      Lets see where do I start? When we first moved in we noticed a bad smell in the carpet that came after the carpets were cleaned. So we contacted progress and they sent someone again to clean the carpets. As he was cleaning the carpets he happen to pull back the carpet and there it was massive fog urine stains from the previous tenant. So since it was coming from the person they hired they made us my wife and me move all our stuff out of the living room and flex room into the master bedroom. Then another person came in and removed all carpet from this two rooms while we stayed there cause progress refused to put us in a hotel for two days. Then there was so much urine it soaked the padding underneath and even on the dry wall. I stated to them that the bedrooms needed chafing as well as there were so many stains in there and I even showed proof but of course progress ***** so bad they said no to the bedrooms. So laying down completely toxic sealer on the concrete we had to pay for the hotel as the fumes were so bad. They finally laid fake hardwood in the living room and flex room but still nothing in the bedrooms. We finally moved out as I am stationed out of ******* now. We even paid to have the carpets cleaned again ourselves and still no success. I feel bad for the people that moved in after us. If you live on ************* in ************ with progress I am sorry they **** so much.

      Been renting for 3 years. We've had more maintenance issues that I can count. 1 star is giving them too much credit. The incompetence level is unreal, with no accountability throughout the company. They ************ to the next person, never actually solving the issue. Stay far far away!

      This company took over a home that mean and my children have been living in for 3 yrs. Immediately after taking over I had issues. The charges me a late fee for not paying or responding to a renewal message when I did in fact respond and pay. It wasnt the amount listed because they failed to listed my lease as a yr contract vs month to month. That issue was resolved. In July I caught Covid for 3 weeks. Making them aware so that theyd know Im not skipping out on rent and it wasnt usual of me. They still filed for eviction in the middle of august. As of today *** sent them all the money but since they made mistake after mistake they refused to gone and pick up the money because they want it all in the same package and not separate but if they picked up both packages same day theyd have more than I owe. I only have 6 days to answer the dispossession but theyre trying to send the money back so that I can put it all together instead of taking two package same day which will equal all the money. They had a typo on my amount triggering the first resend but they wont honor it. They never picked up the money order thats remain at their post office that has to be signed for but yet theyre moving ahead with eviction. I plan to move out soon. Dont not rent here its a front they make many mistakes without correction. After a yr My door still doesnt close for my bathroom, I think mold is growing above the closet door, a closet self failed from Light weight and was never repaired. Take my word after 3 yrs I hate to move but Id rather not deal with this company.

      I am very disappointed in Progress Residential. I applied with my father and we recieved an email saying congratulations your credit and background was completed we just need to verify your ID and income. I added my husband shortly after because I did not have all his documents and all of sudden we recieved a email saying denied shortly after. I called and they said it was because I added a roommate who's score is low. I am confused I feel like they are just taking applicants money and giving bogus reasons to deny. My father and I both have 750 credit scores and we met income requirements. They are just taking peoples application fees and making you wait a month to recieve your holding fee. DO NOT BOTHER RENTING FROM THEM.

      Easily the worst place *** ever worked in my entire life! Dont bother calling in and asking for a manager because everyone from the too dog to the team leaders absolutely refuses to take escalation calls or help in anyway. If youre in eviction they refuse to work with you, its like good fellas F You, Pay Me is basically the company motto..Progress Residential is a Slum Lord in every sense of the word, Not only have I spoken with scores of residents who are up for Rental Assistance locally but they call in saying that they can not get approved because Progresss Rental Assistance team refuses to fill out the forms, its like they try their best to put their customers on the street abd mess up their rental history at the same time, I can see why the BBB gives them half a **** star. Under absolutely no circumstance should you rent from these horrible people, they will destroy your credit, hit you monthly with atleast $700 in fees that they refuse to waive if younfall behind even in the same month, you can be in current statis and have paid September rent but if it goes past October 10th and you havnt paid you can expect a horribly misleading Eviction notice in the mail that sounds like you need to box your stuff and be gone in 3 days when in reality its a bullys attempt tomget you to hurry up and pay otherwise they will take you to court in 4-6 weeks, not 3 days like they mislead in the notice. Aftet every shift I have to shower and watch something funny to get ovet Fin people over all day and being the first line of defense for absolute Slum Lords, One of these days they will surely get sued as countless times a day I ask myself (Is this even Legal!?) but Id never know because the worthless support staff answers hardly ever and if at all after 20 min with the resident on hold, and as I said before they downright refuse to take any and all escalation calls, its like nothing Ive ever seen before.

      I have the same complaints as the other renters, fees, fines, and random foolishness! Horrible customer service no one will answer phones for maintenance issues. When they show up it will be a month later even if its an emergency. They started fining me for my grass even though I kept it cut, but if it rains like it does in Georgia they don't care if a monsoon passed through they expect the grass cut while the ground is drenched. The neighborhood couldn't cut the grass with all of the rain for a month and I was fined.My mirror fell off the wall, the glass didn't break but there were no brackets to hold it in the first place. The glue holding the mirror was dried out, they tried to say it was my responsibility to fix something like I owned the house. We were moving and they randomly gave US a three month bill for utilities instead of every month. What company do you know holds a bill for THREE MONTHS and tries to surprise you as if you can't afford to pay a bill you are supposed to get EVERY MONTH! We paid the bill like we do EVERY MONTH, we didn't move so THEY REFUNDED the money ?????? instead of clearing this random utility balance. These people are extortion artists that look for ways to create eviction issues. I pray to find a new home to get the h*** away from these heathens!

      Beware! Progress Residential is a terrible rental company. I recently did a home to home transfer and it was an awful experience. I made at least 50 calls in a month to finally get the transfer to move forward. Communication is terrible between departments. Nobody knows what is going on. They pin departments against each other to switch you from department to department with no accountability. Complete incompetence from Progress Residential's staff caused me to go over the lease terms and start month-to-month. They have you send correspondence to group emails like "Applications", ************** * *************** were you never get the same person which causes massive confusion within the company. In addition, they will make bogus claims to take every bit of your deposit on your way out.

      There is no manager you can speak with. The customer service reps never have an answer for you. I spoke with a ********** who was the only person who had any knowledge of what us going on or could even help. I was locked out of my account because I refused to pay for a violation that did not belong to me. Several hundred dollars later I have to pay and no one still ever fixed my account.

      THIS COMPANY ***** SO BAD! They made a Covid payment arrangement allowing me to overnight 75% of my rent and pay the other 25% in 2 weeks. I did this & I still had an eviction letter served! I spent literally 3 hours making multiple calls because they hang up on you before answering you. I got NOWHERE. I contacted THEIR ************* had to stop me from being locked out within 24 hrs after I emailed him all of my ************************* THEIR attorney made them honor their initial agreement. Guess what??? They still would not remove $600 worth of eviction fees added on top of my rent when it was their fault! I literally had to pay this during hardship already hence the need for a Covid agreement. It was that or be sued for breaking my lease. We also do all of our own maintenance because they sent shady repairmen out that try to scam us out of pocket after breaking things more. DO NOT RENT FROM THEM!

      If I could give this company zero stars I would. They rented a home to me in March, by may I received a call from them stating I needed to move myself and my family out of the home because HOA prohibits rentals in the community!!!! Progress knew that and still had us move into this home!!! They promised to mail a check so I could use it towards a deposit for a new home and they never sent a dime. Instead they went back on their word stating we needed to leave first! We asked for help finding a new place and they couldnt even do that! This company will make your life a living h*** They are dishonest, and I dont understand how theyre still in business. We had to pay over $2000 for movers and progress felt like they shouldnt have even paid for that! progress failed to make sure the house could be rented out in the first place! There are ******** groups all over trying to come together and do a class action law suit against them! They took months of rent knowing I had to move and use the money towards a down payment. Im in a boatload of debt because of them! They need to be shut down immediately. Disgusting company!
