    In our experience, Market Leader (ML) is a scam. MLs business model is to build you a simple custom website, funnel people to it, and they provide a list of people who have visited the website. In our case, ML did build us a simple website, but that is where their legitimate services ended. ML sent us several leads of people who were supposedly reviewing Real Estate listings on our website. During the first 2 months, we were not able to contact any of them. Most did not provide phone numbers, and those that did - had incorrect/disconnected numbers, and/or non-deliverable email addresses. Most of the leads appeared to be just made-up. These are actual names of leads that ML provided: *****************, Sparky The great, Ros And, I C, L ouis, and Inky Cam. During our 6 month agreement, we spent over $10,000 with ML to build a website and provide high quality leads. After the first month, it was pretty obvious that we had been duped. We raised our concerns to ML immediately. They said that it was just too soon to see results. When we were more adamant with ML at the 2 month ***** the Market Leader Gaslighting Campaign began. To cover-up for their scam, ML accuses its customers of not following up appropriately with the leads. When we asked ML how to effectively follow up with a lead which had bogus contact information, they didnt have an answer.At the 3 month ***** and again at 4 months, we notified ML of our intention to terminate the agreement at the end of the 6 month term. They finally acknowledged, and actually discounted our final month by $240. However, they began billing again, and we are still being billed for a service that we tried to cancel five months ago.If you search Market Leader in Real Estate ******** groups, you will find that our experience is almost unanimous amongst others. We should have done more research. ML will try to respond to this post by pointing the finger back at us. It's just more of their bullying, and ML gaslighting.

But, that is not to say, it is not for everyone and like most leads businesses, there are some unhappy customers. Market Leader has ******+ lead subscription customers, majority are happy about the opportunity to add consumers to their real estate network. There are definitely customers who are unhappy as their approach does not align with today's consumer. Customers choose their lead subscription areas, customize their website, personalize their CRM and choose a 6 or 12 month term. Market Leader provides a lead guarantee which enables real estate professionals the opportunity to add a predictable number of consumers to their real estate network. Customer has 23% of contacts on a listing alert, recommendation is 90% of leads have a daily/weekly listing alert to drive the consumer back to the agent website, eliminating the need for the consumer to go elsewhere for real estate content. There are consumers who are very engaged with the agents website, leveraging her website as their destination for real estate information. Consumers are viewing, favoriting homes and editing their save searches. Customer is set to fully cancel on January 31, 2023 and from the consumer engagement occurring on the agent website, I strongly recommend keeping the ************* active, so consumers do not have to start their search over with a different agent. Regardless, we truly wish you the best.Lead subscription services are from consumers who proactively create an account and register on agent's website from Market Leader's search engine marketing on ****** and Bing. Market Leader uses thousands of real estate specific terms and geography specific locations to attract consumers to customer's website.     Market Leaders response to our concern is essentially the same as their response to everyone who has a BBB complaint. Market Leader uses their BBB response as an advertisement for their services, which is just sad and pathetic. Market Leader says, A majority of Market Leader customers that follow or implement lead management and follow up systems love our leads products and rave about how much better they are than other lead services. If that were true, Market Leader would not have a BBB rating of **** stars. Dont let Market Leader bully and then gaslight you! Stay away!

    I was told I would get 15 emails and phone numbers which is a complete lie. I've wasted way to much time and money dealing with this service already. It is a complete scam and they should be put out of business for their tactics.

After reviewing the customer's contact management system, there is very nice engagement happening between the consumer returning to the agent's website to view/save homes.Please continue to work with your Account Manager to implement strategies and tactics to service your leads and create future engagement.

    I was promised 20 leads and if I did not get 20 they reimburse you for not getting that many. I only received 3 with emails only. No phone numbers they took over $1000 out of my acct in a months time. When I complained and tried to cancel I am told I can not cancel. Then instead of reimbursing me they had another employee call me to explain they are a business that needs to make $ too. Within a week I received 7 leads at all hours of the day and night. I had to turn off notifications. I had one lead threaten me through social media. I again filled out the CANCEL to no avail. I now have a Lawyer. I hope to cancel. I would not recommend this company at all!

    I read these complaints but signed up anyway. Dummy ME! Seller leads are awful, they keep sending me leads in a town I didn't choose, saying they are free. Some leads are listed already. As you can see by all the complaints here and the defensive tone they take is that they know they are scamming. I joined after reading good things about them in The Close. The only thing they are good at is their CRM and that is not what I signed up for, I told them I already had one. Big bunch os BS from Market Leader and everyone will know soon enough. Hoping Karma will get them.

    Was promised ten leads a month. After a hours and hours or emails and phone calls to this company I got only three leads without phone numbers. The campaign that Market Leader promised us upon our intial phone call was entirely different than what was delivered. Its a total waste of time and money. The product is not as advertised and we are stopping payment. Do not charge my credit card and refund my money. Im a multi licensed Broker and I will file a class action lawsuit along with the other 200+ complaints here with this same exact issue.

As of December 28th, customer's first full month, ********************** has delivered 4 leads to date. Market Leader has a lead guarantee noted below. Lead Guarantee Products: For products that include a guaranteed number of leads per month (as specified on the Web Form), ML will provide a guaranteed average monthly volume of prospects who are searching for homes in or around the area specified in the Web Form. If ML delivers fewer prospects, on average, than guaranteed during any three consecutive full calendar months, ML will review Client's account upon prompt notice from Client and, provided Client has met the requirements of this Agreement, as Client's exclusive remedy, ML will adjust Client's monthly fee and/or monthly lead guarantee for any remaining months (but not prior months).

    If I could give this business a less than one start review I would. They have been issuing illegitimate leads to ** for over a year now. The seller leads dont even own the property they are contacting us for. When we asked to cancel we have been given the run around so so many times. Over a year of trying to cancel. They wont close our account and keep charging our card. Im looking into a class action law suit. We arent the only ones who have this issue. It is fraud, its a scam, and its illegal. DO NOT GIVE THIS COMPANY YOUR BUSINESS OR CREDIT CARD INFO

    Our experience with Market Leader has not been great. We have received very low quality (if any) leads and then upon reviewing the program, and deciding that it is not a fit for us due to the low conversion/bad quality, it has been impossible to speak with anyone who can cancel our account. We have emailed, called, left messages with nothing more than being spun in another circle to end up right back where we started. Our 'account manager' has been sick, on vacation and essentially points us right back to the customer service team where we are then told again that an account manager will reach out.This is a shame, we were excited to join the program and didn't have any reason to feel like we were going to be let down. We understand the difficulty of getting quality leads and were very reasonable in terms of our expectations. Our dissatisfaction really lies with how Market Leader has handled our requests to end the relationship.

    Market Leader is a scam. I paid for seller leads for 6 months and got nothings. I was told in month 5 that they can't guarantee seller leads. Then they tell me that the questions that they ask potential leads is extensive and someone wouldn't go through all of the screening if they weren't serious. I then went to the site and entered 2 data points and that was it.What they are doing should be illegal.

    Terrible - ********************** is horrible, no one has a clue, they foul up everything they touch. No one to speak to, they want you to fill out a form, it has been a nightmare. I have contacted them through several channels and no one will call back. Today it appears they took 2 months fee from my account. These people are awful and I an left wondering if they're a legitimate company.

    This is a complete scam. I have been trying now to cancel my subscription for 2 months with out any prevail. First month of leads they say that they will setup your website as long as you get them everything they ask for. They did that, in one week I had the site up. I started getting just email leads with names and email. I reached out diligently and got zero response. I contacted my sales rep ********************* and told him the type of leads I was getting I even got leads about making my website better those actually had numbers. Then after paying the first month $514 and not seeing any return on investment and the leads didn't get any better. FYI I closed 18 homes last year and have 12 already this year ( so don't tell me I don't do my follow up and follow up). When I contacted the billing department they said that I need to fill out a form and someone will get back to me with in a few days. A week had gone by and no one did so I called again. They asked did you fill out the cancellation form? I said yes. They said they would note it and someone will get back to me. A day later ***** called and said I owe $514 he can spread that out over the remaining 5 months and cancel my contract then. I said NO WAY... The leads, I will not pay for dead leads, no response, he said he will check and see what he can do. Another week had gone by and no call from *****. I called billing and told them. Next day ***** called. Telling me that I need to pay the $514 and maybe give the program a chance. I said no he said then I would be sent to collections. This started in July 2022 and it is now almost Oct 2022. I asked for ******* manager he said he is the one to speak to. I asked billing for someone else to speak to, they said they don't have that information. ---- I will see what they do with this review... ****************** and my lawyer will hear about this. Please Don't get scammed like I did... ****** learned... Eager Realtor here and wanted to grow, now I waste my time and energy.
