      We have been a resident since August of 2022 and have been back and forth with this agency about renters insurance. We have been charged with an Ins Exmpt fee since November of 2022. We have given proof of insurance multiple times. Once we submit the information we get a Case Closed email and told we will be reimbursed but still no solution. They claim the insurance processing is through a third party but on the first day of noticing the issue, we let them know. So what is the point of paying our monthly renters insurance when Progress still charges us a fee too?

      If you are wondering if you should work with this company, heres my advice: RUN THE OTHER DIRECTION!! I encountered multiple red flags with this company for 1.5 weeks. It was at that point that I decided to check their reviews online. I should have done this sooner. On Better Business Bureau, they have a 1-star rating (700 reviews). On Trust Pilot, there were 573 reviews; 87% of customers gave them a 1-star. Their Yelp rating is a 1-star (375 reviews). They were on *** for having hundreds of customer complaints for an A+ ************** ******* it and see for yourself). Many people in the review section insisted I run the other way (and I did). After reading many reviews, I knew then and there, it was time to back out from renting through them. I would give Progress Residential customer service and experience and minus 100 if I could. Such a long and drawn-out process and experienced difficulty getting to speak to the appropriate people. This company lacks structure. If you ask to speak to anyone higher-up, they say they dont have a boss (huge red flag).They send you a mock lease without telling you its a mock lease. This was known after making four calls and forwarded five different times to repeated departments. I will spare all the details I have written from my five pages of notes describing my experience.They are about the money, not the customer. A disappointment. Lackluster customer service and a colossal mess of a system to rent through. Dont waste your time with them. Check out the *** documentary on them.

      My application was denied and no one contacted on the reason why when I call another argent through their company they said they are not able to tell me due to them not wanting me to write a bad review on the company either way it was bad customer experience and lack of information then said it takes up to 30 days to receive a refund to me its a rip off because why would it take so long to get a refund they are not concerned of other people why would yall stop my moving to another company process by holding my refund for 30 days either after denial. Just inconsiderate I would never recommend they are company to no one ever.

      Currently trying to get information on moving out of home and it's probably the worst customer service I have ever experienced. No one can give any answers and they stated that the department does "not" accept any phone calls. They do not help you with the process or make it easy for you to leave the home. Out of nowhere progress residential charged over $1000 bill to our account when we are not even close to vacating the home. Considering an attorney to make sure this process goes accordingly to ensure we are not over charged.

      Never rent through Progress Residential. It is a guaranteed nightmare. Your home will be filthy upon move in, but theyll charge you $400 when your lease is up for a professional cleaning fee if you dont hire someone to do it. This should leave every hole spotless, but thats not the case. They never come clean the pool and will tell you its not their responsibility as their vendor Clear Tech handles it. Which makes no sense because they employ Clear Tech, not the tenant. Toilets keep breaking, but they wont replace them. Progress only cares about making money, not their tenants. Every service request will be a patch job as they are so cheap. The ** is a brand new unit, but cant cool the house down. There was absolutely no insulation in the attic, so the house would get up to 86 degrees with the ** running non-stop. After a month, they finally came and fixed it. The ** went down again tonight which is why Im writing this review. I can promise you it will be a big mistake if you rent through Progress and good luck getting in touch with someone who can provide answers to your questions.

      If I could give zero stars, I would. ****, Id give negative stars if I could. Renting with progress has been the biggest nightmare of my entire life from the very beginning. Maintenance takes weeks to even come out and if parts are needed youre *** for even longer. I placed an emergency order for water leaking out of light switches and electric plugs, (can we say FIRE RISK???) and it took them a month to fix the problem. Most recently, I broke my lease to get out from under this shithole company, last day was 10/10 (PAID RENT THOUGH END OF DAY 10/10). They showed up and did the inspection in the morning of 10/10, despite written notice the inspection would be done on 10/11 and would not provide a time frame to allow me to be there (pretty positive not allowing me to be there is against the law). I called this morning to inquire why this was done when the house is still mine through yesterday and was told they drove by and it was vacant therefore I agreed its no longer mine. Pretty sure thats not how a contract works. Theyre now trying to charge me for keys, etc that werent there when they did the inspection EARLY and advised they have no further obligation to speak with me since I am no longer a tenant. I would live in my car before I EVER rent from them again and would strongly advise anyone to do whatever it takes to ensure you dont rent with Progress either. They are the epitome of SLUM LORDS.

      I applied for housing through them. I addedmy daughters who are 18 & over to the application. Fees were paid. When verifying ID, my oldest daughter's link (to verify) said 'session expired' even though we all started the verification process within 5 minutes of receiving the link. When I called them to notify them of the issue, I was told 3 different things by 3 agents about when a link could or could not be sent. I was told to proceed with the application process because there was another way to verify ID if they needed to. Even their third party website experienced a "system taking too long to respond" message, but we able to send bank documents to email. We finally got email stating that everything had been verified. A day later, there was an email at 2:30 stating to get ******************* in our name. 2:31pm, we received another email to be sure to get renter's insurance. At 4:07, I received an email that the application was denied due to my daughter's ID not being verified. I called to see what the other steps were to verify (since I was told there were other ways to verify). Then, I was told there were no other ways to verify *** In essence stating that there is nowhere we can take her or no one to verify the validity of her ID and that she is the person on the *** A WHOLE application was denied because THEIR system glitched and the only way to "fix" it is to deny the application. Furthermore, at 4:34pm, exactly 27 mins AFTER the denial email, we received an email that the leasing application was APPROVED. THIS proves that there is a glitch in the system (which I had been told) and they know of the glitch, but do not have any recourse to resolve the matter with verifying identification when there is (a glitch). Seems that a lot of them have not been properly trained because I have received so much misguided information since the application process began. Stop taking app fees if you know your system fails & will deny an ID that can be clearly verified.

      Progress Residential Property Manager LLC is a business without integrity. I applied to rent ************************************************ and paid a holding fee. I received a text message at 6.21PM informing me of a pre-approval and advising me to check my email. I checked my email to find sent at 11:33PM from Progress informing me that they cancelled my application and will not refund my holding deposit. I was not given any concrete reason for this, despite that fact that I gave them everything they asked for. My advice: Stay away from Progress Residential Property Manager LLC. It is a business without integrity. Check their reviews on BB. Thousands upon thousands of people have been burned. I am their latest casualty. You have been warned. I couldn't give anything lower than one star...************************************

      This company scams seniors out of their money. I was told to go to the website and complete an application, the house I selected was label upcoming, so I listed the address of the house on the application. In the morning I received information that the application was approved, they gave me a move-in date and a lease to sign. I requested to see the house and was told that I could not see the home because I was approved to move in. Move in without seeing the house?? I called back and spoke to another representative and was told that since the house showed as upcoming on the website she would create a case for me to see the house , I asked if the house did not meet my need could I get my deposit back she said yes, all except $50 dollars. After viewing the house it did not meet my needs so I called back to cancel the application and was told that I would not receive my deposit because I did not take the house. All this transpired is less than 24 hours. Is it legal to keep a deposit just because the individual decline the house after viewing it?
