I am a current resident in a home in a very nice upscale neighborhood in metro Atlanta. The neighborhood has an HOA with dues to access the amenities including a pool right across the street from my home. To make a long story short, when I signed the lease there were 7k worth of HOA fines owed by the owner which had accumulated over years related to lawn maintenance which prevented my being able to access the amenities included in my rent. I was not aware of this-it was not disclosed to me. I immediately began to receive more violations for the same issues related to previous fines. The lawn needs a complete overhaul-the service providers contracted by Progress came to my home unannounced when I was not at home twice and just made the problem worse. Although the past fines were paid and I received access to amenities-the fines will just continue to add up because the underlaying cause is still unresolved. I am responsible for UPKEEP of the lawn, but not for getting a lawn that has not been kept up for years into compliance with HOA standards. I have had no response to my requests for rent abatement due to not being able to access amenities for the first 7 months of my 2 year lease. In my experience the worst part of renting from Progress is the complete lack of ability to communicate and receive relief for truly important issues- it is a constant battle to communicate and get an adequate response or to speak with anyone. They only communicate through email-and that communication spans several different parts of the organization-there is no coordination from within. Not transparent and very confusing. When they do send vendors out to correct issues they send the cheapest option which does not resolve problems. I truly wish I had had the good sense to check the BBB reviews before I signed a lease with this company. I am considering hiring an attorney. Buyer Beware.Progress Residential Property Manager LLC

The entire experience with Progress teams and leadership can be summed up in a few words: bumbling, incompetent, disrespectful scammers. I've never seen such a blatant attempt to constructively evict someone from failing to take said rent, admitting fault, destroying, and tampering with certified funds due to the sheer rude nature of their teams. The right-hand doesn't know what the left is doing; there's no attempt to fix problem areas in the homes, no one who returns calls accurately, and they won't even accept partial rent even if it doesn't stop an eviction, just anything. I've never seen such an inflexible, ridiculously managed company in all my days. We've been trying for 3 weeks to pay our rent and no one can tell us anything about why it was sent back when their A/R department on tape and text messages asked us to send it in. I urge everyone to continue filing complaints and NEVER EVER rent from these low-brow folks. They are trash bags wrapped up in ***** belts. Pathetic leadership who refused to call (all these darn emails are for the pits), return messages, or get back in a timely fashion. It's deliberate and woeful ignorance at best. I'm sick of them! We have had an awful experience with this company from the application process, ( being denied after meeting all criteria , only to have to reapply and the cost of the house increased, it not taken off the market), to poor maintenance procedures , to being charged for air filters we never received and filed a complaint about it only to be continued to be charged. To moving out and trying to schedule a move out walkthrough and not being able to do so to be charged for all sorts of maintenance issues that were not actual issues . To after moving out, getting WELCOME TO progress , we are happy you chose us, here is your smart code! " texts. It has been suggested that I file a complaint with the ******* real estate commission *( I have documented everything) and the states attorney. We paid our final rent , and I called to see about our security deposit and was told it would be ****** our to 2******! According to the lease I knew I would have to pay the ****** cleaning fee DESPITE THE **** THE HOUSE WAS INCREDIBLY CLEANED BEFORE MOVING OUT, but I did not expect to be charged for painting .We didn't have anything hung on the walls, and we painted the baseboards because they were scuffed upon moving in. I filed a complaint with the past resident department only to be told the case was closed and then received an email that it was not a phone based department and I would have to send dispute in writing and that ****** was attached. I have written letters to the *** and customer care department at headquarters and never received any type of response. I just want my money back! Terrible customer service , and in my opinion deceitful. I have all of this documented since day one and have the name of a manager that WAS helping us after the application debacle and the new process not working.Progress Residential Property Manager LLC

We have a nice, diverse neighborhood with all races represented, a good mix of renters, everyone is blue collar. It's a peaceful place to live with quiet neighbors who look out for each other. OR IT WAS... ************ is turning it into h*** Progress bought a home in the neighborhood and did not secure it. Now we've had to deal with squatters repeatedly. They tell the cops they don't have a local rep to even meet at the property, so the cops cannot get people out quickly. Then it goes on long enough that the people have to be evicted through the courts. They've turned our previously nice, quiet neighborhood into a haven for criminals. People in and out of the property all hours. People screaming in the streets, threatening neighbors. Trash all over the property. HORRIBLE, unresponsive, absentee corporate landlords that only care about money. They are destroying our neighborhood. DO NOT RENT FROM THIS COMPANY. This company should not be in business! I just do not understand how can a company with so many horrible reviews are still license to rent or to do any business? They keep getting away with everything that they do because no government agency has step up and help the consumers like they should. How can this company be accredited? Accredited to ripped people off and created their own water bills without being base on the actual consumption. Progress residential is corrupt and will charge you any fee they can think of plus tax! They will use your months rent deposit to repaint and re-clean the home even if you leave it spotless. Nothing but problems and having to deal with the company stealing my money. I was a renter for a whole year and paid my fees. I just dont think this company is following fair practices. Their ledger is very questionable and the only way to solve any fee is for you to pay them upfront and then it will be up to them for a refund. Terrible, frustrating experiences that never end. This company lives up to every horrific review I read on this page. We have an improperly made a back room. Not to code, holds water, smells like rotten animal feces, and grows mold that seeps in to our walls infecting the rest of the house. We have had a few service calls over the last few years about it, but to this day the room is uninhabitable. Also, after they ripped out the inner part of the walls, they covered it in some loose plastic and said they'd be back. Six months later, still nothing. Reached back out to Progress, and guess what! They claimed the problem had already been fixed and the work order was closed. Well, I've got pictures and a lack of walls that proves this isn't true. No adjustments on rent or any kind of compensation for something we have paid for over 4 years that we cannot use. And if you need rent assistance, it's available from 3rd parties, but good luck getting Progress to go along. Fee after fee after fee is added eating away at whatever help was available, only to be presented with an eviction notice! Which was received 2 days later than stated, essentially giving only a 1 day notice. Never again. I will never support or use this company ever again. This company is a blight and I urge literally anyone thinking of doing business to halt immediately.Progress Residential Property Manager LLC

In the sweltering summer of 2023, my family embarked on a journey that quickly spiraled into a living nightmare. Little did we know that our new landlord would subject us to a series of harrowing events, leaving us struggling to survive.Our ordeal began when our old apartment's AC gave out on a blistering 110-degree day, and our dogs nearly suffered heatstroke. Desperate for a new home, we visited rental houses with high hopes.One house caught our eye, but the steep driveway inflicted damage on our car. Inside, everything seemed perfect, and we eagerly submitted our applications, paying almost $4,000 upfront.Our excitement faded as we uncovered a slew of problems. On move-in day, we found no trash bins, hot water only, and missing mailbox keys. Our washer and dryer delivery proved futile as the dryer couldn't be installed, and the outlets were incompatible.Weeks passed with mounting frustrations. Attempts to get trash bins and fix the dishwasher failed. The first bathroom leaked water into nearby rooms, making it impossible for our toddler to bathe.Maintenance's efforts fell short, and canceled work orders piled up. Then disaster struck. A gas leak from the water heater left us without hot water and the house far from safe.Desperate for help, our pleas to the rental company went unanswered, leaving us feeling trapped and helpless. Been renting from this company for quite some time, lived in the same house and have always paid rent on time. Since we've been living in this house, our A/C unit has gone out a total of 9 or 10 times, leaving us with no air conditioning and our house got up to 98 degrees at one point. This particular time, we had no A/C for 7 days after notifying the company and this was after about 16 phone calls explaining the same thing over and over to their "emergency" maintenance line. They refused to put us ** in a hotel for more than a day even though they couldn't tell us when the unit would be fixed. They told US to go spend $300 on a portable A/C unit. Absolutely not. We have a dog on the lease and told them this temperature was completely unacceptable, not only living conditions but especially for having a dog. There have probably been a total of about 30 days that our A/C unit has not worked and they refuse to permanently rectify the situation. We just had it "fixed" again last week, came back from a 5 day vacation and it was once again broken. Every time we call to put in a maintenance request it's like they have no record of our past maintenance issues. We plan to take legal action and seek rent abatement for all of the days without a working HVAC unit. Worst company I've ever rented from.Progress Residential Property Manager LLC

We decided not to rent from them because of misrepresentations on the properties they rent. Then they stole my **** deposit. Had me pay the deposit before the property was ready to view. The agent I worked with submitted for a refund and it was approved I'm told but was never issued. Trying to get thru to anyone who can help is impossible.
