      Monthly Garbage bill is in excess of ***** monthly. They are billing as a corporation/business vs as a residential property. Complaints have been made to them. A complaint filing number was given, but no action taken since June 2023 when it began. Who is in charge/responsible? ****************** **************** is nonexistent when no solution is given to fix the issue. At the very least, this company should be reimbursing for the difference immediately bc this is due to their negligence.

      The ** unit in the house we rent, went out. It took them almost a week to have someone come and repair. They stated the coil was frozen. When the company they hired called they told me the unit was old and they were just goi g to replace the whole thing instead of repair it. It's been 3 weeks and we got an email stating thst they deemed us responsible for the unit damage because we have a dog. They are charging us $5575. Mind you, they allow dogs in their rentals and I know the previous tenants had dogs. But because we are there now while the ** broke they stated it was MY dog thst did the damage. They don't even need to prove it. They either get paid or they evict you. They want to take a $250 payment from us weekly on top of the rent, completely disregarding that they are NOTour only creditor. What do they care, as long as they get paid, they don't care that your other creditors may suffer, along with your credit. They are at the very least unreasonable. They showed zero proof it was our dog, the installer and the guy at the office of the HV** company both told me that the unit was old. PROGRESS DOES NOT CARE ABOUT THEIR TENANTS. THEY WILL CHARGE YOU FOR REPAIRS WITHOUT REGARD TO YOUR SITUATION.

      Move-out date was in July. First, they used the wrong date (different from what was on our lease) and locked ** out of the house early. Next, they hit ** with upwards of $2k of BS move-out fees. They charged us $300.00 for "damages" to laundry room doors (and by damages, Progress Residential meant that they installed bifold closet doors to a laundry room that didn't have doors the entirety of our lease). Another was a $1,581.90 charge for "insufficient notice" of our move-out. We told them a full month before we left, which was more than the 19-days required. We have evidence of this that we have submitted to the company; no response. What's new? This company has a history of not assisting or responding to its customers in any way, shape, or form. Even before we moved-out, my roommates and I all tried multiple times to get in contact and got no kind of usable responses. It's a pathetic excuse for a property management company. AVOID AT ALL COSTS!

      I moved out of a progr/ess residential home on 07/01/2023 i was told that i would be getting my deposit back. it is now 08/23/2023 and i've yet to receive my deposit back. They've got 30 days to send your money back. i tried calling them and of course they don't have a live person to talk to just a email. This company is ridiculous, and should not be in business at ALL!

      Move in date was 8/11/23. We were unaware of property defects prior to signing the lease. Found mold on the ceiling next to the ** indoors so theres some water damage, bug infestation (carp. ants or termites) as we have found droppings even after sweeping them up.. they come back, & foundation of the home lacks for proper air flow leaving the house around ***** degrees mid-day during this heat wave. Home is not sealed considering you can tell parts of the home were an add-on. The home is most definitely not up to code. We are calling our local gov to ***** if it is up to code tomorrow. Appliances are rusted b/c they are the original appliances from when the home was built in the late 50s. Were paying $2,130/month for what exactly? Gave 12 day notice in a typed email to fix these issues & no sense of urgency or empathy. My husband works in the heat for a living, last thing he wants is to come home to a hot steamy house. We have a 7 month old baby crawling we refuse to have her grow up in a mold infested home & crawling around MILLIONS of ants and roaches or to slice her finger on the rusted fridge. The day we moved our stuff in it reached 90 degrees and she broke out in heat rash. I do have documentation of all things listed. Havent even slept in our new home once yet. Never can get ahold of anyone. Cases keep getting closed & work orders cancelled. We want out! We want our money back & we want out before we have to take any further action. We will NOT stay at that rental. Total breach of contract if you ask me.

      Current resident. Investigation needed into the practice of this company. False advertisement on their website. They have systems in place to avoid legal liability but, behind the writing this agency does not care about its tenants. Their maintenance department is far the worst I have ever experienced. They do not have after hours maintenance technicians. They do not have emergency services teams to assist emergency. They take your emergency request and place them in the same order with regular simple maintenance orders. Also, anything over 45 minutes the technician is order to leave the job site! Basically, the technicians do quick repairs and you the tenants are stuck with unfinished repairs or emergency orders. Secondly, Progress lies about the ******************* They receive your service request and submits the request to a third party vendor who they do not even know the status of your job request. They refuse to investigate. The refuse see who is responsible for the order. Currently, my job order has been open since Saturday night and the problem is not fix. Basically, I have a house with no A/C unit and place my family in a hotel. Progress fails to communicate with their tenants. They fail to compensate their tenants for their lack of service or empathy during emergency services. This company is all about taking the tenants money and challenging the tenants to take them ********** and avoid the scamming agency!

      This place is nothing short of being criminal. They clearly document damages to the property PRIOR to your move in, then proceed to charge you close to $1,000 when you move out for pre-existing damages noted BY THEM AND SIGNED BY THEM before you ever assumed responsibility for the property.Their billing system is very suspect and would likely fail a financial audit, in my professional opinion.They insist you professionally have the ENTIRE HOUSE cleaned when your lease ends - yet when you take ownership of the property, it's obvious they didn't have it professionally cleaned and the prior tenant didn't do it either. The home was infested with roaches, spiders, and had the most disgusting odor in it - like something had died in the home - yet according to them it was professionally cleaned. It wasn't. I had to scrub the home 10 times in bleach just before I felt safe not catching some communicable disease when I moved in. It was left in SUPERIOR condition compared to when I was handed back the property. Yet they are trying to charge me for all these "repairs." They will not call you back to discuss and refer you to an email address that they do not answer to "dispute" these charges. No one should ever rent from these crooks. Force them to sell all these homes that they swindled out of people who live in lower income areas so that the company goes bankrupt. As crooked as they are, they do not deserve to be in business.

      This property rental company is a scam. You have to put a deposit equivalent to the monthly rent, but regardless of how great you leave the property when moving out, you will never see a dime in return. Company games from the day I decided to vacate. It started with them claiming to not get my vacate notice in time. Luckily for me, I did everything via email and was able to go to their office and PROVE that I sent the notice. From there on out it was rediculous the month prior to the end of my lease I was charged obnoxious fees ($900 for water when my water bill had never been over $100 the entire time I lived there) and it was added to my rent. I paid the rent portion but not the insane fees. Then they started charging other fees like a fee for a demand letter and late fees for the rent, then an eviction letter. The property was left in perfect condition, and I even hired a professional cleaning company. I never saw a dime of my $3200 deposit and I can no longer log into my account to see ending balances of bills that were actually charged because my account has been disabled by the company. Save the headache rent elsewhere. Do not give this company any of your money!!!

      Moved into a home that was in absolute disarray because progress didnt inspect it after previous residents left. Absolute filth, cobwebs everywhere, bathroom flooded, backyard under construction and they just up and left it without finishing. Created case after case, made phone call after phone call, email after email, and one month later I have yet to receive one phone call from a manager or associate. Every agent I speak with gives me an attitude or sounds like theyd rather not be working to assist me. The problem descriptions on all work orders are always inaccurate. One month later and my dishwasher, vent, backyard and house are still filthy and or broken and again, no one has reached out. I wish I could show you the back and forth emails with ****** where she REFUSES to call me or even apologize for the great inconvenience and shes supposed to be my customer care advocate. If there is one decent, competent, customer oriented person working for **********************, they must be so in demand because they are impossible to come by. I see previous reviews where they say theyll reach out and I know for a fact thats not happening. Bad business is bad business and doesnt last the test of time. My next home will not be with progress.

      They don't return calls. They charge for things that tenets take care of their self. I have placed a call since July 15th and it's now August 18th and have called 3 times a week since then. They charge me ****** for sod that I bought, and laid myself. Sent receipt, and pictures. Can't get anyone on the phone that knows anything. Ask to speak to a supervisor, never gets transfer. I even got hung up on. ***** still hasn't contacted me yet and took the charge off
