I am writing in response to IQ Data Internationals reply to my original complaint (CFPB Case Number: 250317-19381118), which is both unsatisfactory and non-compliant with federal validation requirements under the Fair Debt Collection Practices Act (FDCPA). *******s claim that documentation sent to me was returned as undeliverable does not absolve them of their responsibility to provide proper validation of the alleged debt. If documentation could not be delivered by mail, why was it not provided through the **** complaint portal in their response? A vague summary or a generic response letter is not legally sufficient to verify the validity of a debt. To be clear: I demanded full validation of this alleged $2,814 debt, including: A detailed breakdown of charges The original signed lease or contract Any move-out statements or final invoices Confirmation from the original creditor, Mountain Valley Apartments I do not acknowledge this debt and fully dispute its validity. Please note that the balance I last disputed of $2814, is now showing $2825 which I have attached proof of this illegal increase. I have no outstanding balance with this apartment complex and believe this is a false and inaccurate entry on my credit report. ** Datas failure to validate the debt per my rights under 15 U.S. Code 1692g and continuing to report it to consumer reporting agencies may constitute willful noncompliance, and I am prepared to pursue litigation if necessary for this unlawful and misleading reporting. On 4/22/2025, I received a collection notice from ******* claiming I owed $54.72 to **************. However, I do not owe this amount. In fact, ************** still owes me a refund (over $900). The letter from ******* clearly stated that if I disputed the debt by 05/20/25, they would pause collection activity until they provided proof of the debt.Despite this, when I called ******* on 4/23/2025 to ask for clarification, a representative named ****** insisted that I had to pay immediately or my credit score would be negatively affected. I told her I wanted to first confirm the charges with Sterling Ranch and potentially pay later that evening. ****** told me that if I didnt pay right away, she would mark it as a refusal to pay and it would hurt my credit. She repeated several times that I was young and shouldnt let a small amount damage my credit, which I felt was manipulative.Under pressure and fear that my credit would be harmed, especially as I am preparing to purchase a home, I paid the $54.72 over the phone. I did not receive accurate information about my dispute rights, and ****** actively discouraged me from using the dispute option stated in their letter.I have since contacted **************, and they confirmed I do not owe this money. Their team is currently working on refunding me the full ********* Datas handling of this matter was unethical and possibly in violation of fair debt collection practices. I am requesting that *******: (1) acknowledge the payment was made under misleading pressure, (2) issue a formal apology for the handling of the call, and (3) immediately coordinate with ************** to return the funds to me and correct their records.Customer Answer

On the contrary, Sterling Ranch still owes me a refund of over $900 due to a billing error on their part. Their office manager, ******* ******, has admitted the mistake in writing, stating: It was my mistake I put the incorrect date for your move out. She also stated that she is updating the paperwork and sending it to corporate to correct the system and process the refund.
Despite this, ******* sent me a collection letter. When I called on April 23 to dispute the charge, the representative (******) refused to honor the verification rights described in the letter and pressured me into paying immediately under the threat of credit damage.
I paid under distress and dispute the validity of this debt.

Ive uploaded a screenshot showing my phone call to ******* on April 23, 2025, when I contacted them to dispute the debt. The representative refused to provide verification and instead pressured me to pay immediately, warning that my credit would be affected.
After repeated delays and no meaningful resolution from *******despite the property confirming the debt was sent in errorI filed a dispute with my credit card company ******* I had no choice but to go this route, as ******* continued to deflect responsibility and waste my time.
Im providing this update for documentation, and I still believe *******s handling of this matter was inappropriate and misleading.Business Response

I am rejecting this response because: it does not accurately reflect what happened.******* claims that they closed the account and refunded the amount prior to receiving the BBB complaint. This statement is factually incorrect. On April 30, 2025, I personally called ******* and spoke with ******, who did not acknowledge the $54.72 charge as a mistake and refused to issue a refund. She also stated that ************** had not contacted them and said, they are probably lying.
The reality is that the refund was not initiated until ******* ******, the office manager at **************, and her supervisor repeatedly communicated with ******* to correct the mistake. *******s delay and refusal to acknowledge the mistake directly caused me and Sterling Ranch to spend significant time and effort resolving an issue that was caused by their mishandling.
I have attached the follow-up email from April 30, 2025, showing that ******* had not yet processed the refund at that time, despite claiming otherwise. This email also demonstrates how ******* and her supervisor at ************** repeatedly reached out to ******* before the refund was finally processed.
I am requesting that ******* formally acknowledge their mistake and take responsibility for the unnecessary time and stress this situation caused. I would like BBB to continue reviewing this case until ******* provides an accurate and honest response.
