1 starStay away, stay away i thought invitation homes were terrible; this company made me appreciate them way more!! You put in a work order and then ask when someone is coming; they tell you to call the vendor. Lol, so i need to finish doing your job? This company is money hungry; only they do not want to maintain their properties to high standards but the bare minimum. Then they make you enroll into this $9.99 a month filter program that you receive once every 3 months; that's a piece of c*** I'm paying $30 for one filter once every three months. I change my filter every month. Then they force you to put your utilities in their name, and you pay a setup fee for each service and a monthly fee for them having the service in their name. Hello, I never asked you to put my service in your name. If I had to do it over, I would have never signed this lease and stayed with invitation home. I'm going back to invitation homes soon as this lease is over.Review fromJAMES W

1 starI moved into a Progress Residential home over a year ago. The neighborhood is working class **** sq ft homes. PR makes you get your utilities through their contacts where they mark up your service so it costs you more. Furthermore, when you have a problem with one of the services they wash their hands and tell you to figure out who to call and rectify it yourself. This neighborhood has an ***. When the *** sees a violation they send the letter to Progress. Progress then waits 2 weeks to send the email to you and it does not state the problem so you cant fix what you don't know is wrong. By the time the *** sends the letter to the tenant you have a second violation. Progress bills you $50 every time you get a warning, but the *** does not fine Progress, they just bill you $50.00 twice. I had a trash can on side of house barely visible for 1st & 2nd notice. Paid $100 because the email form letter from progress did not say what the problem was so they fined me twice. The 2nd violation was 4-inch high strands maybe 10 strands of grass in the landscape beds. same thing here 1st notice went to them 2 weeks later I get an email but then 2nd notice from *** and the day I saw the reason I went out and spent $300 on a weed eater and blower and fixed that day. Two days later they sent out a landscaper who didn't do anything except trim a **** that was not in violation and throw pine bark in my yard so my mower hits it. vI got fined $50 twice and today got a bill for $225 for the trip $75 charge and $150.00 for materials? There were no materials added or used at all. I also have called and emailed multiple times and I NEVER EVER GET A RESPONSE JUST ANOTHER ****. IF YOU DONT PAY THE **** BY THE END OF THE ***** THEY **** YOU $150 LATE FEE. This is all they want to do sucker you in and find ways to bill you for NONSENSE and never answer your calls or emails even though I was PROMISED RETURN CALLS. STAY AWAY! YOUR ****S WILL ALWAYS BE AN UNPLEASANT SURPRISE BY DESIGN! .....and NOReview fromRobert B.

1 starAfter fighting with Progress Residential for 3 months to cut down a dead tree in our backyard (we received an HOA violation), the contractors they sent out completely destroyed the back patio when they let huge pieces of tree come crashing down on it.So I submitted a job request almost 3 weeks ago and nobody has followed up with me, not even once.I've now experienced multiple occasions where Progress Residential doesn't communicate with me at all regarding services request. I pay well over $2K per month to Progress Residential, (always on time) so I shouldn't be experiencing this kind of poor customer service repeatedly.It's now at the point where I'm going to be lodging complaints with the Better Business Bureau and ************************** If you are experiencing anything similar with this company, you should do the same.As I mentioned in the job request, my backyard patio is unsafe and needs to be repaired ASAP. My dog already stepped on an exposed nail in the patio and injured her back foot.I am not renewing my lease next spring. Progress Residential is the worst leasing company I have ever had to deal with. They have been putting me through h*** all year!Review fromMisha B

1 starIf I could leave them 0 stars I would. This is the worst rental company I have ever dealt with; I can not believe they are still able to purchase and rent out houses. I have rented from them for 3 years. I have had problem after problem after problem. They want their rent on time but they do not want to fix their maintenance issues. They want to put bandaids on the problems. They have canceled several of my work orders with out even contacting me. They have not sent anyone out to fix the issues they would just close the work order and say they fixed the problem. I have cameras all around my house. I can prove nobody has come to fix anything. This company is the worst! They sent me a late payment notice last month and gave me unitl the 14th to pay my rent plus the late fee. I paid the full amount on the 14th. Now its the 27th and they still have not taken the money out of my account. They will send me a return check fee like before and charge me double. They have done this the two times i was late out of 3 years i have rented from them. I am warning anyone who considers them....DONT. Do anything else. Read all of these reviews below. 1 starIf I could give 0 stars I would!!!! Its IMPOSSIBLE to get in contact with anyone. Our move in date is supposed to be 9/30/22 and TODAY I got an email that if I dont overnight a money order of OVER $4,000 I will not be able to move into my home. I was told I could pay the funds by the rent cafe portal and now they are saying otherwise. When I asked what happens if the money order is lost in the mail they told me they dont know and to take a picture of my receipt. This response is unacceptable. I am more than willing and capable of paying my move in funds, but not in a way that I feel uncomfortable. That is way too much money to trust **** or anyone else to deliver. My husband just got out of the military. We currently live in a progress residential home and we are trying to transfer to another home in DFW and it has been the most exhausting process. This company doesnt care about helping people, they are money hungry and thats all they care about. Its not even a personal experience. Ive never even met anyone face to face. 1 starTheyre horrible to rent from. Its so hard to get any maintenance issues resolved or any kind of feedback from them unless they are emailing you to remind you rent is due. The local maintenance texts here in ******** are worthless and useless. They havent tried to do any updates or to see if anything needs to be fixed or redone upon lease renewal and Ive been here for 3 years. And I hate that they add any maintenance issues and cost to your rent for you to pay like its your property and youre not paying them rent. 1 starOne of the worst if not THE WORST company I have ever dealt with. Horrible customer service. The application process was an absolute nightmare, and no one seemed to be interested in helping, even if you could reach someone. In our first 20 days, we had to request 15 service calls to fix things that should have been checked by Progress before we moved in. The ac unit for the downstairs was leaking, which ruined the ceiling and part of the wall in the kitchen area. The ac unit for the upstairs was not working at all. Electrical plugs in the master bath, bedroom and upstairs bath were not working. It took over two weeks to get an electrician here to repair the problem. The front door lock did not function properly, the front water faucet is still not functional. Sometimes they schedule a service call, and no one shows up. Please, if you are considering using this bunch for a rental home, go somewhere else if at all possible. If I ever get out of this house, I will sleep on the street before using Progress again.I wish there was a way to give a negative rating or at least no stars. 1 starI am a flood victim that they duped out of 350 that has to be out her home due to the damage the flood had done and waited only for them to lie about sending a email be told everything was fine with my application the previous day according to them them be denied because they lied about a email than kept lieing about the day they sent the email regarding the closing docs first they said I did not send over the closing docs then a diff rep said dont know why they said it was you it was your daughter I said what is the truth here ! They told me my application was not denied than another diff rep said it wasnt. I felt my blood pressure rising they were rude would not give me corporate number, Than told me I had to reapply and pay another 350. I said I dont have that to give you all again when I did nothing to be denied. They knew they did not send me the docs thats why two diff Reps told me two diff dates for sending it. They told me I could not speak to management that management did not want to talk to me I had five reps on the same day tell me five diff stories each made up dates I was disgusted their immoral and speak to you horribly. Like its their company. I have to know who business this belongs to because the employees are making you look bad. They told me I could not put the 250 holding fee on another house I had to wait thirty days to get the 250 holding fee back and pay another 350 if I wanted to apply for the house again. I said thats ******. Who does this to people who has already been in a natural disaster ? Im reporting this company to every type of report I can make. I still dont know who the owner is. I felt they were fraudulent when each call was a different story or something they needed I had already sent and they cancelled it twice saying I cancelled the application and I had to email them saying I didnt not sure where that came from except unprofessionalism. 1 starI would give progress no stars! I have been living in my house for going in three years! It was havenbrook before it became progress, and now they trying to tell me I owe them ********* and I dont owe any back rent my situation has been going on for a year I have yet to get help explanations as to I owe them all this money! They have been chatging me for water since I moved in and I also been paying for water thru **** county water company! They refuse to give me a credit and now all of a sudden they have no record of my situation! Im so upset now what do I do! I would advise no one to rent from them and to add they have done very ************** thats needed I have been ignored for far too long further more its been raining in my master bath for over a year they just fixed it last month!Review fromRuth A
