On September I paid rent and apparently someone broke into the rent Dropbox and now they wanna charge me out of my own pocket and telling me I need to make adjustments with their attorney which I find very unfairBusiness Response

I was a tenant at one of the properties managed by avenue5 residential from January to December of 2024. My experience with the management here was horrid. ******* ****** is the supposed assistant manager but also seemingly the only manager. She is the one I ran into the most issues with. Not only does she lack priority in her position (telling me herself she had her own life and things going on when I addressed her excessive absence) but she is an awful and bitter person. My rent went up from 744 a month to over 1200 a month. The office staff were dismissive of my concerns and failed to provide an explanation for this. They were lenient at first and let me pay in increments as long as I paid by the end of the month. I fell onto hard times in November and December. I paid Novembers rent in full by November 29th and reached out to an organization called Graces Place to pay Decembers rent. The representative and I could not get ahold of ******* in time and the charity ran out of funds before they could get the documents required (a copy of the lease and a letter stating the amount owed). I called the office to inform them that, due to the delay in a response, I would need time to come up with rent again. I was told the message would be relayed but still received a 5 day notice to vacate. I am 8 months pregnant so this was an unreasonable demand. I am in no position to be moving out of an upstairs complex. I called the office requesting to speak with her and got a call back hours later. She was very agitated and spoke to me in an extremely unprofessional manner, calling me names, insulting my intelligence and speaking over me. We could not come to an agreement and she ended up hanging up on me while I was in the middle of a sentence. I am now being charged 1500 for ending my lease early and am definitely being overcharged for damages with no itemized receipt. There is a few small holes and a broken closet door but no where near 3000 dollars worth of damage.Initial Complaint

4/23/2024 I moved in based on the LM at the time entrusting the unit he had me signed was Ground level due to my brother being heavy footed. It was not a ground level and I had a witness to prove that conversation.The day of move in,he told em that I could not move in and that I had to move in the next day. This was after I was moved out of my other place with nowhere to go. The ** and LA even agreed and said it was his fault. He never communicated and I never received an apology. I got a lease violation because of heavy walking. Nothing was done in purpose. I will live in a place where I have to walk in eggshells and why I originally requested ground unit. Yet, this office has repeatedly allowed the top neighbor and bottom neighbor to have their animals dedicate on the patio/ balcony and this went on for weeks,but I got a violation. I was allowed to transfer 08/20/2024. The new LM and new AM are here. I was never contacted by the ** until two days prior to my move in ! Blamed it on contacting another resident in another building. I was passed around between the AM,LM,and CM!! No one could ever get the proper amount of what I owed figured out. The unit was never cleaned. I never r river a move in inspection form like I did when I originally moved into this property. Never got the appropriate mail box keys. Little to no communication with this office ! It has been beyond frustrating and dysfunctional. The reviews are accurate! I took a risk. Then 9/09/2024 I submitted a maintenance request for adhesive/epoxy oozing from the floorboards. Its now 12/19/2024 and it has NOT been resolved. I keep getting the due diligence from the current AM and *** The ** will only post a comment in the portal but leave messages for the LM to read off in a voicemail to me. Four people come out and there is NO leak. Pipes are underground, they have to mitigate regardless. The AM told me if I dont like living here then I can find somewhere else to live while on speaker!Business Response

The Residential Landlord-Tenant Act (RCW 59.18)states that tenants are not liable for certain things, such as normal wear from ordinary use, damage(s) caused by third parties, damage(s) that existed when I moved in, or unreasonable charges. I am not responsible for the following alleged damages because there was no damage; there was only normal wear from ordinary use:Page 7 of the move-out statement explicitly demonstrates that ***************************** states the carpet was dirty- not specifically due to damage beyond normal wear and tear, a pet or other ************** 9 of the move-out statement demonstrates that ***************************** states the carpets are worn out- not specifically stained, damaged, or soiled. On August 8th, 2024 at 10:19 pm, I revoked my application to Avenue5 Residential Apartments also known as ******************. On Saturday August 3rd, 2024 I recieved an email from a ******* employee telling me that my application has been cancelled and a refund had been submitted and i should expect a refund in 6-8 weeks. I had never received a refund check and placed several calls to veranda highpointe. I check the 6-8 time frame which wouldve been around September 13-September 27th, 2024. After hassling them to get my refund check out - I received an email from a veranda employee stating that my refund request had been submitted and i should recieve It within 60 days. I am now at the 60 day **** and have had to hassle them again - I've received the same 3 excuses since september telling em that their property management team has just been replaced, they have to submit and request and It could take a couple more weeks until I receive the check. I told them that I could simply pick the check up to streamline the process thinking It would make the process faster, however i've been hit with excuse after excuse. I eseentially have waiting nearly 4 months to recieve a refund from a apartment complex and have continuously been given the run around.Initial Complaint

This morning (12/16/24) my boyfriend and I woke up to our apartment flooded from upstairs neighbors toilet malfunctioning. The property manager on site, ******* was repeatedly rude and laughable about our situation. Showed no empathy whatsoever. They told us basically to **** it up, its not that bad, we will only have to deal with fans and dehumidifiers running all week. Not to mention there was still a massive puddle of standing water next to our toilet which we couldnt use without getting dripped on. We expressed our frustration with having to call into work to deal with this and she laughed again and said no one told you to call into work. Just an unreal experience all around. The maintenance guy even said this isnt the first time this issue has happened in these buildings, and talking to the neighbors that seems to be the consensus. Seems there should be more preventive measures taken? Also, not sure a random maintenance person is even qualified for the remediation necessary for this event. I live in ***** on university, Tempe currently managed by Avenue 5. They are putting ridiculous charges on me and my roommates even though all the paperwork that they have provided suggests otherwise. The billing team is continuously threatening us saying "it will be tough for you to rent later on. Your credit will be affected". Check the highlighted areas in the attached documents.Customer Answer

In August of 2022, I was accused of ***** and spent a year in custody. Prior to that I resided at ********************** one of ******************. They served my family with Vacate Premises due to the accusation. ***** was never committed. Anyhow, they kept my $600. Deposit and a year later sent me to collections. My Mother turned in keys to Apartment and was told I was in good standing. Now, Noone can find such paperwork but yet, I'm in Collections for $3500.Initial Complaint

My apartment flooded on Friday ceiling in kitchen and master bathroom falling they said lenders need to come won't tell us what caused the flood so we can use ***************** haven't said if it's still safe to live here or not suppose to come today nobody has came at all been calling and going to the office and no response no body has checked for mold or anything ceiling is brown in some spotsBusiness Response
