On 5/31/23 as I returned home from my brothers funeral (2nd loss of a brother since February 2023) and found My Neighbor had received a boot. I let him know and he stated he was working with the company to have it removed. Dealing with depression, I did not leave my home on 06/01/23. On 06/02/23 I went for a walk a noticed a sticker that reads I am a thief and dont like to follow the rules!!! I cut off and stole my boot! on my front door and on my garage. Mind you, I have not been booted. They have the wrong house. Getting a person is impossible with their phone tree. I have sent a message via ******** messenger to ******************* who is listed online as an officer of the company. There is no corporate office phone number listed anywhere that I could find. I need them to come and remove their stickers immediately and take care of any damage that *** occur during the removal of these stickers. A case for vandalism and defamation can easily be made. If you choose to use this slanderous sticker as a business practice you better **** be sure you have the right home! And have a way for your company to be notified that you made this mistake. On april 13th I got a boot placed on my car for parking somewhere without a permit. I paid the fees and deposit to remove the boot. I returned the boot like I was supposed to. They were supposed to give me the deposit $150.00 back withing 14 days. They still have not refunded the deposit back and I had3 email the owner and everyone else they say to. I still have not got ahold of anyone. Nor do they respond to any of my messages. I just want my money back . The company is called "Park It Right ******".Business Response

On 3/23/2023 I have received a boot on my vehicle Acura MDX, located at ***********************************************, from Park it Right Company. Ive paid a total of $325 through the automated system, Order #**** (March 23, 2023). Therein the penalty fee was $225 and a deposit of $150.As of today, 5/30/2023, the deposit has not been returned, although the company states that the deposit will be returned within **** business days.Ive contacted Park it right multiple times with no response.Im asking you to take action against the Park It Right and help me return the deposit.Thank you!*************************Business Response

Date: 05/24/2023 about 7:20 pm We were at the ********************** to look at purchasing a unit that is up for sale. I saw the signs that stated that a green pass was required for parking in the spots near the buildings/sidewalk. So we pulled into a parking space that had no posted signs(see photos). We viewed the unit we were looking at, then walked around the property a little bit. As we walked back to our vehicle, we saw someone taking pictures of our vehicle and noticed that they were giving us a ticket. As we approached, they hurried to their vehicle. When we tried to ask them a question, the response was just "we do not talk to people on property"A quote from the website: "Instead of being reactive, Park It Right takes a proactive approach through educating residents about rules and giving warnings before booting. Instead of hiding in the shadows, Park It Right is Green to be Seen with our bright green signs, uniforms, boots and vehicles. " There was no warning, and not talking to people, I would consider hiding in the shadows. No signs stating the spot we were in was permit only. In the vast majority of condos/apt complexes I have ever been in, there are signs or painted curbs, if it is a designated parking spot.This definetly feels like a good money maker for the company. A $235 ticket and a $150 deposit for the "boot" deposit, also seems extremly high for a first offense. I had never been to this complex before, nore do I know anyone there. From previous reviews, on this site and others, I am sure this company will do nothing about this nor care. But wanted to make sure that there was another complaint against them.Business Response

During a random patrol on 5/24/23, the **** Expedition (CO)120PKX was observed and documented parked in violation of Resident Permit Required and was subsequently immobilized per the pre-established parking rules of ********************** which we are contracted to enforce on their private property.
We are a professional parking enforcement company that observes the violation without bias.
We take Date/ Time/ GPS-stamped pictures at the time of the observed violation.
Our patrol does not know the personal circumstances of the vehicle operator or why the vehicle is parked in violation.
For our patrol's safety, they do not interact with anyone or property to avoid retaliation. Our patrol is not authorized to release a boot or exempt a vehicle from the pre-established parking rules of the property.
It is the responsibility of the owner/resident/guest to know and comply with the pre-established parking rules of **********************.
It is the responsibility of the vehicle operator to park in a clearly marked Visitor Space. Your vehicle is parked in a space that is not marked with a visitor sign. The vehicle was parked in a Resident parking space that requires a parking permit to be clearly displayed.
The vehicle was been immobilized correctly and in accordance with the parking rules of **********************.
Everyone is required to follow the same parking rules and process of release.
The violation fee is non-negotiable and will not be refunded.

I am rejecting this response because: There are not clear signs as to where to park. We observed the Green permit required signs along other parking spaces, and made sure to not park there. There was no signage stating the parking spot that we were in required a permit or was designated for a specific unit/condo. You cannot expect people to know your rules, with out proper signage. As a matter of fact, 3 different vehicles parked in the same spot, because we all thought it was open parking. There is no signage pointing to visitor parking when you pull in. Normal procedure in a condo/ apt complex, is that if there is no designation/posted sign./curb marking, that it is open/visitor parking.I am sure that they make a lot of money this way, definitely with the fee of $235, more than a parking ticket on the street. I am sure that Park It will not agree, but the fact is, that there was not signs at the parking space/ or in that line of parking spaces stating that a permit was required, per the photos I sent with the original complaint. I did email them directly, as well, but have not heard back. I even have a video to show that there are no signs along that entire stretch of parking.

I am rejecting this response because:I am not sure how you are supposed to just "know" the rules of the parking. (see quote below) In pictures that I included in the original complaint, there are no signs in the area that we parked, indicating that there is visitor parking, and the only signs are marking where permits are required, which we did not park there. When you enter, there is not sign stating to park in visitor parking only, It does state that permits are needed in area where designated. Again, we did not park in an area with signs indicating that. It seems as though they are putting up minimal signs, so that their company can be profitable. I can even supply a video, showing the lack of signage.
This is from the companies response: "It is the responsibility of the owner/resident/guest to know and comply with the pre-established parking rules of the private property.

This does not make sense, as any association I have ever been to marks all parking are with sign, curb painting or painted signs on the ground/asphalt.

On March 20, 2023 my truck was booted for being INCHES over the sidewalk. A VERY large person could have passed by on the sidewalk with ZERO issues. I paid the amount of $385 which includes a $150 deposit. The website claims so long as the equipment is returned, the deposit will be returned in 14 business days. It has been almost two months. I've emailed every email and called every single phone number I can find. To no avail I am still waiting. I'm here in ****** ** serving our country and this is how I am treated? Someone needs to take action against this company as it is basically a scam to take your money and run. I deserve a refund of the FULL amount and so does everyone else they conducted poor business with.Business Response

During a random patrol on 5/16/23, your *** X3(CO)5182519 was observed and documented parked in violation of Visitor Permit Required and was subsequently immobilized per the pre-established parking rules of Villas at ********** which we are required to enforce on their private property.
It is the responsibility of the owner/resident/guest to know and comply with the pre-established parking rules of Villas at **********.
It is the responsibility of the vehicle operator to interact with the clearly posted signs informing you of the parking rules.
Residents are not permitted to park in Visitor spaces. All vehicles must register for a Free 24-hour parking permit.
The sign that the vehicle is parked directly in front of the vehicle reads:
MUST REGISTER TO AVOID BOOT/TOW
NO RESIDENT PARKING ALLOWED
Your vehicle is parked in a clearly marked visitor parking space with a sign directly in front of the vehicle informing the vehicle operator of the requirements to park in a visitor space. This vehicle was not registered as required and does not have visitor parking privileges.
Furthermore, the sign clearly informs you that No Resident Parking is allowed in visitor spaces.
Per ********* own admission, she violated the parking rules by being a Resident parking in Visitor and failing to register the vehicle as required.
We are a professional parking enforcement company that observes the violation without bias.
This vehicle was not registered as a visitor at the time that it was booted.
Our patrol can only identify that a vehicle is permitted to park on the property by the valid virtual permit from registering the vehicle which matches the license plate displayed as required and informed to you by the sign.

On Sat Apr 15th, my stepdaughter (Englewood resident) parked at an apartment in Aurora and did not see a parking permit sign. That was her fault and she received a tire boot. However, I charged the $385 to my credit card and she got her code to unlock the boot. She returned the boot to the designated area and the emailed information sent to her said she would be refunded $150 in **** business days. Today is May 13th, the business has stopped responding to her weekly emails for a refund. The only response she did receive was one telling her refunds happen **** days after. In reviewing other disputes below, it appears this business has repeatedly defrauded many drivers by not reimbursing the deposit amount of $150.00. I'm seeing a distinct repeat pattern of this fraudulent behavior and feel it an obligation to notify BBB that this practice continues in the area. In addition to the refund, I also request a full audit of this businesses practices, and believe you will find an obscene amount of unreimbursed security deposits, leading to a larger case of total fraud. On March 22, 2023 my car was booted while parked on the street near my daughters house. I followed the online instructions to pay the boot fee, remove the boot and return it to the designated area. The total fee was $385, of which $150 was to be refunded within 2-4 weeks according to the information provided by Park It Right. After I did not receive the refund within the prescribed timeframe I sent multiple email inquiries regarding the refund to ***************************** and ****************************************** I also called and was never able to speak with a live representative but left multiple voice mail messages. Other than an automated response from *******************, President, on 4/28/23 indicating it may take up to 48 hours to receive a response, I have not heard from, or received my deposit refund of $150. My Park It Right Order # is ****. Park It Right charges outrages fees for infractions then does not keep it's commitment to a timely refund which is why my only recourse at this time is to file this complaint with the BBB.Business Response

On March 22nd my work car was booted on visitor parking where I live without a first warning or notice. I paid the amount of $385.00 right away and returned the boot early morning of March 23d. Todays marked 19th business day since I returned that boot. However, they have told me that I will receive a deposit within 14 business days. Park it Right LLC is keep ignoring my emails regarding this matter. I have tried to call their office and there is no way to talk to a real person. My wife tried to talk to them as well and they ignored her too. I did everything according to their instructions when my car got booted and now theyre just ignoring me and I have no idea if I will ever receive my money back. On April 1st Park it Right booted my friends car on the same visitor parking. He was in my house for nearly 45 minutes and when we walked to his car, it was already booted with no warning or first notice. His car has some rails on it and thats why they booted it but he did not violate any rules by just staying on visitor parking for ***** minutes. I paid for that as well. Basically, within a week I paid Park it Right $770 for nothing. They have booted my friends car just because it has some rails. It doesnt have any commercial tags on it or anything like that. I am also waiting on this deposit to be returned and I dont know if I will ever get it. They take advantage of people like us and act like very shady company. They must return peoples deposits if everything was done correctly and their equipment was returned in timely manner with no damage etc. I am seeking for help and support from your team.Business Response

I am rejecting this response because: I need explanation on why they only refunded me $150.00 for each boot instead of whole amount of $770. For what services they held the remaining amount? I returned their boot within an hour to its station, following instructions. Another issue is they did not follow their own rules when booting my friends car. It was just a minivan with some rails on top. This car doesnt have any tags saying that is commercial vehicle. They made an assumption based on something that they cant even explain. They keep ignoring me and my emails regarding that. I need a clear explanation why they booted my friends car on a visitor parking spot. He did not stay there overnight or violated any parking rules. I need their explanation on why they have decided that white minivan with rails is actually a commercial vehicle that cant park on visitor parking. And why I had to pay for that $385.00 and only get $150.00 as a deposit? I need the whole amount of $770 for two inappropriately booted cars. I have no issues with xfinity minivan , because it is a commercial vehicle and we did obtain a tag for it. But, my friends car..there is nothing showing or saying it is a commercial vehicle (just rails on top) Bottom line: I need my money back for two transactions of $770 total.

As previously informed to ***** and Timur:
All parking rules are pre-established by the property manager/ HOA of ***********************. They have selected the parking rules and consequences that we are required to enforce.
It is your responsibility to know and comply with the parking rules and to inform your guests how to comply with those parking rules.
The rules are quite self-explanatory. Any vehicle displaying a logo/ sign or contractor racks with equipment are considered commercial vehicles.
Commercial Vehicles that are parked on the property outside of business hours are required to park with a permit in the Commercial Vehicle area.
Timur is associated with two violations on the property. *****'s ****** Sienna was booted on 3/22/23 at 7:59 PM for Commercial Vehicles. His vehicle was displaying an Xfinity Authorized Contractor logo/ sign. ***** is fully aware that commercial vehicles are not permitted to park on the premises. ***** then chose to park the Ram Van with contractor racks and equipment on the property outside of business hours in violation of Commercial Vehicles on 4/1/23 and was booted at 9:05 PM.
According to the *********************** CONDOMINIUM ASSOCIATION, **** AMENDED PARKING AND VEHICLES RULES AND REGULATIONS 7-4; Commercial Vehicles
a. Commercial vehicles are considered to be vehicles with advertisement logoed, signage displayed on them or vehicles with equipment racks attached to the vehicle
b. Commercial vehicles must park in the southwest corner of the Community in the indicated area. Violators will be booted without additional warning, at the owners expense.
The vehicles were booted correctly and in accordance with the pre-established parking rules of the property.
Everyone is required to follow the same parking rules. There are no exceptions.
The violation fines are non-negotiable and will not be refunded.
