I parked my vehicle at ****************************************** at 0:30am. I checked the sign for that lot and it says reserved for ******. However, it didn't mention it is reserved for 24 hours, which for my understanding, I can park there after business hours. And I checked the business hours for ****** and they finish at 8PM. Then I parked my car on that lot since it was midnight. I got a ticket at 1:39am and the reason is "No parking after business hours". I uploaded two pictures of signs in that parking lot and none of them says I can not park after hours. The business can not make additional conditions that are not written down and issue the tickets based on them. I contacted the royal parking services to appeal the ticket and they refused to do it for me. Here I am looking for BBB help me contact the business and appeal the ticket for me. I parked at the **************************************************************** on June 26, 2024. I went into the "*************" in the plaza and DID NOT walk off the lot. I was ticketed $74 for the reason of "parking is only valid when using facilities in the building." I have been emailing back and forth with Royal Parking Services, providing my receipt for using the facility in the building, and explaining that I have been wrongfully ticketed because I did not walk off the lot. Every time I explained this and gave proof, the only response I received was that I was ticketed for walking off the lot and that they will reduce the ticket price to $48. I received a letter in the mail saying that the price of the ticket is now $102. Royal Parking Services is a SCAM and their reviews show it. I didn't walk off the lot and I shouldn't be charged anything since I didn't break any rules! They never supplied proof of me walking off the lot, they only kept emailing me telling me that I did. It's sad to see a parking company trying to take so many innocent people's money. My ticket notice number is ************ and I would like my ticket voided as it is invalid.Business Response

A parking ticket was issued by Royal Parking Services to me on April 20, 2024, at 11:31 AM at the ****************** in ********. The ticket was issued without proper verification of my entry into the store. I have dashcam footage that clearly shows I left my car at 11:30 AM, and within one minute, an officer approached and issued the ticket. This timeframe is insufficient for me to have exited my vehicle and entered the store.On August 7, 2024, I received a Final Collection Notice dated August 1, 2024, demanding a payment of CAD 120 as a fine. To clarify the situation at hand, i have graphically presented the route I have taken to enter the store and attached it to this message. The green rectangle is your "officer and their car", the red rectangle is my parked car, Blue line is route taken by me to enter the store and **** **** is the locaiton of sinage. Please review this in conjuction with the dashcam footage which I have already provided.I hope this helps in understanding the scenario better . Date of ticket: August 4, 2024 I went to ************* in ******** and parked in the designated parking lot, however I was ticketed unfairly by this company. I contacted their disputes email and was told that an "officer" had seen me "walk off" from the plaza. They said that there are two plazas at that location and that they only patrol "one". HOWEVER, ****** Maps states there is only ONE plaza at that location, I have a clear photo that shows their company does patrol the ENTIRE parking area, and they have not shown me any evidence to state I parked at the "incorrect" plaza. Furthermore they ticketed me at 7PM, when I was INSIDE ************* at 6:43PM, so there is NO way that an "officer" could have seen me walk away if I was INSIDE the business. I have witnesses that can prove I parked at the ************* and that I was INSIDE the business AT THE TIME OF TICKETING. The person who answered my dispute email flat out LIED and did NOT give me ANY evidence to prove their claim. Clearly, THEIR OFFICER IS LYING - I have witnesses that saw me park in the CORRECT area and I'm sure the employee at the business would be happy to pull up the **** to show that I was INSIDE at the time of ticketing. Once I saw the ticket, I waited outside to find this supposed "officer" to ask why I was ticketed BUT lo and behold there was NOBODY THERE. I asked the other patrons that were in other cars (who were outside before me) and they ALSO agreed that I was ticketed unfairly and that they did NOT see any officers around for a good while. They have NO evidence and are using SCAM-like techniques to try and pocket money - the ENTIRE parking area is patrolled by them and they are LYING to try and con innocent patrons.Customer Answer

I am rejecting this response because: the "concession" mentioned did not absolve the ticket that was given based on a LIE. The email I received stated that I was not to reply to the thread any longer EVEN THOUGH the reasons given were based on lies, which is why I started this process.
As mentioned in my original complaint, the reason given by the appeals department that you do not patrol the plaza is a LIE. I was a patron of the plaza as seen in the RECEIPT that was attached in my original complaint. Your coworker stated that the business I went to was not patrolled by the company which is clearly a LIE as seen in the photos I sent through the BBB. Your company has still not provided any EVIDENCE regarding this ticket. I was parked in the correct area and was a patron of *************, I have sent my receipt and am sure I can get the **** of myself in ************* at the time of the ticket. How could I have "walked off" when I was INSIDE ************* from BEFORE I received the ticket. As well, WHO is this "officer" that saw me walk off? When I came out of ************* and saw the ticket, I waited to chat with them but saw no one. When I asked again and again for EVIDENCE for my ticket, your coworker stated that you do not patrol the ************* parking area - but again the photos I sent in my complaint with the BBB show that ************* is inisde the plaza that is controlled by Royal Parking Services. So if your company patrols the whole parking area, then please SHOW me the evidence of myself "walking off" when I went to **************
Furthermore, the reasoning given in the first email exchange stating that I was parked in the wrong plaza, even though Royal Parking Services patrols that whole area, is refuted as seen by the "permanently closed" ****** result. As well, if I was parked in the wrong plaza, then please PROVIDE THE EVIDENCE, as I believe I was NOT parked in the wrong area (as I went and ASKED THE SNOWY VILLAGE EMPLOYEE WHERE I SHOULD PARK). The fact that Royal Parking Services patrols the whole area and cannot send me any EVIDENCE of myself walking off and then LIES to state they don't patrol the whole area clearly shows that they do not have any backing for their supposed officer's lies.
The fact that your initial reply had stated "two" plazas, which I refuted, which was then followed up with "we don't patrol the one with Snowy Village", which again is a bold-faced lie, just shows that this company is lying to try and receive a pay-out from innocent patrons. I have sent in multiple photos that refute your claims yet you have not given me the evidence I have asked for. Please either send me the evidence that shows I "walked off" or absolve this ticket.

I got a ticket from Royal Parking Services Limited parking lot today (August 14th, 2024) at 1:02pm for parking at a residential parking lot without a visitor permit. My invoice number is ************, and I did have a visitor permit displayed in the passenger-side parking lot but I was given a ticket regardless. This is illegal and when I called I was told that there is nothing they can do, and they could not send me the pictures to confirm it. They offered a lower price to get me to pay because I only had $8 in my bank account, and I was scared because the ticket said that I would be charged more if not paid within 7 days. I carry a visitor pass all the time so this is such a scam practice for them to get the legal permitters to pay. There were a bunch of other tickets as well on other cars so it was certainly a scam operation for that day. This should not be allowed in any case. This is a new company that took over the previous company last month that used to take care of this parking lot. I should be refunded as I had my visitor pass displayed in the passenger side window of the car and the inspector did not go around the car, as per my dash camera video. The ticket also says that "[you] have granted permission to obtain information on the vehicle's registered owner from ICBC". I have not granted any permission, I did not sign any legal binding agreement so such words should be removed from the tickets going further. They are sending my personal information to debt collector and threaten legal actions as per the ticket, if not paid.Please help me as I only have $8 in my bank account and I do not know what to do as they have already wrongfully charged my credit card for $48.Business Response

I am rejecting this response because: I added the pictures to show that the ticket was wrongfully given. I had a Visitor parking permit on the passenger side window. Your picture itself says "Visitor Parking Permit must be displayed", it does not say where it should be displayed. I was not even given the pictures when I requested that proves that there was no parking permit. This is why this is a scam. Your agent on the phone scared me into submitting and paying the parking ticket at a lower price because you did not have proof that it was not displayed.I tried to argue back with her but she just offered me lower discount as there was no proof. I was bullied into paying the ticket by your agent and the team.
I am attaching the images of your agent taking a picture of my car, after giving me a ticket. AFTER GIVING ME A TICKET! You can clearly see the ticket given first and then agent taking picture much after without checking for the pass anywhere on my car. This was an orchestrated scam by you guys for others to pay.

I am rejecting this response because: There is clearly a visitor pass in the passenger side of the dashboard as in the picture provided by the business. The agent must have to blind to ignore the visitor pass even though it is there as per the picture provided by the parking company. I have marked it on the same picture provided by the parking company. It is clearly visible as per the instructions provided by the parking company, making this ticket null and void.The agent provided the ticket first instead of looking careful at what is on the dashboard. I am rejecting this response because: like I said, I had a visitor pass on my window as I pointed out in the picture provided by parking service. I circled it and proved them wrong as they said I had none. Please check the picture you sent and the one I circled back. The visitor pass is visible in the picture provided by the company. The person on the phone scared me to pay when I was in the right. I did not want to wait 7 days and pay more.In the hindsight, I should not have paid at all! You guys scammed me and you proved yourself wrong as there is a clear visitor pass on the passenger side dashboard as I initially stated. My friend parked in the goodlife parking recently and still got a ticket, even tho he parked for less than 3 hours. This is an orchestrated scam by parking corporations and should be dealt harshly.

On July 16, 2024, I received a letter from Royal Parking Services stating I was parked in an unauthorized parking on May 10, 2024 at 11:25am at ************************************* I was fined $74.00 and other incurred cost of $28.00 totaling $102.00 because the ticket remained outstanding and undisputed. I didnt find any ticket issued on my windshield and was not fully aware of the incident until I received the letter dated July 12, 2024.On the same day I received the letter, I called Royal Parking Services. I told the agent of the parking violation notice. I also told her Ive never parked in an unauthorized parking space. She told me my infraction was due to walking off the parking lot. We did not walked off the parking lot. Our intention was to have a cup of coffee. No Purchase During Ticket-Issued Period: As mentioned in my original complaint, my partner and I did not make any purchases at H-mart, and we only bought a few items from Tokyo's Beauty. While we understand that the request for proof of purchase is technically reasonable, we did not make any purchases during the specific period when the ticket was issued. Its essential to consider that customers may spend time exploring stores, browsing, or simply hanging around without making a purchase. Penalizing customers who do not make a purchase during their visit, despite using the facilities and contributing to the foot traffic, seems unfair and discouraging.
In-Person Observation: The officer who issued the ticket directly observed us at the location. If their observation alone is not sufficient to verify our presence and intent, I question the validity of issuing such tickets without a thorough investigation.

Thank you for your response. I would like to clarify that the places I mentioned visiting do indeed align with the parking requirements. My partner and I did not leave the property at any time. We were consistently within the mall, patronizing ***** ? Beauty, H-mart, and other nearby establishments.
The officer who issued the ticket was informed of our presence on the property when we spoke to him in person. He advised us to dispute the ticket online, which implies that the ticket was issued without verifying our whereabouts. This raises serious concerns about the officer's reliability and the accuracy of the ticketing process.
To prevent such errors in the future, I suggest that your officers be equipped with Body-Worn Cameras. This would provide a clear and indisputable record of interactions, helping to avoid misunderstandings and ensuring fairness for all parties involved.

Royal Parking:I was given $70+ a ticket for "walk off" at location T&T/McDonalds in ********* even though I was a customer at these businesses and have reciepts to prove it. I reviewed the parking signs on ****** Maps and the sign says "parking for xx90 Lougheed Hwy", which is the address of T&T where I shopped. It seems there are other in the SAME lot that say "parking for T&T". This makes no sense as the address for all these businesses are the same, and ALL parking is run by Royal Parking. Royal Parking is a scam business that uses obscure wording on signage to con money from shoppers of the actual businesses in the area (T&T/McDonalds).Business Response

Hi ,
The following ticket was issued because the officer witnessed the driver of the vehicle walk-off the lot. Walk-offs are strictly prohibited, before or after making the purchase. Also, the 2-hour parking is for the customers while in store, the instructions clearly state in the sign that leaving the lot without the vehicle will be considered as a violation and accounts to be ticketed immediately.
Additionally, it states the address *****************,whereas T&T supermarket is located at ******************************. These are 2 different lots which means parking only for the customers of the stores located at ****************** Also, when you exit the lot or enter the lot, there is a sign stating the store of the plaza, one sign states the rules and other sign sates the stores.As a consideration, we are reducing your ticket to $44.00 due July 30th, 2024.

I am rejecting this response because:
There is no evidence that I have "walked off the lot". The officer in question has made a false assumption that I have "walked off".
Geographical evaluation of the property shows that there are no other businesses to "walk off" to as it is next to a highway, and any other nearby businesses have their own parking lots. There is no logical reason to park there and "walk off".
Regarding your reasoning leaving the lot without the vehicle will be considered as a violation.." implies it is NOT a parking lot. What kind of parking lot does not allow a customer to leave the vehicle? Therefor this location is falsely advertised as a parking lot.
No signs have been placed stating "No Parking" for customers of this complex.
Your explanation of *************************************, vs ****************************** is only found in obscure wording in small font on a small sign that is not readily seen by any customer. This reasoning implies customers study addresses of their shopping destination, which cannot be done without "walking off" the lot. This reveals your strategy is to ensare customers to make money from tickets when in fact the lots are the same and attached to the same building.
Due to above reasons incuding false advertising, your corrective action are not accepted. Please void my ticket.

I didn't walk off the lot, so I attached an invoice receipt that proves that I had been inside the lot. But, they refused the appeal because an officer saw me walk off before or after purchase counts as well. I never walked off before or after purchase either because the whole time, I had been inside a cafe inside the lot working on my laptop.They are scamming innocent parking customers for collection of money!!!!!!!!!Business Response

I am rejecting this response because:Your officer is lying about it.
I did NOT walk of the lot. For a third time, I am saying I was inside the cafe in the lot the whole time.
I also have my WITNESS on my part as well. If required, I can also be asking around people working at this cafe for witness as well because I had been sitting there the whole time and someone must have seen me.
Unless you can give me CCTV with timestamp or picture of myself, I will NOT be accepting your claim because you are LYINGl

On July 8, 2024, I received a letter that indicated that I had parked in a reserved spot on March 2, 2024. With that, I was fined $120 which included additional fees because "the ticket remained undisputed and outstanding". On the day of the incident, they only took pictures of my vehicle in the spot but a physical ticket was never issued. I was not made aware about the incident until I received the letter on July 8. They have also threatened that this file will be forwarded to collections if I do not pay ASAP.With that being said, I do not believe it is fair that I have to pay for additional costs, given that I was not made aware of the March 2nd incident until 4 months later. I was not even made aware of this violation, nor was I given a break down of the cost (from the original ticket, and how much "additional costs" were added on top). I was also not given time to dispute the ticket, as they so claimed in their message to me. The agent also said that I can pay the fee via calling or via e-transfer to pay for the "reduced" price ($102). However, I do not feel safe giving my credit card information or e-transfering the business. Their website allows for payment, but it does not show the reduced rate. With that, I do not feel safe or comfortable with e-transfering or sharing my credit card information through the phone. It feels like a potential scam.Business Response

Additionally, they have also blocked my number so I am unable to contact them to clarify what they meant by "the issue has been resolved" when in fact, it has not, to my knowledge.
