      This company is a Fraud..Hold people money for 30 plus days after you've been denied.. denied with a 700 credit score though. I can be using my money else where like other applications or moving expenses.. A law really needs to be in place for companies like this that scam lower class families. Will Charge 50$ for an application on a house but allow 50 people to apply at the same time. Collect that money and deny all 50 people.. plus pay a holding fee of $250 ..I'm just asking for my monies back. I have a credit freeze on my credit account but was told I was denied because of my credit. You can't even look into my credit without contacting me to verify my identity and Progress never did that. But kept my money thats why I say this company is a FRAUD.

      After submitting application my son was denied, according to email it was because of credit, when he called it was because of a non existent criminal record. Then a day spent being on hold and being passed around in circles. After reading reviews I am not hopeful that any attempt will be made by them to reopen the application or try to make things right.

      I moved in 2/21/2022 and notified them of the order and damage to the deck. On 3/10/2022 they sent someone to check the order, however, the same day I fell in the deck. I was out of work and less the two weeks of accident they talked me into signing a paper with an two months rent. I took it because they said I can't be a resident there if they were going to pay me cash money and I just moved in. I wouldn't have had a place for my daughter and I. Now, I'm behind in rent and hey state I'm in eviction status, however they won't give me the paperwork I need to get help. When it started I was two months behind now $5,000 behind due to not given the the information I need to get help. They're just letting the money get higher and higher. If I couldn't pay it then I sure can't pay it now on my own. I'm afraid I will be homeless by February when the time to renew the lease.

      Poor communication and incorrect cost information given prior to (delayed move in due to incorrect paperwork) lease start date of 10/27 - although lease consultant was very nice and attempted to help- Progress processes were out of her control. $1,000 concession not applied to first full month rent as was stated in lease. Bathroom vanities were removed and replaced with lesser quality from what was displayed in website pictures ( appears as if it's a bait and switch) - floor tiles to fill gap of previous vanities didn't even match the rest of the bathroom flooring. Heavy smoke smell not disclosed on move-in inspection report, dirty condition, (dead) spiders, ants and roaches visible within less than 12 hours of move in on 11/2. To date (11/5), ZERO response to several immediate maintenance requests to correct, although emails and calls were made and request tickets were submitted. Will not recommend this company for future. Demand for profit without providing quality product and service is very noticeable with this company.

      The worst property management. I have an electrical issue in the master bathroom, opened a Maintenace ticket early September and now in November and still they have not address the issue nor fix it. Additional fees are being added to my rent every month, when i try to contact management over the phone, they are never available. Whoever picked up the phone takes your name and number and apparently trashes it, because no one ever return calls. This company needs to be investigated.

      Where do I start you are not able to view properties prior to moving in. They say you can, but put it off until youve already put money down on the house and move in. We lived 30 mins away and they lied to us three times about fixing the door for us to get in to view the home PRIOR to moving in. We only got keys to get into the home the day our money for move in was received and my husband found the batteries were dead in the electronic key box and thats why we could not use it prior three different times we took three different hour trips to view the home prior to move in and were blatantly lied to about the door being fixed. We were supposed to move into a different home and were not able to ever see that home either before they would have taken all our money. In that home we were told move in would be late October at the latest and we already warned our apartment complex we were moving out and signed paperwork then literally 2 weeks prior to having to move out we receive a text asking if were going to transfer because the home wouldnt be ready til December with no warning at all. We were forced at this point to transfer our application to the new home so we could still move out and decided to take advantage of the $1000 credit to move in by October 14th. We were told several times we were receiving that credit this month and now they will not honor it for a new reason from every person we talk to. This company is just a bunch of money hungry, lying, fowl, uncaring, unempathetic, no morals or ethics based business who will not stand by their customers nor honor their word. They charge you for maintenance to fix broken and busted things that were how you received your home and leave previous customers eviction in the kitchen drawer. **************** will pass you around so many times until youre exhausted and just give up trying. This is our first month and Im terrified to see how the remainder of our year goes.

      I rented from Havenbrook which sold to Progress. Ramp paid my rent to Havenbrook instead of Progress . We have not been able to reach anyone. In the Havenbrook office regarding the almost **** paid towards my rent. Progress said l still had to pay my rent to avoid evictions l paid the rent for October. Now November is here l have to still at rent when l have almost **** pd up towards rent. No one can help me resolve the issue at either company. Worst company to rent from. They are making a killing and taking advantage of people because they know we need a place to stay.

      Since renting the house on June 24th 2022 there has been a continuous flow of maintenance issues to include: electrical wiring issues with the kitchen area, dining room and outside patio; air conditioning leaking onto patio, garbage disposal non-operational, water pressure in the kitchen area and backed up toilet. To date the air conditioning leak, the garbage disposal and the water pressure has been addressed. What has not been addressed thoroughly is the electrical wiring in the house which makes the kitchen unusable after dark. At least 2 techs have come out and said a 3rd party electrician needs to address the issue. To date no electrician has been dispatched since July. The toilet issue remains outstanding as well. The compounding electrical issue is that it has affected the electric bill in a very adverse way causing us to pay 3 times our ***************************. We have contacted customer service on numerous occasions and just cant seem to get any satisfaction. We have paid fees that should not have been charged and still cant seem to get any resolution.

      Progress Residential *****. The *** and all that are able to know what is going on, because since March *************************************************************** even landlord and tenant relationship. 1- you can never get a person a real person when you contact them. 2- I was in no I am in eviction status BUT my rent is paid up until JANUARY 2023. so FYI every time they call or email I keep record cuz every debt / collection call is *******. 3 I would never recommend this company. 4- giving 1 star is wayyy to much there should be a negative button somewhere. And if any one needs more information on my reasons please feel free to comment I will gladly answer any questions about these horrible folk within this business

      I unfortunately ended up in a circle of attempting to get my "holding fee" back AFTER I was denied for a house I was very qualified for. This business is very, very unethical. Please do not use them or give them anything. I'm sorry if you are currently trapped in their endless automated emails, no contact information, general lack of caring for human beings, and fees that make no sense at all. Tell everyone to stay far away.
