      If I could give a zero I would. First, our home was not clean when we moved in. There was building materials etc scattered throughout the home. The master shower had peeling caulk and mold and mildew. The master bathroom shower window was not properly working and when my husband opened it it came down on his finger and nearly cut it off. Maintenance came out and put a quick fix on it but would not replace the window, so be careful. Maintenance was constantly at our home for one thing or another because they do not actually make these homes move in ready so be prepared for days and days of wasted time. It took me 5 weeks of persistence to get them to fix the ** even after the vendor made their requests. Progress would not approve the fix until I persistently called. This resulted in very high electric bills for three months. At move out they didn't adhere to ** statute requiring written notification via certified mail of intent to charge damages against a security deposit. Nor did they refund my prepaid prorated utilities. An attorney should be filing a class action against them. Theres way too many people having similar issues.

      It took all of 2 weeks to be fed up with these folks. We paid the required deposit & moved in mid October 2022. ** November 1st - saw an extra $350 due. Needless to say I called and emailed a bunch of times about it. ** November 3rd - I finally spoke to someone who understood where the error was in the system (they failed to allocate the $250 holding fee and $100 application fee to our correct ledger) and they advised it would be fixed. They also emailed confirming they'd fix the $350 error to zero out our balance & that we wouldn't be responsible for any November late fee. ** November 4th - BOOM - $125 late fee but no big deal because they said we're not responsible. ** November 8th - noticed our ledger no longer had the $350 erroneous charge, but it still had the $125 late fee. I spoke to someone who said to give it until November 15th.** November 16th to December 6th - I've opened 2 cases regarding the late fee - both of which they have closed stating I owe it because all balances have to be paid - completely disregarding the fact the balance that caused the late fee was due to their accounting error.All agents I've spoken to have been fairly pleasant with the exception of one guy who was rude, interrupting and over-talking me while I tried to explain the situation so he could understand the situation, and told me nobody would EVER tell me not to pay any fees - basically calling me a liar when I have the email to prove him wrong. SMH.But you can distinguish the agents that want to help from the ones that don't or are too overwhelmed to help. For example, one agent put me on hold to "look into it for me", but instead I heard her helping her kid doing homework, then she came back apologizing asking what my issue was again. SMH.I just hope someone reads these reviews and does something about the caliber of people they hire or the training they provide. Perhaps Big Brother needs to look over their employees shoulders a little more. DO BETTER PEOPLE!

      I live next door to a Progress Residential renter who is not abiding by the legally binding Reservation of Easements, Covenants, and Restrictions for our shared driveway. This renter is parking on the shared driveway which is a violation of the above legal Reservation and blocks ingress and egress to mine and my other neighbors property. If there was an emergency, responders would be inhibited. Ive tried to speak with Progress Residential several times about the gravity of this situation, but nothing has changed and this renter still continues to park on the shared driveway blocking ingress and egress to my driveway.

      A Company of liars. We recently moved into a home and have had a horrible experience. Our local agent has been either unwilling or unable to be of any help. All requests must be sent to corporate which takes at least 2 weeks to respond. This company demands that you provide receipts for a professional cleaning on move out, however, the home was filthy on move in. They will lie and tell you it has been professionally cleaned with pet urine stains and debris in the carpet. They will also leave old appliances in the yard on move in should they even decide to replace the broken ones. The excuse that we received for all of this was that the home was legally livable and we signed their move in inspection. These pictures were filtered and edited to make the issues appear nonexistent and we were threatened with loss of our $2k security deposit if we did not sign.

      I have never rented from this company, but I am a property owner nearly one of their properties in the Spring area. Last week I returned home to find an abandoned car literally in the middle of the road outside of a Progress Residential house. The car had been in the back yard of that home, left by a previous renter. Progress Residential had evidently decided the best way to get rid of it was to simply pay someone to drag it out of the back yard and leave it in the road. Hard to believe this, but its true. I had to call the police to get it towed as it was a traffic hazard. This is not a good company if they think they can act like this in a deed restricted subdivision in such a manner. I feel sorry for you if you rent a property from them and would advise you to avoid them at all costs. 1 star only here because the system makes you select at least 1.

      I am getting double charge for my utility bill I am getting charged 10 dollars a month for smart service I don't use I am talking with a lawyer now I was told I would get money off my rent as a realtor the law in ******* says you have *************************************************************************************** time but they did not fix the leak and electricity they also promised a rebate I still have not seen it I am going to save this this bill of the double charge bills I will keep paying as normal and at the end of the year I will *** you and I see more people are being charged double for utilities on here with complaints I will contact them and we will have a even bigger case there is a lot of people you can mess with on here but as a realtor who have to protect my investors I am the wrong person to mess with I am giving you 48 hours to fix these billing is***s before I lawfully *** you for the claims and more. Renters have rights too and clearly your customer service reps need managing and guidance this has to be the worst experience of my life as a renter I make well over the amount though an I know great real estate attorneys who will love to see these charges and the proof that my ac went out the proof my electric went out and the leak in the bathroom were all well over ********************************************************************************************************************************************* to over see the is*** and know the law to take you out for breaking ******* renter laws multiple times I am not even three months in I may ask to leave and not be charge also I have mold in my shower that was not sealed correctly I need a mold inspection asap this is a far warning this is my first time noticing you about mold but you have a to send someone out with in 7 days and then to a mold cleaning and inspection if its large of enough the **************** law. I am requesting this as well today dually noted here in bbb

      This company is unethical. They only give a s*** about your money. They don't even care about their employees. Wait times on the phone can be astonishing. I live in the ***** area and I know it's expensive but I had to give them almost $9,000 on day one just to get the keys. when rent plus security deposit is only $4,000. They have so many fees. Not to mention getting a hold of anyone who works there property manager or maintenance worker is **** near impossible. I am a military member and I sent my wife and kids before my arrival. They were standing outside of the home in the heat for half the day until I finally got a hold of our property manager who was supposed to meet us there in the morning. Not to mention the state of the home when they got in. Trash is still in the trash cans, and dog toys are all over the yard from the previous owners. the screen door falling off of the hinges. I had to put in about a dozen work orders on day one. I really hope anyone looking to rent from this company looks at this website first and realizes what a scam progress residential is. If you don't believe me go on ******** and look for a group called victims of progress residential. It has 10K + members. Literally, thousands of people have had terrible experiences enough to put in BBB and ****** review complaints. There is a special place in h*** for the people who work at Progress Residential.

      WORST WORST COMPANY TO RENT FROM I AM STILL HAVING AN ONGOING ISSUE ASIDE FROM THE FIRST GAS LEAK I ENDURED FOR MONTHS. NOW I HAVENT HAD HEAT OR AIR CONDITIONING AND ON TOP OF THAT THE COMPANY REFUSES TO SERVICE ME. ***************************** AND *********************** ARE THE TWO AT THE TOP LAUGHING AT PEOPLE ALL WHILE LYING TO THE COMPANY TO PLACE A **** ON MY ACCOUNT. JUST SO I WILL NOT RECIEVE ANY ASSITIANCE OR CALL BACKS. THEY ARE THE TRUE EVIL IN THIS WORLD TO LAUGH AND MOCK ANOTHER HUMANS LIVING SITUATION WHILE THEY REST PLEASANTLY IN THEIR BEDS. SERIOUSLY THINK TWICE BEFORE RENTING FROM THIS COMPANY. IF ANY ONE WOULD LIKE TO TAKE LEGAL ACTION AGAINST THEM LET ME KNOW BECAUSE *** ALREADY TRIED EVERYTHING. AND NOTHING WORKS. THIS IS MY THIRD TIME REPORTING THEM HERE. THEYRE ON EVERYONES WATCH LIST THIS COMPANY HAS GOT TO BE SHUT DOWN AND STOPPED FOR TAKING AWAY OUR RIGHTS AS HUMANS AND CITIZENS.

      This company has took me threw so many problems ***** to pay my rent. They have locked out of me from paying online, add a $200 eviction fee AND TOLD ME THE ONLY WAY I CAN PAY IS BY mailing in my payment overnight to them. They have no locate offices in the ****************** so i can go in to talk to an agent or manager about the property that i live in. Please dont rent from this company because they are not a good company to rent from.
