Opened a Diversyfund account in March 2021 and then later requested to close the account. ********************** denied my request as they stated this was meant to be a long term investment. It is now past 3 years and they are refusing to close my account and refund my ****************************. Also in 3 years my account has only gained $28 which is nothing close to what is advertised or similar to other REIT accounts.Business Response

My investor portfolio indicates that I have $6800 in cash available to withdraw. I have tried multiple times to withdraw this cash to either of the bank accounts I have linked to the platform. In all cases, an error message is displayed stating "we cannot contact your bank, please contact support"; I have reached out to support as well as several different employees and have received no responses. Based on this experience as well as other general information received from the company, it seems very shady and the fact that I am not able to access cash available to me for withdrawal is highly concerning.Business Response

DiversyFund has failed to provide proper updates on when I will be liquidated, it has been 4 years and I have sent at least 5 support emails requesting information regarding my account. My take is that they have stolen my $1,000.00. I am not able to speak to anyone, support does not provide any information and their application shows little to no information regarding the investment and maturity of it. I would like to also know if there is a class action lawsuit so that I can join.Business Response

I will wait for the business to perform this action and, if it does, will consider this complaint resolved.I have attached 2 samples of times that I contacted support without anyone sending me a response, looks like lying is part of their business. For now I am ok with the response as long as I get the call, somehow I doubt that will even happen but I will wait this week.

There has been too many communications about funds being released and yet Ive not seen anything but more solicitations for more investment funding.I wanted to check in on the Community Forum to see where things stood, to which I got a warning from ****** saying the site is unsafe. I looked to enter anyway, because again, Ive seen $0 dollars in growth in YEARS, and got a Bad Gateway error.There have been many complaints through the years, and the time horizon they stated BEFORE I invested is NOT in line with the time horizon provided later on. Ive tried to be patient, but the fact that there has been plenty of solicitation, the number of complains on the community forum (when it was actually working), and the number of complaints with the BBB, Im not going to sit in silence. I want ALL FUNDS returned immediately and its clearly going to take some effort. Appreciate any assistance you can provide. We attempted to contact the customer by phone on April 9, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.
We understand the customers frustration, particularly regarding communication delays and the experience of accessing the Community Forum. That forum was recently taken offline during a broader update to our platform and security systems. Weve since prioritized one-on-one communication via email and phone to better serve our investors.
Regarding the investment itself: the customers funds are part of *********************** Growth REIT, which is a non-liquid, long-term real estate investment structured with a holding period of 5 to 7 years, depending on market conditions. This timeline was outlined in the offering documents signed at the time of investment. While general estimates may have evolved as markets shifted, the underlying structure has remained consistent. We acknowledge that marketing and solicitation messages may have caused confusion, and we are reviewing our outbound communication strategy to ensure better clarity and alignment with fund maturity expectations.
We want to assure the customer that the fund is expected to begin its wind-down phase in late 2025, with property sales and distributions occurring over the 12 to 24 months that follow. Early withdrawals or full refunds are not possible under the funds structure, which is also clearly stated in the investment agreement.
We are available to assist directly and provide any additional account-specific information needed. We believe this matter has been addressed in accordance with the investment terms and remain committed to supporting the customer moving forward.Initial Complaint

I invested $2000.00 into Diversyfund in 2020. Im suppose to receive my momey back plus dividends earned in August if 2025. I had some funds available for withdrawal and tried to withdrawal them but on my Diversyfund account it shows they withdrawed it to my bank but I never received it. It made me skeptical and now womdering if im going to receive the money I put in. I see so many of the same kind of reviews.Business Response

I originally invested in the Summer of ***** with Diversyfund who advertised themselves as a Real-Estate Investment Trust for everyday individuals who didn't have hundreds of thousands or even millions of dollars needed for traditional real estate trust investments. They also advertised a 3-year no withdraw commitment which I was fine with. In the summer of 2023, I inquired about pulling my $1,000 investment out, that over the 3 years only made about $45. A Diversyfund representative told me that I was unable to withdraw my funds and that the company's policy consisted of a 5-year minimum investment commitment. Just today, I reached out to Diversyfund about figuring out what process I would need to go through to pull my money out in the Summer of 2025 since that will have been the 5-year commitment period. The representative told me today that there is no actual time frame, but rather my investments are locked in until the company decides to liquidate the physical assets attached to my investment. This is crazy. This is shady business practices. Now Diversyfund is telling me that my $1,000 investment could be inaccessible INDEFINITELY? That is insane, and I never would have signed up if they advertised that ridiculous practice from the get go. Even after 4 years, my $1,000 investment has made $60. I'm making a whopping $15 per year. I just want my $1,000 back. I will be making complaints with the SEC, FINRA, and the California Attorney General as well.Business Response

The details of the hold period for the *********** you have invested into are in the documentation you received and reviewed upon investment. ******************** Team did not state that we can hold the funds indefinitely, rather that the period could be up to 7 years if needed in order to maximize the value of properties being sold in order to provide the highest possible returns for investors. What I want is for someone to tell me what the actual policy is. Not this kick the can down the road attitude I get from customer service representatives who cant give me a straight answer about a policy for the company they work for. Those are shady business practices. I will be making a Better Business Bureau report as well but seeing as how Diversyfund has an F rating, Im guessing that wont do anything either.

I have contacted Diversfyfund for three weeks, and followed all the protocols to cancel and refunds my investment. This is an emergency and health issues. I have called every day for the last weeks, and numerous messages has been sent to accountant office to process the funds and to transfer funds immediately to my bank account on file. Each time the authorized offeicer refused to return my calls for lacks of important or insults to results and refunds my money. The customer invested in *********************** Growth REIT, which is a long-term, illiquid investment vehicle with a holding period of 5 to 7 years, as clearly outlined in the offering documents signed at the time of investment. This investment cannot be closed or withdrawn from early, as it is structured around the eventual sale of real estate assets held in the fund.
We acknowledge the frustration caused by delays in communication and changes to our support site. To resolve this, **** implemented a dedicated investor support team now responsible for managing all customer service inquiries and complaints across all platforms. The team is fully operational and equipped to provide timely, direct responses.
We remain available to the customer and are happy to provide additional account-specific information or clarity on the expected distribution timeline as the fund nears the scheduled wind-down period beginning in late 2025.
We believe this matter has now been addressed in accordance with the terms of the investment agreement.
