give us one. What the heck are they afraid of. I have repeatedly requested the same escalation contact via SM's corporate website. NOTHING! DO NOT MAKE THE SAME MISTAKE WE MADE. Avoid this terrible company like the plague. They should be ashamed. 1 starStanley M***** is the worst builder i bought in a community called ashe meadows in indian trail NC. they did not perform and do what they told me they would do. They circumvented their own process and had me sign a contract that they said they would not accept unless i applied with their lender. when i called their lender i was told to not run my credit until 30 days from closing. Once i told them within 7 days that my bank would not approve me anymore they refuse to return my deposit of $15,000 even thought they took it out of my account before my contract was sent over to me for signatures . STAY FAR AWAY AS YOU CAN FROM THIS BUILDER!! I WILL BE FILING A LAW SUIT FOR DEPOSIT RETURN I HAVE ALL MY DOCUMENTATION IN EMAILS AND TEXT MESSAGES TO BACK UP .Review fromKundan D

1 starWe closed our home in March and no one responds to my 60 day warranty , the there is insulation falling off from the unfinished basement and the the kitchen vent cover is missing since we moved in and now the whole vent is greased up. Lots of promises made few kept. We are coming up on year 2 and our roads do not have top coat. Lots of quality issues with our home. But the biggest oversight was the promise of on street parking by SMH; when in fact they had never gotten approval by the county or the transportation department. Now we have a community with insufficient parking and lots of towing/ ticketing. Nothing says “welcome home” like getting your car towed in the morning!Review fromNICOLE I

1 starTerrible build quality, exposed materials from the roof are seen in my brand new community, Park at Fair oaks. I also see exposed siding material (usually the TYVEK insert that goes under brink or vinyl), they have not finished paving and the warranty POC for the company/ community has also failed to reach the company to follow up. We have sprained our ankle several times due to the paving for asphalt and concrete being offset/different heights.
During the home buying process, majority of the neighborhood is in concurrence that the sales manager promised certain things for the neighborhood that has yet to be done. The sales/delivery of this community was very SHADY. They denied denied denied saying anything related to parking and are slow to fix it.
They also have failed to pass off HOA to our HOA board, so we are a community that is paying HOA that cannot even use our HOA for anything (no dog stations, no street lighting at all in the neighborhood, etc).
Also, they have failed to address the parking situation in a timely manner, they promised ample street parking during purchase, only for VDOT to come back and say it was a bike lane. The company failed to do their due diligence and plan for this issue/ cross t's and dot I'd, and now we constantly have parking problems and towing in our neighborhood.Review fromERIC O

1 starMe and my wife decided to sell our condo and relocate to South Carolina in 2020, the only mistake we made was we didn't vet out the builder enough and we decided to go with Stanley Martin and build on Mount Vintage, in North Augusta SC. Our realtor was Tad who is no longer employed by Stanley Martin and was the only bright spot in the building process. I actually told him at one point that I was sorry that he didn't wear two hats, meaning the realtor and the project manager. Tad was very informative about every step of the process, providing emails about the whole process of building a home. Example: first paint, second paint, inspection for plumbing, electrical, etc. We came down and meet with Tad and the first project manager to go over the building process and took a ride over to the property to see it in the flesh. I basically recorded every step in the process of building our home, there were delays in materials being delivered because of covid and it seems like many businesses learned very quickly how to pull that excuse out of their pockets when needed. I could write all day about our experience thus far but I'm getting close to running out of characters. Bottom line, we closed on June 30, 2022 and are approaching our first year anniversary. sloppy job of painting, trim needs to be replaced, tile in bathroom, coffered ceiling and I could go on. I actually contacted the third project manager at 1001 hours this morning, haven't heard back yet. On June 30, 2022 I and my wife received a mortgage and at some point Stanley Martin received a check for the amount of the home that they built. When you sign the contract it states that if there is some work that needs to be corrected or not done, this cannot stop you from closing. The only mistake that we made was choosing the wrong builder. Mount Vintage is a beautiful place and if your going to build here, DO NOT CHOOSE STANLEY MARTIN, THAT WAS THE BIGGEST MISTAKE WE MADE......Review fromLaura H

1 starMY EXPERIENCE / MY OPINION: I terminated the contract with Stanley Martin Homes for Phase 1 townhome before closing and ultimately surrendered a very large deposit. Besides having to deal with barely any communication from the project managers (quick turnover within a week) from the beginning, water intrusion into the home over an extended period of time caused significant mold growth which was further affected due missing barrier materials at the base of the home and roof. Our inspector found numerous issues including the mold, which was all along the entire backside of the home including the shared firewall in the moisture prone bathroom. Verbally told on more than one occasion that all items would be resolved. The mold was 'treated' by applying a bleaching-type agent with what appeared to be a plastic shovel and letting it dry. When we addressed our concerns prior to insulation installation, including input from a 3rd party mold expert to have these areas cut out/removed, I was ignored. Insulation proceeded. Note, builder does not have to address findings from the private inspection per contract. I was told mold testing is not done throughout the duct systems. I was told they replaced one dripping wet duct but never heard back when my realtor discovered a second one. Buyer is responsible for any mold growth (or regrowth) after closing regardless of the cause including warranty related issues. We were told the matter would be escalated only to have that individual be copied on emails without any communication, including not showing up to a meeting scheduled to discuss concerns. The contract is super long and exhaustive, as if they have been through this several times? I could go on with other issues. They will resell that property probably for more than what I was going to pay for it. If this helps just one family!Review fromETHAN S

1 starI built a home from Stanley Martin less than a year ago. I have had multiple issue and concerns. I have requested numerous times for the managing supervisor to meet with me. Not once was he willing to do so. It’s been 10 months now and I still have some unresolved issues. I’m told make sure to inform the warranty department all my concerns and someone will come out to address them for my 11 month walkthrough. I also have a major issue with a sinking yard and ridiculous grade to my driveway. I reached out to the corporate office about my driveway issues and I was told they would work on resolving it. I waited over 3 months to finally here back to only find out there is nothing they will do to fix it. I emailed the area supervisor as soon as I heard that news and asked him and to stop avoiding me. I requested that I would like to meet with him and his supervisor in person at my house so they can see my issues for themselves. His response was insulating and unprofessional. 1 starPoor communications, lack of accountability and any sense of urgency when responding to neighborhood complaints regarding their general inefficient operations and customer service. 1 starMoved into a condo in Tuscarora Village in September 2020. The issue is with Stanley Martin as a company or lack thereof. Our neighborhood is filled with great neighbors but is supposed to have a pool, clubhouse, pickle ball courts, and a connection to the W&OD trail. All of these perks were a main selling point and SM Agent knew this was not happening but chose to lie for their employer. It's been 2 1/2 years and not one item has been completed or even started. Our community stands stagnant as other communities less than 5 miles from ours are almost completed within a short timeframe. Stanly Martin continues to lie to the residents and finger point that the holdup is the Town of Leesburg. This is not true as we have a Council person that lives in our neighborhood. Stanley Martin Homes/Corporation doesn't care about why the residents are displeased they are just worried about the dollar and telling lies to sell their homes. At every turn or monthly meeting, we are told something different...they aren't even trying to placate the residents for something as small as dog park or a tot lot. We are paying sky rocketed HOA/CONDO dues for amenities that we should already be enjoying. As a community full of wonderful residents, we will remain diligent in the fight against Stanley Martin and the people they have put in developer / selling positions.
