Subject: Urgent Complaint: Delayed Air Conditioning Replacement and Rent Compensation Dear Better Business Bureau,I hope this message finds you well. I am writing to file a formal complaint against ReNew Apartments ************** regarding the prolonged delay in replacing the air conditioning unit in my apartment.Despite multiple requests and assurances, the management has failed to address the issue promptly. It has been over a month since I first reported the malfunctioning air conditioner, June 22, 2024 to be exact, and the prolonged delay has caused significant discomfort and inconvenience, especially during the summer months.Given the severity of the situation and the extended period without a functional air conditioner, I kindly request immediate action to expedite the repair or replacement of the unit. I signed the ***** annual lease with Solhaus in the last year. At that time, they posted a promotion called "one month free of annual lease". I also confirmed it with someone via phone. The lease starts from September 1, 2023 to August 24, 2024. So, I suppose that the August rent should be waived. Now, when I contact them, they told me that I have to pay the August rent. I further sent them several emails to argue with them but get 0 response yet.Initial Complaint

On July 9th, 2024 I submitted a maintenance request for debris on the property. The debris, I suspected, with the coming rain would clog the drainage system and cause potential flooding. I was wired it would be taken care of and my open maintenance request was closed. It was not taken care of. On July 11 at approximately 8pm my apartment began to flood. But 11pm I had over 4 inches of standing water in my apartment. The exit path from the building had also flooded due to the drain system being blocked. It was 2am, with water still coming in before emergency maintenance finally arrived to provide assistance. My child and I, now without sleep, had to pick up all of our belongings that had floated about the apartment and move them into the living room(by the slider where the apartment floods first), and then find a dry place to rest while the extractor did their work. I'm the meantime, ******* at the leasing office assured me that they would credit the electric for the dehumidifiers as I had 15 of them running in my apartment, to my rent and she would work on a place to stay. While all of our belongings were in the living room, nothing was done about the existing debris and the rain came again and the apartment again flooded leaving all of our dry belongings, now wet. The extractor came back, now at 5 days of these dehumidifiers running non stop and having paid for a hotel for 5 days, I'm being told to kick rocks and that they are not providing me any assistance for the electric, loss of my rental ect. Due to the issue being negligence by the leasing agency that caused the flood, my insurance also will provide no assistance.Initial Complaint

I recieved an apartment denial on August 25th, 2023. The company was supposed to send me a check of $250.00 for what I paid for the holding fee. I sent an email August 25th asking when can I expect to receive my refund. I waited almost a month for a response. On October 6th a leasing agent emailed me saying that my address needed to be updated. I updated my address. I called throughout the month and could not get in contact with anyone regarding my refund. On October 25th 2023 and October 27th 2023 I emailed inquiring about my refund and have yet to receive a response.Initial Complaint

I am writing to formally notify you of the uninhabitable conditions in my apartment, Apartment 1123, at The Heights at ********. The presence of cockroaches and a recent electrical fire have created an unsafe and unlivable environment, significantly threatening my health and well-being.Georgia law (O.C.G.A. 44-7-13) mandates that landlords must keep the rental property in a habitable condition. This includes ensuring that the property is free from health hazards such as pest infestations and electrical hazards. The law states:"A landlord must keep the premises in repair and make all repairs necessary to keep the premises in a safe, habitable condition. If the landlord fails to do so, the tenant may take appropriate legal action."The cockroach infestation has been ongoing since March 2024, despite my previous requests for pest control intervention. Pest control was scheduled to be dispatched every Tuesday for four weeks. However, they failed to treat the entire apartment on their first visit on July 2, 2024, and did not enter the premises at all on July 9, 2024. This has led to unsanitary conditions, affecting my ability to live comfortably and safely.Furthermore, the electrical fire on July 14, 2024, which required the fire department to be called, has rendered parts of the apartment dangerous. The fire damaged electrical wiring and appliances, increasing the risk of future incidents and posing a serious safety threat.Given these circumstances, I am requesting the immediate termination of my lease without penalty. The ongoing issues have made it impossible for me to continue living in the apartment safely. I believe this request is reasonable and justified under Georgia law, considering the serious health and safety risks present.Please confirm in writing that my lease will be terminated without penalty and provide details on the process for vacating the apartment. We moved in July 1 2023 to renew midland apartments. We were told they were going to fix our floors since they were already coming up. That has yet to be done after continuously asking when they would be doing it. We soon discovered as well that there was mold in our dishwasher when we moved in as well. It has not been used once since living here. The *************** has been leaking and a work order has been made and we havent had anyone come fix it that work order was put in weeks ago. Last thing is we notified the apartments that we have scolding hot water for showering and no cold water we have to run the kitchen sink to not have burning hot water when taking a shower.Initial Complaint

I have lived at the renew midland apartments since July 17th 2021, When we first moved in we had no ac what so ever not even a window unit for a week in 100+ weather, over the years I have put in countless work orders and have been given the run around. Our ac constantly freezes up in the middle of the night, doesnt cool what so ever during the day. None of my neighbors have the same issues, this has caused us to have high electric bills into the *******s for our ac to not cool our house not even at night when it gets cooler. I just want it fixed and the apartment wont help us besides tell us everything is fine and any excuse to use as to why it is constantly hot. In the winter the apartment doesnt keep heat in either as it gets down into the 50s with the heat set at 76.Initial Complaint

My apartment complex has committed to providing livable housing and has not been doing so recently. There's a long term on going bug infestation, mold on walls, and has been no working central air conditioning/ventilation for over 48 hours. I moved in on the June 10th of 2024. The property management keeps sending me messages that rent is due on July 1st. They informed me via text message that I was late with rent on the 5th and claimed that I would be penalized for late rent. However, I moved in on the 10th.
