      I have been renting a house through Progressive Residential for 7 months now. I recently filed a complaint with Progressive Residential about my lawn maintenance (which they said has been reolved, it has not). I pay $80.00 a month for lawn mowing and landscape. The lawn company has not mowed my backyard in 3 weeks. I have several dogs which are also on the lease that use the backyard. The big problem of my lawn not being mowed besides I pay is that we have CANE toads. These toads can kill a dog in seconds. Today the lawn company mowed my front lawn and I asked them if they were doing the back yards. They told me this is there last day and will not be mowing the backyards. They said they were told not too by Progressive Residential. Here is the funny thing: I got an email Saturday being told Progressive Res. will no longer be my leasing company and that we should reach out to BH management address phone number provided: ************. So I called yep this is non working phone number. Tried getting into my rental account and it is closed. This is a viloation of the lease agreement they came up with. This company went from a 4 to a 1. WILL NOT RENT from them and will notify all my medical team in Pasco county.

      This company will nickel and dime tenants to death. It costs an extra $35 JUST TO PAY YOUR RENT. So DO NOT budget the dollar amount of your rent because it will have fees on top of fees on top of fees on top of fees and on and on. They charge you for an app you don't use. They force you to purchase THEIR air filters when you are perfectly capable of finding more affordable filters. If you don't go digging into the multiple emails you receive while trying to become a renter, you might miss their super complicated process of proving you have renters insurance that ticks all of their boxes as well as some things they don't actually list. If you don't play their complicated game, they charge you for their renter's insurance that they automatically charge you for. We were told to get renter's insurance, which we did immediately. However, they are sneaky about what you have to do to process that policy you are paying for. YOU HAVE TO WATCH EVERY ***** they charge you. Seriously. I have never seen so many fees on top of fees on top of fees. The only positive we can report is that they did fix a bonus room floor that smelled like foul animal ****. We told them it was uninhabitable before we moved in, and it was just under a month when they came and ripped up the carpet to try and clean the floorboards and recarpet. We love the house and neighborhood. It's just the rental company that is milking us for all we are worth. $35/mo for a receipt. $15/mo for not jumping through their rental insurance hoops. $17/mo for an app we don't use. $10/mo for an air filter. And on and on and on and on. And we are fully expecting them to raise the rent on us when our lease is up in a year since they only seem to cater to new renters. They even had a promotion on their website that stated - "$1,000 off your first month's rent if you rent with Progress in the month of February!" Well, we did that and budgeted that in; however, we were told it didn't apply to OUR house. Of COURSE!

      The home were in is newly refurbished. Otherwise no complaints about the house other than small landlord special types of work.My complaint is with their payment portal. If all goes to plan paying is easy on their app, however they do not accept partial payments anymore. We would make one time payments on time every month. Before we moved in there was an issue with my bank and a return payment as I mistyped the account number. Strike one.Next strike was 9 months after when we added a new account to pay with, and another return payment due to a non-transaction account. This was an error not on our end as they didnt recognize our account as a checkings which is not the case.Because of the second strike we were blocked from using online or phone payments and now can only pay with money order or cash. Super inconvenient and harder for us to make the payments this way.Trying to explain the situation they stated that it is impossible to reverse the online block and added 165$ worth of late fees for something that was unforeseeable.So now were forced to pay in person in an even more inconvenient way. Almost as if they want to make it harder for us to pay them so they can tack on more fees.Id even prefer Main Street Renewal, another horrible company, over Progress Residential. A tenant should not be penalized for simple mistakes or mistakes from the company that are easy and quick fixes, ESPECIALLY when we have been making payments each month with no issues. If anything they should block a payment account individually not barring us from all online payments.Find another company.

      PLEASE READ!! I have recently moved into one of the properties managed by this company on the 1st of sept. I was told that it was move in ready status as of the 28th of Aug, well was however that was a total lie it is now the 6th of sept I have no Refrigerator and no ETA struggling to survive with a broken HVAC system. what makes this worst is that I have communicate this with multiple staff, coordinators, and abording staff who conducted the move in orientation still nothing has been done to resolve this situation. This company does not value customer they only value money, I honestly feel like I have been wronged in all types of ways. I live in ***** and its summertime Imagine that I still have to sleep in this house fouls smell coming from garage., broken toilets, refrigerator, broken AC. As I said previously, I LIVE IN ***** IT IS 95 DEGREES OUT BUT 97 DERGESS INSIDE MY HOUSE this is totally unacceptable. I have called and send emails and text complaining about all of this to the company but at this point I feel totally disregarded, and disrespected.

      PROGRESS RESIDENTIAL had my water shut off after one of their pipes started leaking in the driveway!! I let them know almost a week ago that there was an active leak took a video took pictures and then they had the utility department come out here and shut off my water!!!!! I am a single mother whos always paid her rent on time!!! This home has been a nightmare, ever since we moved in smelling like mold and mildew everywhere. Ive had the grass reseeded because it was literally a swamp in the backyard. They had Dog hoarders living here prior is what the neighbors tell me!

      If I could give them 0 or negative stars I would. Save yourself a headache and look elsewhere for a rental company. Progress residential is a monopoly and overcharges for rent and their customer service is absolute garbage.

      I would give them ZERO star if the system allows. I have never written a bad review regarding any businesses in the past, but Progress Residential is THE WORST business entity I have ever dealt with. They use a utility billing service called CONservice, and yes did they CON you into paying extra fees you're not supposed to pay. And when I called them to take the $50 vacant service fee out of my bill because it's not supposed to be there, they kicked me to CONservice which told me they can't waive it because it's Progress's issue. Now you see how these companies use different cover/clothes to shield them from their responsibilities. Progress Residential's web portal has the button for maintenance service request but when you try to submit a request, the system will decline your request for no reason. All in all, this is a shady company (together with CONservice) that everyone should avoid engaging with them.

      I have had 8 different roof leaks reported. The last couple roofers said the roof needed to be replaced as over 70% of tiles were damaged. I knownroofs cost a lot of money buy come on. They also promised to put gutters kn the front of the house for my last lease renewal 9 months ago. CRICKETS. When I moved in the place was filthy. Water leaks around windows caused water damage in drywall and baseboard. They should have replaced the carpet and replaced with plank. They only put out fans for a couple days. If I knew what would happen and how they do not attend to serious matters like leaks I wouldn't have moved in. INSPECT THEIR PROPERTIES VERY CAREFULLY. GET THEIR WORK TO DO IN WRITTING.

      Move in date was 8/25/2023. We had signed our lease was told not only via website and by numerous representatives that the home was ready for move in. Orientation was set for 8/25/2023 10a.m to receive lock codes. We signed a lease for the home, paid to have utilities turned on per the lease requirements, prepared our childrens school of the transfer, pre registered them for school in the district. Paid all the application fees, security deposit, pro rated rent, first months rent and everything in between over $4000 just to be called at 4:00pm the day before move in to be told the home didnt pass inspection. There were bad floor boards, circuit breaker issues and missing light fixtures. My family was already packed, uhaul booked and ready to move because our current landlord is selling the property! So we made sure we secured a home with Progress Residential before we left the old one or we would be homeless as of 8/31/2023. Now we are being told we have no home to move into. We were given the chance to transfer to a 2nd home, we viewed the home and loved it so we transferred EVERYTHING to that home paperwork wise just to be told AGAIN the home did not pass inspection. We transferred paperwork to a 3rd house for the same thing INSPECTION FAILURE that home had water damage and others. On 8/28/2023 we were transferred to a 4th house, after leaving viewing that house again did not pass inspection! I keep getting told everyone is working on this but my family with 2 small kids under 10 years old one with special needs will be homeless in 3 days! We did everything that was asked, paid everything that was asked to keep being told something is out of their department and a refund would take ********************************************** ready as stated on the website. I even offered to move in a home and just put a work order in. I was told about emergency move ins but then was told its not available in the ****************! Why not?? Now its a hurricane coming.

      This company will call you from private cell phone numbers and promise certain things they apparently will not honor in any way. Then when they read transcripts from the company line calls they will claim that those claims were never made. I trusted the words of many people from this company about how my move in and promotion would go. These conversations took place on cell phones that called me. They obviously are now not honoring those conversations as they werent on company lines and transcripted. To add on top of this, the original move in inspection was horrible. The floors are destroyed, an appliance doesnt work, some doors dont latch and its obvious this place hasnt been cleaned in YEARS. However they will charge you if its not cleaned. What are you charging for if you arent cleaning yourself? I can no longer trust this company or the words they give me PERIOD! Do not discuss with anyone over their cell phones. I am now out several hundreds of dollars for cleaning fees, service repair charges, and moving expenses I was hoping to recoup on a promotion that was discussed over cell phones and will not be honored. I immediately regret choosing progress residential and would highly recommend to stay away!I wish I had read reviews before hand!
