To whom it may concern,I hope this message finds you well. I recently received the move-out statement regarding unit 109, and I must express my disagreement with several points outlined therein.Firstly, there was no move-in inspection conducted when I initially occupied the apartment on 4/01/2022, leaving no basis for comparison regarding the condition of the property. The chipped paint on the cabinets, which is mentioned as a deduction, was already present upon my move-in.Regarding the carpet, it was subjected to normal wear and tear, consistent with regular usage, and no stains, tears, or damages were incurred during my tenancy. I even took the proactive step of cleaning the carpet on 4/18/2024 to ensure its condition met expectations. The photos presented in the move-out statement do not accurately depict the carpet from my unit, as they exhibit stains that were not present in my apartment. I kindly refer you to the move-out video as evidence.Furthermore, as per California law, landlords are required to either refund the security deposit in full or provide an itemized statement of deductions within 21 days of the tenant's move-out date. However, I received the move-out statement on 04/12/2024, 24 days after I surrendered the keys on 03/19/2024 to Ms. ******** ***** and vacated the unit. This delay in communication has further complicated the resolution process. In light of these discrepancies and legal obligations, I request the full refund of my security deposit amounting to $2549.53. Please remit the refund to my forwarding address at your earliest convenience.Thank you for your attention to this matter. I trust we can resolve these issues amicably and swiftly.Sincerely,*********************** ************* Forwarding Address: ********************************************

3/16/2024 I applied to a unit in Arrive North ********. I received 2 separate emails from two different employees asking for additional copies of all income proof. I submitted all information to both. At no point afterwards did I receive any calls or emails. I tried calling but no one would ever respond. 3/25 check my application status online and it shows its been approved.I reach out to one of the employees that had requested additional documentation - *************************. That same day I get a reply stating my application was in fact approved and I would be receiving a welcome letter shortly.I sign my lease agreement in between April 6-7. By April 9 I receive an email that my lease was approved and the property had signed all their portions. I receive two additional emails welcoming me to the resident portal. April 11 10:25AM I receive an email I have been denied. Reasons stated in the email were unverified income and employment verification. PDF attached stated reasons were due to credit. I have been calling every hour, no response. I have emailed as well with no response. Now when I call it doesn't even ring, I go straight to voicemail. I admit to having no experience with renting but I do not understand how I can go from being approved and signing a lease to then being denied and ghosted by the property. This is unacceptable.

However sent copy of computer IP addresses of transactions regarding the rental of an apartment I never lived at. Help! False Advertisement, Deceptive Business *************************** The Arrive *************** website advertised units 2803, 2903 and 3103 under $2,200 per month. On Wednesday, March 6, 2024, I submitted a request to tour the apartments at Arrive ***************. An appointment was set and confirmed via internet and email for Monday, March 11, 2024 at noon. At 11am on March 11, 2024 I reviewed the website of Arrive on *************** before visiting the property in accordance with my set appointment time. Upon viewing the website, I was able to screenshot as confirmation the availability and prices of the units that interested me. Unit 2803 was quoted at $2, 178 per month; unit 2903 was quoted online at $2,183 per month; and unit 3103 was quoted at $2,193 per month. I proceeded to enter the property at noon on March 11, 2024. I was greeted by three leasing agents or employees at Arrive *******************************************************. I was asked if I had any units and price ranges in mind. I provided a hand written list of the units and prices that interest me as advertised on Arrive ***************'s website. I provided the list to the tall male agent. He was accompanied by two female agents. He took my list and compared it to the spreadsheet that he had in his hand. He confirmed that the units were available. We toured the units and the rest of the property. The units were available. All parties were pleased at the end of the tour. Once I arrived home, I visited the website of Arrive ***************; only to find that that prices for the units had increased dramatically. The prices for each of the three units had increased to over $3,000 per month, per unit. I called Arrive *************** to discuss. They advised that they are not able to honor the prices that were originally quoted on their website and they were only able to provide the units at the currently advertised price of over $3,000 per month. Please investigate. Your assistance is greatly appreciated.

I am filing a complaint against SDG&E and Trinity Property Managers at Arrive Broadway. Due to a billing typo, I was overcharged ($600 and $800 in successive months). After reporting this, I was advised to halt auto-payments and instead pay in person. Despite compliance, I received a lease violation notice and eviction threat.Additionally, the leased unit lacks promised AC, heating, and security, impacting my living standards. The units poor ventilation causes paint chipping and potential mold growth, posing a health risk, as my puppy has become frequently ill. I am investigating the paints toxicity currently. When seeking reimbursement for these issues, manager(s) **** and **** dismissed my concerns, crediting my account instead, which benefits them financially by way of earning interest off of erroneously collected funds. This situation suggests unethical practices and possibly that my overpayments subsidize another tenants expenses - Im being billed for apt 202 and 1007. I urge an investigation into these practices and demand action to ensure refunds and the resolution of maintenance issues to uphold promised living conditions. I am active duty and I cannot just move as they have repeatedly suggested and I can no longer afford to over pay them / risk the eviction effecting my credit as it is linked to my security clearances. I have tried for months to work this out but I have been met with either lies (being told I could pay bi monthly with no extra fees) or I have been dismissed by them saying Its my fault due to a typo. I do not believe a typo short render me homeless, ruin my credit score, and cost me my career. Provided them acknowledging the error and track record of payments by me showing monthly payment despite being over charged.

I co-signed a room for my son at a student housing, lease expired , then it was renewed several times between the appt complex and my son, I've never once signed any documents for renewal, the bathroom tiles was supposed to be fixed while he was moving in at the beginning and the office never did, the appt was so infested with roaches, we made several attempts to get pest control out, per the appt they sent a company out several times, but the roaches were still there, it got to the point roaches was crawling onto his bed, in the shower, everywhere, ( I have all the pictures and videos to share) which became a health safety, I request for a new room , we were told they can't until the current appt was treated first, after months of back and forth so he decided to sleep somewhere else and not pay for the appt until they come up with a solution, nothing was done until he found another place, now they're suing me for $7648.91 when I didn't sign the renewal lease, I have a copy of the lease , I've been calling Trinity Central Billing since December and I'm yet to get an answer, All they keep saying is give them two weeks to get the paperworks from ************** because they didn't renew the lease, they just took over the company. I sent emails, I called almost every 2 weeks, I don't want to go to collection and they never call me back. I feel like since I didn't renew the lease they have no business sending me a bill nor to collection , neither is my son specially the room was uninhabitable because it was infested with roaches.. """""now I received a notification from the Previous owner that Good Morning *****, **************************** sold this Community in March of 2023. We are unable to process or assist in your request due to no longer owning. Please reach out to the new owners or the community directly to assist. Unfortunately, this is something we cannot assist with. When I called Trinity Property consultants, spoke and explain to ***** or ***** this morning she still insisting that they have to wait from **************************** to give them another 2 weeks, I can't get answers at all, I already sent them copy of the lease showing where I didn't sign any documents,

I was evicted from **************** in 12/2020, which I just found out that Trinity no longer owns. This was during the time of COVID where times were hard for everyone and I missed out of work for health problems. This company evicted me during COVID and has now placed that on my record and did not want to help in any way during that time. Now I have an eviction hendering me from renting anywhere else. I have reached out before to try to pay them and get this eviction off but they did not want to help me. I just want my case heard and be able to get this off my record because during that time no one should have been evicted when the whole world was shut down. I just dont know what else to do because I loved this property and the management until this happened. I need this resolved as soon as possible so I can put it behind me. Im not looking for any financial compensation, I just need my account and case cleared.

After residing in my home for almost 16 years . This *** purchased the small and cute complex. However, apparently they do not have a bookkeepers what Im being told? How is this possible? Every single month since these people have purchased this property I have been overcharged a minimum of $175 every time I asked to speak or meet with a bookkeeper. I am told we dont have a bookkeeper This month I was overcharged almost $500. This is absolutely un acceptable. I dont have a number to get a hold of anybody at corporate every time I call they say leave a message. This is extortion innocent if you dont pay theyre gonna throw you out and I dont wanna have an eviction on my record so Im just prepared for whatever pops up this month and going to have to pay it. What else am I gonna do , Ive been fighting with a brain tumor since 2021 and Im a very good tenant. I even blow my own yard I take care of things very well and I take pride in my home. It doesnt feel like home anymore. These people are not people they dont care they just want money I get it its a business, but when you rip me off every month and now theyre adding on whats called a noncompliance fee. What am I noncompliant about , can you explain that to me can you break it down? Its either pay it or get out again I cannot reach anybody at corporate. Nobody will call me back and I do not want to have to deal with these people that the flavor of the month who works in the office they took away all of our drop boxes so we cant drop our rent off so if your rent is literally not there by the fourth, they automatically charge you a late fee which they wont reverse , so I know already to have at least an extra 500 bucks which I dont know about you, but I dont have I will never ever ever ever rent from this company again !!! extremely poor business practices. Extremely, I think Ive been overcharged well over $1000 which nobody will explain to me.

i have no idea how to get in contact with someone from Social Seminole. i have called for months on end and only got an answer twice; i am in need of a copy of my lease for tax purposes. i started a lease in August of 2023, i told the manager who i spoke with before i signed my lease, i am a travel nurse on contract in ******, this is my tax home, and i wont be there to pickup the keys on the 18th & if it would be alright for someone else to get them on my behalf. he said yes no problem send me his license and he can come get them. My friend went to pickup the keys multiple times and was denied. I called and emailed to figure it out considering i was told it wouldnt be an issue. He was not able get my keys until almost september. I have not asked for a refund on the month of August, even though i was unable to get my keys for the whole month after speaking with a manager about the situation. revamping the portal multiple times since August 2023 and not waiving any late fees even when acknowledging the portal is down. The phone numbers constantly changing &i have to check every automatedemail i get for the new one. I have a document under my portal that says i have accepted my renewal lease and gives me paperwork that shows my current lease dates, my renewal lease dates, and the price changes. i never signed this nor even opened any of the renewal emails. The employee explained that social seminole accepts it on your behalf and then you sign it i told her ive never received this document with any of the other numerous renewal emails/offers i received over the last few months. She said thats just how it works This is also very concerning as it makes it look like i personally accepted this when i did not. i want a refund for august 2023 & to have my lease as they are refusing to show me my lease. There are multiple reviews in the last three months of mold and no ac/heating in the units as well.
