I have signed a contract with ********** ******** ********* to have my foundation repaired. The "inspector" left me with the impression that the financing would be for *** months at a rate of ****** The tactic used was that I would get a significant discount, if I signed up that day. I also paid a *** deposit that became nonrefundable after three days. When I received the paperwork from the financing company, I learned that the interest rate was instead ***** and the payment was increased by ****. I contacted the "inspector" and he refuses to rectify the problem, instead keeps telling me that the information was in the on line information for the account I activated while he was here.

      Complaint: ********

I am rejecting this response because: It settles nothing. All it shows is this company has no Idea what is going on. The right hand doesn't know what the left hand is doing, apparently. How can I trust a company that can't even communicate within itself accurately. I was sold one financing package but given another, and was told that if I didn't sign that day, then I would miss out on a *** discount. I feel misled and pressured into signing the contract. Now I'm told there was a price reduction, there isn't, what's next?  Does this mean that the crew that comes to "repair" my home is going to be as competent as the office staff appears to be?

      Sincerely,

      **** ****

11/10/22, I had **** ******** ******* come to our house to perform concrete leveling and void fill. During the concrete leveling the techs experienced a “Blowout.” This resulted in Ployfoam splattering my house, concrete, siding, trim, soffit, gutters, and window. The Techs began cleaning the mess. They used a wire wheel in a drill and rubbed my siding with that wire wheel. Due to this problem, they could not finish the job that day. Ultimately, they left and told me the manager would be in touch. I understood that. On 11/18/23 they were to return to finish the job, however they wanted to drive the truck on my lawn, to reach the back patio, which I refused to allow. After this a manager reached out to me and we discussed the repair to my house. He told me that they would have a siding guy come down and match the siding for replacement, that the siding guy was very busy. I accepted the fact that they were going to repair the damage. 11/23/22 they came back to my house with a different crew and truck to perform the void fill to the back patio. The techs did fill the void without incident. The Techs took pictures of the foam splatter on the front of my house from 11/10/22. The Tech then handed me the bill for the work. I had read the fine print and did not feel that I could refuse payment without repercussions. Since the manager had been in touch with me regarding the repair, I believed that the problem would be handled. And therefore, paid the bill. This was the last time I had contact from **** ******** *******. Most recently 6/1/23 I have reached out with no response. As of 6/2/23 contacted Groundworks the corporate head orders for **** ******** *******. They told me I must work with my local company. Unfortunately, when they do not respond you cannot work with them.

I scheduled a house drain repair for work to commence on April 17th. The discussion concerns during the inpection was that I could not have water in my bedroom. This inspection stated we needed french drain system installed and a new crock sub pump with battery back up system for the protection of the pump system. I asked if the price quoted was for a complete done deal. That I would not have any penny pinching end requirements to complete our discussion. ***** *******, Certified Field Inspector said this price was TOTAL Package! I paid ****** in cash and financed the balance of ******* through ***** *** ***** I specifically state which bank because I have since been informed by ******** that a loan for that exaxt amount was approved through ******* ****. I am dealing with ******** on this. On the 3rd day of the job, ******** came and said I neede **** MORE to complete the work and since I had enough financing approval he could just "add it on". I told him that the job was all inclusive for the price as promised by *****. I NEVER received any paperwork except from ***** *** **** for my loan. I now have a flooding pool of water OUTSIDE my bedroom and am being told to fix it will be above ****** with a *** discount included. I specifically stated to the inspector if I pay this amount, my problem will be fixed. I used those exact words because I suffer from anxiety and didn't need any additional stress. I was told to my face, the ******* price was to completely remove my water concerns of this corner of my home and the sub pump. Understanding that I may need to check on other foundation corners in the future. NOW I'm being told today that ***** ******* LIED to me and that NONE of the OUTSIDE discharging was part of the repair. So now I have a 10 foot circumference of water pooling outside my window and air conditioner unit. I am a disabled senior and I don't appreciate being LIED to just to get a sale. NO work order was ever given to me.

I had basement waterproofing by **** ******** ******* in November 2022. I was assured if I had any problems I had a lifetime warranty and help from their staff. We are finally in the process of remodeling our basement from the damage caused by the water and water proofing installation. drywall has been re-installed and we started replacing the flooring and noticed wet drywall in the original area of the problem,. we left a message Saturday May 27th, expecting a call back Tuesday May 30th. No call. I spent over 1 hour on hold trying to get someone to take my call. When I finally got someone to answer the earliest appointment for a technician was July 18th. Over 6 weeks out. We are currently trying to repair the basement so we can sell our house. I asked for an earlier appointment and a conformation for the July 18th appointment for now. I had to call again hours later for the email conformation.
I called again on Wednesday to see if they are able to come out sooner. no change to the date. I asked for the scheduling manager to please call me today. I was assured he would call. no return call.
I went to the site and tried to schedule an appointment as a new customer. as a new customer I can have someone here any day this week. but as an established customer with a warranty issue, I can’t get a call returned or an appointment for over 6 weeks. This is not a warranty.
I also had issues with my initial installation. they forgot the main sub pump pump and assured me they would bring in out in a couple days. I was stood up 3 times. It took numerous calls and over a month to get the needed pump installed. this should have been a warning on future customer service.
I need a rep out here as soon as possible to determine if we have a problem and what needs done. I fear we will need to. Dig it back up which would prevent us from being able to remodel and sell our house this year. waitin over 6 weeks is unacceptable. Do I need to call a different co?

Thanks to the *** complaint I was contacted and a technician did come out.  They immediately said the issue was the vapor barrier installation and were instructed not to conduct any further inspection.  Luckily the tech was willing to walkthrough our issues while he was still there. We installed the vapor barrier exactly as instructed by the salesperson, but because that person is no longer with the company and we did not get the verbal instructions in writing they do not honor them.  We were told the vapor barrier was installed incorrectly.  We cut 3 holes in already finished dry way and found no evidence of water damage.  The tech was very helpful and is coming out this week to install inspection ports.  Apparently they should have been installed during the original installation.  We have agreed to correct the vapor barrier in the subject corner and continue to monitor the area.  I don’t think we came up with a root cause yet.  We are very unhappy that they will not stand behind the original sales person and jumped immediately to something we did incorrectly.  Also wondering if this is so important why their techs did not install vapor barrier and inspection ports as part of the original job.  Lessons learned, if we get verbal instructions, we need to write them down and have them signed in order to guarantee any type of warranty. I would prefer to keep this open until the tech comes out this week, installs the inspection ports and finishes the inspection.

*** does not stand behind their work. they put a drainage system in my garage and I had them level my driveway. 18 grand later and now the side of my house is washing out where they hit a retainer wall with a skid steer and broke it. it took them 6 months ti come back and patch a couple bricks but said they didn't break he other retainer wall where bricks are just laying there. they sent their "project manager" ******* out and must I say he wasn't the brightest and most helpful by any means the only thing he kept saying is hmmmm I don't know how we would've had anything to do with that smh. he was supposed to call me the next day to set up an appointment for them ti fix the messed up level job they did on my driveway. well I'm still waiting Brett. I keep noticing they are responding to the people they claim they cant find records for but are addressing any of the others. leads me ti believe maybe they messed a lot more peoples homes up than they are letting on.

Everything was going fine but the worker told me the overspray was water and not to worry. The next day when the overspray was dry it turned out to be glue from the foam. It is impossible to remove. I reached out to the customer representative then the one that actually did the work and they said to pressure wash it then use brake fluid to scrub it. None of this worked. Now no one will return my calls. I had a painting crew scheduled the week before memorial weekend to paint the pool they did all they could surrounding the foam glue but could not continue until it was removed. So the pool still has not been opened because of this. I just wanted the concrete deck around the pool leveled which they did but now I’m left with a real mess and no way to fix it. Just want the job finished no more no less. Job was paid in full my mistake

We are waiting on a repair company to get a bid for resurfacing the diving board and patching the stained vinyl.

Waterproofing was done to the unfinished side of the basement. The amount of cement dust was too extreme for the average homeowner to clean with non-commercial equipment. The area around the gas hot water heater was not cemented. . .dirt and a few stones surround the tank. The furnace vents were not covered during the process and therefore, cement dust traveled upward to the first floor living quarters. I hired a company to clean the inside of the furnace and the 16 heating ducts on the first floor. Dust continues to travel upward when the heat or A/C is turned on. The furniture, walls and fireplace located on the finished side of the basment required extensive cleaning and painting. There was cement dust penetrating 30 window screens that were stored in the basement. There was even dust inside of a closed DVD player. The amount of dust requires a professional team with the type equipment necessary to resolve the issue. I had friends who were interested in waterproofing, see the finished product. . . they verbalized that they would not hire **** ******** *******. The amount of dust permeating the house is causing allergic/upper respiratory infections. **** ******** ******* should be responsible for the cleaning to be done by professionals. I have already paid for furnace and vent cleaning.

I hired *** in June of 2022 to waterproof my basement cellars. The entire project took 6 months to complete appropriately. I experienced some flooding of my basement from the incorrect and out of code plumbing completed by ***. I had a certified plumber and the City of Sterling Heights Plumbing Inspectors office come to my home to access the damage and take proper remediation. The City Inspectors office opened the permit as there was no physical inspection prior to completion and based on information from the inspector, the final plumbing was not approved as up to code. It took *** over a month to reach back out to the City of Sterling Heights regarding this permit issue. *** was at my home roughly 2 weeks ago to "fix" the plumbing issue, however the only "fix" done was to cap a pipe and reroute the existing pipe back to its original state. As a result, I have had to throw items away, air out my basement to try and limit the spread of mold throughout the foundation and have missed several days of work to be home. The line my dishwasher was tied into, remains an open pipe and unusable. I have paid a certified plumber to assess the damage, suggest remedies and help stop the water damage. The typical installation of a *** system is roughly 2 weeks....mine on the other hand, is nearing 1 year.

Well over a month ago we began our search for an encapsulation partner for a crawlspace project at our new home. After several interviews with different companies, resulting in estimates, my fiancée and I decided upon Alpha Foundations. Jon, the sales guy, spent over an hour at our home, in the crawlspace himself to take photos and measure, he shared info about the company, the process, the estimate and their alleged reputation, they felt like the best partner. We sent them a ***** deposit & scheduled the 2 day project. We had to wait about 3 weeks. PLENTY of time for AF to do whatever may have been needed so our project went smoothly or to communicate about possible modifications. Day 1: team shows up late. No big deal. They knew how to access the crawlspace THEY’D BEEN IN IT. The team gets some work done, then leaves around 4. Day 2: Now we see CLEARLY why it was bid as a 2 DAY PROJECT. Team shows up late again so I wasn’t home but again no big deal they know the crawlspace. Another truck shows up at some point. The new guys measure AGAIN. This needs to be exact, maybe its part of the wrap up process. Several hours later around 2, I notice everyone is GONE. Jon calls my fiancée and tells him they can’t complete the project unless we pay them an additional *******. WHAT????!!!! “Your crawlspace is too this, too that and and and and…” WHAT???!!! YOU knew all Jon YOU DID THE ESTIMATE!! WHAT A SCAM!!!! Present an estimate they never intend to deliver on to “earn” the business, then at what should be the end of the project, tack on a pile of money or they walk. We learned later that evening, that prior to leaving they'd taken everything out of the crawlspace that they’d already installed. WHAT????!!!! Did they intend to come back if we’d agreed to their extortion?? Was their extortion, had we agreed to it, so outrageous that it would cover all the REWORK??? As outrageous as this sounds, that’s precisely what happened. A+ rating seems impossible.

      Business Response

      Date: 05/26/2023

Thank you for bringing this to our attention. We apologize for the issues and have forwarded them to management. They informed us that we sold a full encapsulation for the crawlspace.

When we went out the first day to begin the job the foreman informed the Production Manager of some issues with what was sold/vs what would be necessary to properly complete the job.

The crawlspace is much different than a traditional crawlspace. It has stem walls throughout the crawlspace creating multiple rooms, as well as metal ductwork that made it impossible to travel through/move materials through certain areas. To do the project correctly, there was a significant increase in the amount of material. This includes additional dehumidifiers, pumps, floor liner, and wall liner.

We also made measuring errors at the time of the sale.

We had the crew work all day on the project Monday, and then had the Production Manager and Field Superintendent go to the job with them on Tuesday.

After our managers assessed the situation and calculated the extra labor and material it would take to complete this project, we informed the customer of the adjusted cost. We only increased the price based off of material costs and estimated costs of labor.

We informed the customer of our error and that they had no obligation to continue the project with us.

When they informed us that they did not want to move forward, we issued a complete refund of their deposit on 5/10 for ******.

I am rejecting this response because:

we have a valid contract in place for work THEY SAW & BID. It’s unfortunate that their sales person made errors that will incur additional cost for them, but that isn’t OUR PROBLEM until Alpha Foundations made it our problem by backing out of our contract. We want the job completed for the contracted amount.

I hired this company to install 14 piers to stop my house from sinking. The install was done in December 2021. A few months later, all of the newly poured concrete was cracking. A tech found that it was not poured correctly. They scheduled the repair date. This was canceled the first time, no-call no-show the second time, then finally they showed up for the third date. Two months later, the doors in my house started having trouble closing and interior cracks started to spread. They sent a tech to mark where the house was sitting at that moment. One month later, they come back to check and found my house sank 3/8 inches in one month. He told me that he would get me a repair date that will be a couple weeks later, then stopped answering my texts and calls, without the repair date actually being scheduled. I called the office and scheduled the appointment myself but the best date they could provide was 2 months later. The contract states they will repair in 14 days. 107 days after I reported there was an issue and 71 days after the company confirmed there was an issue, on 1/25/23 the repair crew shows up and told me that the previous crew was fired for messing up multiple jobs. The company has no process in place to prevent this from happening. They found that the piers were not installed correctly and that one was never installed at all. Because the piers were installed inside the house, they could not lift the house back to where it was 3 months prior so the damage caused by the company’s negligence and slow response is irreversible. It took 4 days to complete the repairs and in their rush to leave they did not pour the concrete correctly again. An inspector wasn’t sent to make sure the work was done correctly so the company cannot guarantee the work was completed correctly. The company is refusing to pay for the damages caused to my home due to their negligence that is totaling thousands of dollars and ignoring all my texts and calls.

      Complaint: ********

I am rejecting this response because: The managers came out on 3/3/2023 as scheduled and they attributed all of the damages to my home to other factors. I am getting a second opinion and I would not be comfortable closing this complaint until then.

      Sincerely,
