I feel compelled to share my concerns and frustrations in the hope that it might help others considering their services.I moved into a Progress Residential property on Buckland Street on September 25th with high hopes for a smooth and comfortable living experience. However, my experience thus far has been marred by several significant issues:1. F**** Backed Up in Shower (Emergency and Safety Hazard):** To my shock and dismay, there was f**** backed up into the shower, where my children shower, when we moved in. This is not only unsanitary but also poses a severe health risk. I immediately contacted Progress Residential to address this emergency situation, but the response has been frustratingly slow.2. **Limited Access to Bathroom Facilities:** With a household of five people sharing a single bathroom, our daily lives have been greatly inconvenienced. Moreover, guests are required to enter my bedroom to use the restroom, which is invasive and uncomfortable. Despite repeated requests, this issue has not been adequately addressed.3. *********** Services Unfulfilled:** I opted for a SmartHome package that includes a camera doorbell. However, it has been nearly two weeks since I moved in, and I still do not have access to this feature, despite paying for it. I have contacted Progress Residential multiple times about these issues, but the resolution has been slow, inadequate, and unsatisfactory. I have requested compensation for the inconvenience and distress caused to my family or to be relocated to another property at no additional cost. Unfortunately, my requests have yet to be met with a comprehensive plan of action.I hope that my review serves as a warning to potential tenants to thoroughly consider their options and be aware of the potential pitfalls when dealing with Progress Residential. Your living situation should be comfortable, safe, and hassle-free, and sadly, that has not been my experience thus far.Progress Residential Property Manager LLC

I would like to give this company zero stars to spike the few good people that do work there. I applied for a home with this company 3 times I denied once for income approve the 2nd time with my guarantor then my application was cancelled for NSF when the money was there and they never attempted to withdraw the money from my account. Not only was my application cancelled I was so called added to a do not rent list which is no where stated on they application. Matter fact the application states completely different. I offer to pay funds in certified money since the funds was in my account still no luck. I then escalated my concerns to the VPs of the company where one did acknowledge my email and he would look into it. I was then contacted by someone on the escalation team where I explain my concerns we became disconnected by phone she then email me giving the ok to apply once again if I wished. I did so since I knew I could be approved and this time paid with my debit card from the same checking account they stated had NSF payment was taken immediately 2 days later my application get denied again due to insufficient funds and me no longer being eligible to rent from them. I reached out to the manager of the escalation team which she was very nice helpful and concerned of my issue. I have not received a respond as of yet but honestly Im thinking about getting an attorney to pursue legal action against the company for misleading and discriminatory action. I have not receive anything on if I getting a refund for my holding fee or anything Im so disappointed in such a huge company being so disregarding to future customers.Progress Residential Property Manager LLC

I originally signed a lease with Streetlane Homes and the property manager waited until we signed the new lease to switch management companies. Now we are stuck with a company that we never wanted to deal with in the first place. Progress Residential is a horrible company. The only buttons on the website that work are the payment buttons. Requesting service maintenance is a hassle and a nightmare. Half of the time, you can't even do that on the website because the button doesn't work or gives an error message. To make matters worse, you can't do partial payments past the 8th of each month. The customer service is horrible. They charge $35 dollars to process each payment. A $35 dollar fee is ridiculous! I've never seen that before with any rental company. They are money hungry and do not care about their residents. I'm only giving one star because zero stars is not an option. This company is the worst I've had the displeasure of dealing with.Progress Residential Property Manager LLC

This company is a scam! They charge you 45 dollars to notify you of an HOA violation. Then they charge you 100 dollars to send someone out to take pictures. Even if you fix the violation yourself immediately after being notified, you still get charged ******* dollars. When there is an actual need for maintenance, they take at least a week to show up. We finally found a house we wanted to rent. Super excited! Until the application process began. They couldn't properly verify our income. They'll call you nonstop up until you sign the lease. Then they pop smoke. They don't return phone calls or emails in a timely manner. It's nearly impossible to get a hold of my assigned agent. Once my year lease is up I'm outta here! If zero stars were a rating, I would give them -10. I HATE this rental company. They are the lousiest, scummy rental company I have ever come across. My husband had to have emergency surgery which put us behind on rent. We were in constant contact with them and they assured us that they would work with us. Then all of a sudden we have an eviction letter and a $6,500 bill that has to be paid IN FULL cannot be multiple payments and if it is anything less, they will send it back. So not only was I behind on all my other bills due to my husband being out of work, promised I would be worked with, and assured that we wouldnt get evicted, they just kept pilling on charges. It was rent plus eviction fee of $70, attorney fee if $500, and another bullsh*t charge of $200. They just kept pilling them on even though they knew I wouldnt be able to pay it and keep up. Its like they wanted to see me fail. I finally got the $6,500 paid and sent overnight to them, and then they want to say (EVEN THOUGH IT WAS STILL SEPTEMBER) We added your October rent to it as well so now it is $9,000 OH H*** NO, and then they have the AUDACITY to charge me $750 for replacing the sod that the *** told them to replace. We moved in and the yard was in terrible condition, they assured me once again (this was back in May and they are JUST NOW wanting me to pay in October???) that we would not be responsible for replacing the sod, but now they want to say we owe the material charges and not the labor charges (wow how nice of them to cover the labor, right?). I am so ready to take them to court. This is insane that they can do this. Next they will just charge me for breathing on their sh*tty property. They want to see renters fail so they can just recoup in court and move on to their next victim. Please, for the love of God, do not under any circumstance rent with these idiots. If I could give this company a 0, I would. My partner and I applied for a home in metro Atlanta. We both have excellent income, solid credit, and no criminal history. When we went to view the property, there was no code for the lock box; in hindsight, that was the first sign to run, but we persisted. We were able to get ahold of someone to get the code, and we absolutely loved the property. We immediately submitted an application and were confident we would be approved. After a week of no communication, we checked the status to see that we were denied! When we called SafeRent to get more information, they informed us it was due to a hands-free traffic violation -- a TRAFFIC VIOLATION-- from two years ago. Since the website says "... other misdemeanor offenses (e.g. alcohol-related or minor traffic offenses), will not disqualify the Applicant" we were sure this error would be corrected and we would be able to rent the property. We were sadly mistaken. I called every day, trying to talk with someone, anyone, who could get this straightened out. I was given the runaround and told it was SafeRent that needed to fix the issue. We clarified we weren't disputing the ticket; we were saying it shouldn't result in an automatic denial. After a week of calling, countless hours on hold, and being bounced around from department to department, I finally spoke to a supervisor, who told me there was nothing they could do; the criteria was the criteria. I verified that they knew they were turning us away due to a traffic violation. The supervisor said the legal department would not let them look any further into the situation and that I should find another property management company. It was the most infuriating and plain stupid situation I've ever been in. In the end, though, after reading these reviews, we feel like we dodged a bullet. Still considering legal action to get a refund of the ridiculous fees they charged.Progress Residential Property Manager LLC

Our experience renting through Progress Residential has been TERRIBLE. The beginning was just ok but once we were in the house they completely ignored us. We had repairs that were dangerous that needed to be fixed and it took nearly 2 months to get someone to the house to fix and even then they came and disappeared for hours then came back and did a TERRIBLE and unprofessional job. Now we are without a microwave for more than a month. They don't care about the tenants and they are so unprofessional to deal with. IF you can even get a response.
