1 starThis has been one of the worst experiences with property management that we have had. They have no idea whats going on. We had one unit that was ready for move-in and the tenant never moved in and then we got another statement saying that it was going to cost another $2000 to get that same unit ready for move-in that was already move-in ready? Im surprised this company is still in business with what poor service they give. They have essentially run our properties into the ground. We found out our tenant did not have hot water for a month and they never hadn't paid the power bill. And.. get this.. they actually gave the tenant's my wife's phone number when they called to complain about no hot water..... You can't make this stuff up...Review fromPatricia S

1 starI would give them 0 stars, but that is not an option. Do not rent from this company! When I first viewed the unit every toilet was full of p*** Asked them to have it cleaned before my move in date weeks later and it never got cleaned. Made them reimburse the $250 cleaning/move in fee. At renewal inspections I reported several small issues to be addressed that still have not been addressed. I took care of some of the issues and they refused to reimburse me for expenses. I've been in this home since 2019. In 2022 they tried to increase rent by $300 then the following year tried to increase it again by $200. This year they sent me a non-renewal notice, when I inquired as to why, they stated the owner is trying to sell the property. I just saw it listed on their website for rent as of yesterday for $162 more than what I pay now. ***** was extended 3 months to the end of June to allow time for me to make moving arrangements and mid March they transferred power out of my name. BEWARE: I wish I could give Mynd 0 stars. I have no idea how Mynd is still in business. I put a deposit down on 1 of their properties. Though, I had a question about changing the carpet in one of the rooms before move in.they never got back to me. ******** is the residence experience manager, she was no help at at all. She never answered my calls or was at lunch , in a meeting literally every time I called about my concern. After a week I asked for a refund of my deposit because they answered my question. They kept $300 of the deposit because it was off the market for 4 days even though they never got back to me in a timely manner. I even asked to speak with a supervisor or director but the customer service rep would just stall and say ******** (who is never available) is busy with something. Its been a month and still no response. Do not do business with MYND under ANY circumstances.Mynd

I am shocked that this company has an A- rating after all the customer reviews. Quite possibly the worst property management company out there. I started working with them in October 2023 and so far they have done a terrible job of managing the tenant in my leased property. They continue to make one bad decision after the other.- Listing mistakes : They made huge mistakes when listing the property, listing it for a lower rent amount than agreed upon and allowing pets when explicitly told not to do so.- Constant pressure during tenant placement : In a down market, it takes time to place a tenant. They will repeatedly put pressure on you to provide incentives, reduce rent, etc.- *********** request management: They keep sending out technicians for requests that turn out to be a non-issue or things that the tenant can do themselves (e.g unlocking a garage door opener or replacing a light bulb). They completely ignore repeated requests to review all maintenance requests by the owner, then tack on and deduct high labor charges from the rent deposited every month.- Lack of clear communication and transparency: As noted above, their web portal is absolute trash. They give you cash flow numbers without a proper explanation of where your money is going. The property manager will promise you things without delivering on them.- Property manager has no control: It appears that the main person in charge of your property is simply a puppet doing nothing. They have no say or control over how funds are managed , withheld or distributed, nor over service requests. They are overloaded with properties ( one person managing 250+ properties) and hence do a terrible job of overseeing day to day affairs with any given property. - Withholding funds for phantom future expenses: They regularly withhold funds for service requests that have not been reviewed yet. These SRs may not even be approved, and the future cost is still unknown.Mynd

I am extremely disappointed with Mynd, i signed a contract because i wanted to rent my property and i terminated the contract within 2 weeks because i changed my mind from rental to sell it. so i called them , they said they had changed the lock ( i swear that lock is look old , non functioning , and they charged me $90 , Initially they told me( *****************************) ( Please avoid working with him)i will not get charged for lock ( may be to gain my business) but once i wanted to break the contract they started talking about money They have replaced our original lock with some old used lock and charged me $90 ,and they lost my orginal lock ( it is my property) they started making excuses , they never return the call , ************ they eat up my whole initial escrow amount which is $590 I request you Please restrict yourself taking any services from this FAKE , unprofessional company , I am feel so disappointed and hurt just because i made a wrong decision of my very short association with this stupid company and stupid unprofessional , liarsMynd

They are the worst company Ive ever done business with. All they want is your money. They charged me 3 times for application fee and pulled my credit 3 times!!! Im beyond livid and Ive only been dealing with this company for a week. Found a perfect house but feel like someone was looking out for me up above because after looking into them deeper they should be shut down.Mynd

We have rented though multiple property management companies and Mynd is by far the worst we have ever come in contact with so far. When we moved in the house was FILTHY. We asked if we could get it cleaned and were told they would have someone out ASAP. No one ever came to the house to clean. Not to mention they told us they would ONLY give us back our $199 move in fee we paid them before move in and even if we had it professionally cleaned we would not be reimbursed, we would still only receive the $199 move in fee back. We have cleaned it and still have not been given that $199 back yet. We also stated that the garage door was not working at all so we are having to open it manually pull the car out and then close it again, then walk through the front door to get in the car. We were told they would have someone out to fix it ASAP but we still have not heard anything back from anyone. After we were told our keys would be in the kitchen at the house we looked and there were keys but they had nothing to do with this property at all, we were told WE would have to go get a mail key from **** because the last ***** didnt leave it. We asked if we could have the house sprayed for insects and pest due to the excessive amount of roaches/ bugs we found in the house and again we still havent been updated or contacted on when someone will be here to do that. Overall this company is super unprofessional and does not get into a hurry to help their tenants at all from what we have witnessed so far. They have been no help at all since our move in, we have had to do everything ourselves and every time we need to get in contact with our resident manager shes on another call or is just busy and we dont hear back from her for hours, if that.Mynd

To whom it may concern:I used Mynd property management the last 2 years. When I moved in there were several things that were not working that they fix and didnt fix. I was charged $476 to for a cleaning fee and the house was cleaned. They charged for 3 bedrooms carpets to be cleaned when only 2 rooms had carpet. They said the landscaping and blinds were bad I was charged and the landlord paid for the landscaping and the blinds were in great shape. I think them doing this is a scam. My wife is a real estate agent and had the house cleaned prior to moving out. We paid 296 for cleaning. Carpets, where fine and I get they cleaned them but for only 2 rooms. The 3 room was wood and that was cleaned prior to moving. I would like at least 275 more back. I understand some things but all the other things were crazy to pay that much. Pathetic company!! I had to terminate their contract within 3 months. They will find all possible ways to eat up your rent amount. In all three months I received one rental payment that was also 30% of the actual rent. They showed all sorts of work, turnover fees, etc. Full of fraud people not even available to for call to discuss and explain financials. I would never recommend this company, awful and painful. If I had patience and time I would *** them for all the non-sense deductions every month. Dont go for this fraudulent company, I'm sure they will be closed soon with this business model.Mynd

Mynd Management company is one of the worst impersonal and outright cheap management companies. several things were brought up during our lease term that never got addressed as the landlord felt it was not a concern. upon moving out you are required to show proof of a professional cleaner or they will charge a cleaning fee. This cleaning fee covers nothing, So if you accidentally left strip lights somewhere they will charge you for removing the lighting. In addition, if landscaping is included with your lease they will charge an additional fee for landscaping even though it was included in the lease. Charging for replacing light bulbs, and other misc items that should be covered with a cleaning fee. DO NOT RENT FROM THIS COMPANY AT ALLMynd
