      Hello,

      There was some confusion with application records as you had changed your first and last name during the process. Your lease was sent to you on 9/16/24 to sign (no rental increase) but was never signed. There is no guarantor listed on the lease.Since you did not ever sign the lease, you defaulted to *** with a *** fee per the terms of your lease. Those *** Fees accrued late fees. Your balance reached our threshold for providing a legal notice (14 days to pay or vacate) and a notice was posted and mailed.

      You did submit a reasonable modification request for grab bars. The request was approved by management, but at the expense of the resident. This is standard practice in **********. The property only pays for modifications if the property is federally funded.

      The regional manager did reach out to you today and offered to remove the *** and late fees if you can sign your rental agreement.

      I applied for an apartment unit. I was required to pay a $400 deposit prior to approval. I was denied approval. Ive been trying to collect my money and have been getting useless excuses. Its been over 6weeks. They claim they mailed the refund but I havent received it.

      I was charged an application and administration fee for an apt that was not available for lease and was told it was a computer error that allowed me to apply for the apt and I would be refunded. Ive contacted the management company by phone ***** times and no response.

      During the first week of October I applied for an apartment with my daughter at *********************** in ********. As part of the application process they collected $400 for a deposit. We paid the deposit with the application fee (an additional $80). We found out we were denied for the apartment which was fine. I called the leasing office and asked when the $400 would go back on the card only to be informed that is not how they do it. They have a paper check sent from their ******* office through the mail in "2-3 weeks". There is no warning when filling out that app that if you are denied you have to wait that long for to get your money back. When someone is moving is not the time to hold onto that much money. We needed that money to move into a different apartment. I have called and emailed since it has been almost 6 weeks now. I was told that the check was sent to the address on file, which it was not because it would be there by now. The person I spoke to refused to give me the name of someone who could actually assist me. On top of that I kept getting emails afterward asking me if I wanted to tour the facility. I had to email them to tell them to stop contacting me.

      We have spoken with ****** at ************ about this issue. She spoke with you last week about not receiving the deposit. She confirmed that she recommended to stop the payment on a check to your old address, and to send a check to your new address. The address you provided in ********, WA did not exist. When she was informed that the property you wanted the check sent to was The Banks on *******, it didn't match the address given in ********, **. You then proceeded to give ****** your home address to send the check to, and the check was sent to that address. You should be receiving it before the end of the month.

      As for the emails, ****** believes this could be the result of our AI assistant program. She has double-checked the program and will be unsubscribing you from any follow up.

      This company issued me a refund of my deposit used to move in once I purchased the property I was renting on October 3rd 2024. After they issued the refund I was charged additional fees. This is not fair there were no fees on the move out ledger received 10/09/2024 but on 10/16/2024 items were moved around and I then received fees which appears to be a scam. I have never been late on any payments or have missed any payments. Once I contacted the company Avenue 5 to resolve any matters the companys representative began to hang the phone up during the conversation while I was still speaking. Please help me resolve these fraudulent charges and activities.

      I applied for an apartment at *******************, which belongs to Avenue 5, and paid for the reserve fee. But after two days, I was told the seller would rent this apartment to me. It was not my problem. It was they did not want to rent the room I selected.Then I applied to return my reserve fee 500 dollars. I should get it within two weeks. But I didn't receive it for more than 4 months. I called ******************* many times but they said it was the headquarter's problem and I didn't get any email respond from Avenue **** I need my refund of 500 dollars as soon as possible.

      We have passed this to our regional marketing team and have learned that a check was written for you with cancellation a month later, and the check was never cashed. That amount was distributed back to us, but only because the time elapsed with no check being cashed by you. We could still cut this check if you still need it, unless the current management company (FAM Residential) has already cut you that check.

      I lived at this property and moved out June 31, 2024 due to my lease being up and dining a better place to move. According to Texas law within 30 days a refund should be issued and this company claims they issued a refund on August 23, 2024 more than 30 days later. I still have not received my refund, I provided my new address when I signed the move out paper and I've verified my address more than five times when calling and trying to find out where my refund is, I'm constantly getting an excuse, being told someone will call me back and even been told it's nothing they can do. This is very predatory behavior, I have proof by video of the move out and the cleaning of the unit, I was a good tenant, I just want what rightfully due to me, my refund.

      Fraudulent move out charges for pre-existing damage--I had filled out the move in condition ******************** management lost it, & they are now trying to collect for damage. They are trying to retain a cleaning fee out of people's security *********** would like my cleaning fee returned too since the apartment was filthy when I took possession of it. Did not send itemized ledger of move out charges within legal time frame. The move out paperwork that was sent to me does not meet the legal requirement of itemization--it simply lists ************** amounts & not what the charges are. As there are merely dates listed & no info, it appears that they are trying to charge me rent after I gave them back my keys after move out (I had provided appropriate *********** lease was over). They have also turned these fraudulent charges over to a collection company, which has not sent me any paperwork/contact information, only hostile phone calls to my ********************** I received a call from Avenue5's billing agent, I explained the above to him & that they had not complied with RCW. The billing agent, *****, became extremely aggressive and threatening & said he didn't care, that I was going to pay the balance. It appears that they willingly & knowingly do not comply with Washington State law & rely on ********************** knowing how difficult it is for tenants to find housing/that tenants would fear this jeopardizing ability to secure future housing.I have ************* documentation, including property mgmt acknowledgment that I had turned in move in paperwork. I also have an email from the property mgr herself acknowledging the damage to the apartment. I have a summary email of a conversation that I had with the property's leasing agent at the time, *********** *******, in which he had told me that they did not have my move-in paperwork. I am continually looking for further documentation and will provide upon request.

      ******* ***** and the general manager REFUSE to fix our stove. Theyre making false claims of COVID as a reason to not enter the unit. I have negative COVID tests, and told them beforehand we are sick (tis the season) and to enter the unit with masks as a simple courtesy. There has never been any mention of COVID.

      I applied for an apartment at formally known ****************** located at ********************************************************************** and was denied on March *******. They informed me of my denial via email and per their application policy if an applicant is denied that applicant is due a full refund of their application fee and deposit. I paid $375 to apply and was told that I would receive a refund within 30 days of my application denial. I have never received a refund. I am owed $300. I have made several attempts via phone, email and in person and keep getting the run around.
