This place tried to charge us a month to month fee as well as the additional 13 days that we would not be living there and said its standard. This company has the worst customer service. Do not rent with them, we waited 2 weeks to have our A/C fixed during the summer in *****. The only reason they finally came to fix it was because I told them my wife was pregnant.Progress Residential Property Manager LLC

To be honest and direct as possible, this company does a good job of promoting their homes and explaining their expectations of their tenants, but they fail to inform you of how poor their customer service is. I can deal with a lot of things, and I can be very understanding, but without proper communication, that goes out of the window. Before moving into the home, there were no appliances (i.e., microwave, refrigerator, and stove/oven). My wife and I were assured they'd be installed prior to move-in date, but that didn't happen. We literally went an entire week without them. The lack of urgency in this matter aggravated me because we just moved; what if we didn't have additional funds to support ourselves during this time? Nothing ****** me off more than the fact that no one was able to appoint me directly to a manager. No one knew the answers to any questions. No one called to inform us of anything; we had to call and hound them as if we were begging for something the company "guarantees." It's irritating to be appointed a "leasing consultant" and they're never available to take your calls either. Having to deal with this company has been a nightmare, and I'm hoping there aren't anymore hiccups during the remainder of our lease. After this year is up, they won't ever receive another signed lease from me. This is not a company that I would recommend to anyone.Progress Residential Property Manager LLC

I think this company deserves No stars!!!! I didnt know what I was getting myself into when I applied for two homes that I was interested in thinking I can only get one so Im sure my fees can get transferred over. Boy was I wrong. Ive been told something different every person Ive spoken to. I got hung up on by a rude young lady named *****. She noted my account that i forfeited my fees wow like Im a single mom in a emergency moving situation and I cant afford taking the loss. Before coming here I started to get a bad feeling about this place every comment here shows how much more of a financial disaster this place wouldve had me in.Progress Residential Property Manager LLC

If I could leave zero stars I would!! They dont care about there tenants! Ive been having bad luck lately and cant seem to catch a break.. I have filed for rental assistance and have not heard back my ac went out end of July so we were in a hotel.. granted we were in a hotel but they dont help cover the cost of food so we were short on rent.. they said they do not pause the eviction process no matter the situation.. even if its only a few 100! we get caught up but, then my vehicle goes out, my husband get laid off and we still still have to come up with the rent for the next month and being that the 27th is today and they dont make any other arrangements and I dont get paid til the fourth we are basically screwed.. carelessness is all I can say! They need to make other arrangements because having the money for the first is impossible if they want it by the 3rd! And dont get me started with the fees either! Its ridiculous! Top it off me and my husband just found a 5 day notice in the rocks yesterday not signed or given to us by hand, nothing but does that matter nope!!!Progress Residential Property Manager LLC

This company is an absolute NIGHTMARE! -The communication was beyond terrible.-Paid a HUGE $6,000+ deposit.-House was FILTHY - dead roaches everywhere -Extra fees took our base lease from $1989 to $2589/month -Maint. issues:1. The smart home system stopped working (after months of reporting they changed the locks/system before I left out of state for a funeral. BUT didn't rekey, leave the new key, or make sure the Smart Home system was online. We LITERALLY were locked out of the house. We stayed in a hotel because NO ONE was able to come out (it was shortly after 6pm) - Resolved next day.2. Broken A/C then in winter broken Heater - resolved after 2 days 3. Early in the lease I reported the sound of constant running water. Told to have the city inspect - City stated an unusually high water usage but they didn't see a major issue - Info passed to Progress & heard nothing! 1 month later front yard turned into a lake - a pipe had burst in the garage, under the walkway & out to the street. 4. Fridge - Fixed 3 times & the 4th time they delivered a new fridge. I was asked to help bring inside & up a flight of stairs.5. Many more minor maint. issues -At this point, we decided to transfer our lease & this new house was even worse!!!! Maint. issues cont.:6. Roaches dead/alive everywhere - resolved by me 7. The yard was covered in garbage - resolved by me 8. Garage was covered in mold - resolved by me 9. Floor planks popping up in kitchen & living room - not resolved 10. Broken rain gutters, water flows onto/into the house - not resolved 12. MAJOR GAS LEAK! Had to get the city involved & the house was flagged & listed uninhabitable for almost 2 weeks.No credits given. No living arrangements made for us until resolved. NO local manager came out as promised to resolve & sign for all the work. I met all contractors, every city person (3 visits), and signed off on everything for a house I was paying for but unable to live in. Against better judgement we applied for a home with Progress last week because it was ideal for our family. We were initially preapproved upon submitting our info. We encountered our first issue when our guarantor didnt not feel comfortable using Payscore to verify his income. We decided to continue without him and I called to verify he could be removed. Also during this call I asked the person I spoke to if he could resend the ** and income verification to my husband because he never received it. He said hes already done it and that we were good to go. I said are you sure and he said yes its been done.The next day we received an email from ***********************, the resident relations specialist in *******. The email I received had the date and time of our move in orientation. It also said we would we receive our lease and move in fees sheet within the next few days. The next day we finally received our official approval notice from Safe Rent.Yesterday I sent multiple emails that went unanswered. I asked when should we expect to receive our lease to sign.Today I called. The women I spoke to said our application had been cancelled because my husband never submitted his income verification. We never received any notification of regarding this. And as I stated before we had been told it was completed.I told her everything I had been told via email and phone and she just continually asked me is there any other name the application could be under. I told her no. She said unfortunately another applicant was approved and has leased the home. I told her we would like our money back and she said we would receive a refund within 30 days.After this call I received another email in response to the ones I sent yesterday asking when we should receive our lease. The email said our application is still being processed. Funny because the last person told me it had been cancelled. Ive been renting from this company for over a year now and have had no issues until last week. I had a pipe burst on the outside of my house while I was away and my neighbor kindly shut off the water supply because it was flooding the yard. I immediately called the emergency maintenance line and told them the issue and they said I would hear from somebody within two hours however, from this process I have learned that there are no emergencies and every maintenance request is put in as general. Ive been without water for five days now and its been a game of phone tag with multiple representatives and the local office trying to get somebody to come out and fix it. *** called and spoke with a different person every day for them to say the same thing someone from maintenance will reach out to you.THEY NEVER HAVE. Today I was able to get the number of the supposed third-party vendor that was coming to fix the pipes but that company does not exist nor does their phone number work. I called back and after being on hold for 30 minutes and listening to their stupid robot spiel, the new person I talked to said she would put in a request for a new vendor. I asked for a direct line to maintenance so I could call them and explain the situation and she said there is none. I have called multiple plumbing companies in the area for a quick fix but they have all informed me that since I am not the owner of the house they cannot do anything for liability and insurance reasons. And even if they could, I would have to take progress to civil court to try and get the money reimbursed to me, because apparently, as stated in the leasing documents, you cannot use a vendor outside of their own, to fix anything, or they are not required to reimburse you. Maintenance has never called me, vendors have never called me, their customer service call centers are absolutely useless. Im getting a lawyer to void my lease ASAP because this is ridiculous.Progress Residential Property Manager LLC

1st, I thought they were okay. I rented a property for a year and decided to do a home to home transfer. They in return sent a letter of statement of fees and charges in order to release my security deposit. I paid the balanced and then waited the 30 days with no security deposit. I come to find out that they used to security deposit as a charge which is against Florida statutes. All renters are required to recieve their security deposit.2nd, the current property I'm renting till the 30th, they completely disregarded the maintainance agreement in the lease. Also have no regards to following the Florida statutes in which they breached the contract agreement. Then think they have the nerve to ask for more money which ******* statute Chapter 83, Section 201 clearly states it's against the law to do so.
