They do t want to assume responsibility for repairs. The house was only 3years old and the garage failed and they tried to blame me. They couldnt tell me what I did to do the damage however they proceeded to put me at fault. No phones calls, just emails for communication. Im giving zero stars, can you give negative stars? I only renewed the lease for stability for my son. The rent went up $225 at renewal.Progress Residential Property Manager LLC

They do not fix anything. Do not rent from this management company. They take your maintenance request then send you cancellation notice saunf they have been fix. No call nothing. Nothing is fixed. Deceptive business practices. The service manager wil call. Set up the request. Then maintenance cancels. They want the renter to be responsible for fixing everything. Building structure as well. Rotting wood on the deck. Garage does not work. They send maintenance and they say oh its fine. I am paying $2100 for a freaking money pit. I am so upset. No one calls to speak once you ! Sprinkler system doesnt work- they say the renter is responsible they dont fix that?? But you advertised it in the listing. Do Not rent here !!!! I am writing to express my extreme frustration and disappointment regarding the ongoing service issues I have been experiencing since moving into my brand new Progress Residential home on March 24, 2023.On June 28, 2023, I submitted a service request regarding a missing door pin on one of the hinges, and I also requested assistance with the garage door and the dryer. The service repairman who visited my property informed me that both the garage door opener and the dryer are covered by manufacturers' warranties and, therefore, would not be addressed through your service orders. He assured me that he had informed his manager about these concerns and that the manufacturers' repairmen would be dispatched to address them.Despite the service repairman's assurances, no action has been taken by the manufacturer to rectify the issues with the garage door opener and dryer. To exacerbate the situation, I now find myself facing an additional problem: my dishwasher has ceased to power on. I have observed that my service requests are being inexplicably canceled upon submission, leaving the outstanding issues unresolved.I am left with no choice but to invoke the provisions of Florida Statute ******, which specifically addresses the failure of a landlord to maintain or repair the premises. Per the statute's stipulations, I am providing you with a written notice of this condition and granting you a minimum of 20 days to perform the specified repairs and maintenance necessary to restore the home to its pre-loss condition. During this time, I will withhold rent for the upcoming rental period and any subsequent periods until the required repairs and maintenance have been satisfactorily completed.I kindly request that you contact me at your earliest convenience to discuss the resolution of these pressing matters. Clear communication and prompt action on your part will be essential in resolving this situation amicably and avoiding any further legal recourse.Progress Residential Property Manager LLC

Progress has a property next door to me in ***** **. A huge tree has fallen over into my property and my trees are keeping it from crushing my fence on two possible three side and my dog kennel. A work order was put in on July 5 and a month after several calls and no sense of urgency the tree is 4inches from hitting my fence. A third party came out today because they were told to cut branches down and thats what he was getting paid for. He realized after seeing the tree there was no way of preventing my property from being damaged. Your company is too large to let matters like this linger for this amount of time. I have been extremely patient and calm with trying to handle this situation without getting legal assistance into this situation.Please come remove your tree off and out of my property.Progress Residential Property Manager LLC

I wish I saw these reviews before giving this "company" my money but I ignored my initial gut feeling because we really needed a home. We are moving from one state to another and our realtor dropped the ball and we were lift without a home. I took matters into my own hands and found this company. Did the application paid a $400 application fee for each applicant and their holding fee? Everything seemed fine with receiving emails to verify our identities and income. The website that they use "Payscore" did not support my bank so I reached out to customer service about trying to figure out another way to verify my income this was last Thursday. I received an email from them yesterday 8/14/2023 stating that my case was closed as the issue was resolved but no one had reached out to me. Anyways we are now looking into apartments as our home is sold and the new owners only gave us two weeks. After reading reviews I don't have any hope for getting my money back so after everything is done we will be getting our lawyers involved because this is a scam.Progress Residential Property Manager LLC

AC has been out since Friday, its Monday. Its been ***** Im my house the past 4 days. progress residential had me purchase a portable ac (reimburse later) and it is doing nothing to cool a 3 bedroom house. They said they cant do anything for me until Thursday. Pretty sure its illegal and a major safety hazard to have people and pets living in a house that is over 85 for a week. I pay thousand to rent from this company who has zero empathy. And According to Ordinance G-**** ******** Cooling Ordinance sets a minimum temperature for cooling and ventilation in rental units. Rental units need to safely cool all habitable rooms to a temperature of no greater than 86 degrees if cooled by evaporative cooling; and no greater than 82 degrees if cooled by air conditioning.Progress Residential Property Manager LLC

I can only speak from my experience and it was a great one ***************************** was very helpful and made this journey one of the smoothness ones I have had by far. This is the worst experience I could have imagined. Ive had an ongoing plumbing issue with the sink leaking for two months! Now mold is forming, there are no managers in sight to help. Progress Residential is a SCAM. DO not hand your money over to this company. They hit you with an application fee. And a "convenience fee". Then a hefty "hold" deposit, only to deny your application. Then it's on to the next customer to SCAM.Progress Residential Property Manager LLC

Theyre severely understaffed so the amount of staff that is available is just incredibly overwhelmed and late at fixing anything have to do with overcharged ."repeated allegations of deceptive business practices, ***** evictions, and property neglect they will try their best to deem it a resident responsibility and charge them a $75 fee for maintenance coming out, also hoa fees every month even if the items is fixed there so late in response "We have to rent while we're here andhave to have a place to they keep trying to charge miscellaneous hoa fines. They send the same fine twice. Within a week and progress is saying I have to pay something that is false. repeated allegations of deceptive business practices, ***** evictions, and property neglect the company has shown bias in the rental application process, denied housing based on protected characteristics, and created an environment that perpetuates housing inequality.Progress Residential Property Manager LLC
