      PROGRESS IS THE WORST!!!! MY DAUGHTER WAS APPROVED FOR HER HOUSE THEN THEY CAME BACK AND SAID THEY DENIED HER NOT FOR BACKGROUND OR INCOME WHAT??THEN THEY APPROVED HER AGAIN BUT, THEY HAD ALREADY TOOK MONEY OUT OF HER ACCOUNT THE FIRST TIME FOR SECURITY DEPOSIT AND FOR AND LAST MONTHS. THEN THEY TURNED AROUND AND TOOK IT AGAIN AND PUT HER ACCOUNT IN A NEGTIVE BALANCE.. SHE NEVER HAD NSF BEFORE AND NOW THEY DENIED HER ALL TOGETHER FOR THAT... WHO THE **** DOES THAT???? THEY HAVE A NEW CEO AND HIS NEW RULES FOR HOME LEASING SUCKS!!! HE HAS TOTALLY MESSED THIS COMPNAY UP WITH ALL THE RULES.. THIS IS WHY ALL THE HOUSES ARE COMING BACK UP ON LEASE AGAIN BECAUSE OF HIM AND THE CUSTOMER SERVICE PEOPLE BEING RUDE. I CURRENTLY LIVE IN A PROGRESS HOME AND HAVE FOR THE LAST FOUR YEARS...THIS IS MY LAST!!! LEASE WITH THEM....I'M OVER IT....

      Awful experience, read on. Right from square one you could tell Progress was a mess with poor internal communication, and you felt you were dealing with a huge uncaring money making machine that built into the lease many opportunities to rip you off. You will find that out at the end if you rent from Progress, don't expect to get much or any of your deposit back. We moved into a house that wasn't really clean, with a clogged dryer vent (took them a while to get that fixed) pouring lint onto the floor, a broken AC (that they could never make cool the home properly). An improperly installed shower and seat caused water to build up by the master bath window, which eventually shattered from the weight of the wet cantilever below it pulling downward (construction defect). Despite our best efforts, they demanded WE pay for the repair. Interior and exterior paint were done really poorly without ************** so paint would flake off the exterior & any interior door you touched. They painted a vinyl window, and of course the paint flaked off (duh). They detached sprinkler lines before renting the house (to save maintenance work I'm sure), so the non-native plans (despite our best efforts to water them) were in sorry shape at the end.Upon leaving, we left a receipt for professional cleaning, and the house was left spotless. They shifted inspection days around and changed again at the last minute so I was not able to attend (HUGE regret on my part). They then lied, said no receipt was left, that the house was dirty, that there was ******************* paint damage (only where their lousy paint job flaked!). The house was left clean and ready to rent, but they still kept $1,650 out of our $2,100 deposit. From what I've found, this is just the way they operate, and they are betting the amount of money they take from you is too small for you to retain an attorney. Beware!

      I applied with this company and was denied based on my Housing Choice Voucher. I am not out of $300 and they are saying it will take 30 days to refund. This should not take that long especially if your company was the one that denied me. 30 days is excessive especially when those funds were only processed to be able to move into the unit. I need my refund processed immediately. I would not recommend this company.

      Im dealing with drug trafficking prostitution and all sought of criminal activity from tenants at property ***** ****************** in ****** *****. There are over 16 people living in the three bedroom traffic sunup to sundown everyday . Cussing fighting and disrupting adults and unsupervised kids. Neighbors are feud up and wanting them removed from the neighborhood to regain sense of peace and freedom to enjoy their property and family theyve worked hard for. This isnt fair that you all just throw anyone in not knowing backgrounds nor monthly checks. Place them in your neighborhood to see if youd enjoy it.

      Terrible place to rent from. Paper houses, terrible maintenance. They find a way to charge you and keep your deposit.

      Run run run as fast as you can if you see progress residential on anything that you plan on renting. If I could leave less than a star I would . SCAM SCAM SCAM they will be happy to take your money and charge you a fee to take your money. If you have any issues with anything forget about it getting any kind of service. There is no customer service with this company. And the service you get you can't even get to a supervisor. It seems to be that nobody in the company has a supervisor. So when you speak to anybody in customer service and you can't get anything that you need done and ask for a supervisor their reply is they don't have a supervisor. Funny thing is I asked one of the many ladies that I spoke to in the service department about who gives her her review. Her reply was that she hasn't been there long enough to get a review. And my reply to her was and you don't have a supervisor . This is should be a huge red flag for anybody. I wish that I'd take the time to look them up and do some research on them before I had rented from them. It is a big scam, all they are is about billing and fees and more fees and erroneous charges that they give to you. And then when you try to talk to somebody customer service about it you can't get nowhere cuz there is no customer service. The only thing that works well in that company is the collections department for all the fees that they add on to your account . The other part of the company I seem to work well appears to be the people that the respond to all the bad reviews that they get. I'm sure that somebody will reply to this review as well. Which will give you an indication of just how crappy they are. They spend all their time trying to cover their tracks of subpar and deplorable customer service. I hope that somebody reads this just before they go to the application process. Don't waste your money applying.

      I began applying for a home with this company on Monday night. Their identity verification didn't work so I searched online to find a fix. Instead, I found the BBB reviews along with multiple news stories of how Progress Residential screws over their tenants. I requested to cancel my application and have my holding fee returned as I was no longer interested in the home after seeing so many red flags. Mind you, this was less than 24 hours after submitting the application. I never signed a lease. I was never able to verify ID through their platform issues. Most companies have ***** ******s for this type of situation. I brought these concerns up to the account rep for the ******* area. Instead of compassion or understanding, I received a condescending email from them saying, "When it comes to reviews, we have to be understanding of what may be legitimate and what could be a way for others just to destroy reputation or deface a company as a result of not getting what they want." I work in marketing, I understand the power of reviews. But coming to see you have 1 star on BBB and so many news stories isn't trying to destroy reputation, it means the company is bad at what they do. Instead of trying to assist me with this issue, the rep tried to "help me find another home," completely dismissing the point of my concerns with living in a home under this company. He's just here to make a sale and to make sure he doesn't give any money back. The holding ***************** fee were removed from my bank account this morning and I have not heard back from this account rep. *** having a ***** ****** for potential renters to change their minds after submitting an application is a slimy business tactic and a complete money grab by the company. I wouldn't be surprised if this is a predatory tactic to make potential renters feel obligated to avoid losing their money. The right thing to do would be to refund me this money.

      I cas a resident of Progeress Residential for 4 years. On 8/2/23 I received an email for renewal of my lease. Me and my son were occupants of the property. The leasing agent reached out to see where we were at in our decision on renewing. I at first told him on 8/9/23 we would, but then around 8/11 or 8/13 by phone I let him know we would not be renewingbut going month to month. I had several conversations and emails with the leasing agent. He constant bases said if you change your mind let me know. We here at progress reall want you to sta. In moving out we prepared that house for inspection. The walls, appliances, baseboards, backyard ect was cleaned. I logged into the portal to make sure that the $1900 the were saying I still owed was deleted because I know that that was impossible for me to owe that much. I reached out to see where they at in processing my security deposit refund? To my surprise they are telling me that I didnt have a refund coming. Asking why not. The agent stated that there was a credit for $1680 but it went towards my insufficient move out notice and I still owe $758. I ask to explain what does this mean. The agent stated that I didnt give a 60 day notice. Even if I didnt give that 60 day notice I did give a notice before the end of August again but letting him know we would be going month to month. I went over the portion of renewal on the prior lease. It never stated that my whole deposit would be taken. I figured they couldnt find anything wrong with the property so they would take my deposit. In my opinion this is bogus and unprofessional. Ive heard horror stories about progress but didnt believe that they would find anyway to keep a persons money. You Progress gets the donkey of the day reward!!!

      My application was also denied and no one contacted on the reason why when I call another argent through their company they said they are not able to tell me due to them not wanting me to write a bad review on the company either way it was bad customer experience and lack of information then said it takes up to 30 days to receive a refund to me its a rip off because why would it take so long to get a refund they are not concerned of other people why would yall stop my moving to another company process by holding my refund for 30 days either after denial. Just inconsiderate I would never recommend they are company to no one ever.

      I am leaving this review because something needs to be done with the lack of concern for their residents. It is going on 5 days that I am unable to properly use the bathroom due to a pipe that is busted under ground. I am being told that they will not accommodate us with other living arrangements since the water is flowing. They told me to continue to throw the tissue (urine and feces) in a bag and throw it away instead of flushing the tissue. That is completely unsanitary not only as a woman but a human. Why are we being forced to live in this condition? Something needs to be done immediately.
