      ********************************* I purchased my timeshare several years ago. It has been paid off for over 11 years so all I have to pay is a yearly maintenance fee. I used to look forward to having family trips yearly until these Exploria took over a few years ago. I decided to bank my week at RCI three years ago at Exploria request free weekend update ext. What I walked into was a recruiting presentation from h*** First. I already own time share so why would I buy it over again. Second the presenter spent his time then explaining how I would not be able to get into the new units because I was not a real Exploria owner. Since I was inherited, from the previous owner Treetop. Since Exploria took over, they have been trying to resell me my own timeshare with the ****** points angles. Recently Exploria is out there with inflated yearly maintenance fee in the mail. Which I expected, what I did not expect was over $4000 in HOA fees how is this legal. I paid a little over $500 last year, the year before $700 which was inflated because they stated they were fixing up the units. You sent out bills with a message that the billing was wrong but it still look. If this is legal, wthe same. We need to be thinking about changing the laws that govern time shares. We should not punish for planning a vacation. I would like them to send me my original property deed so I can further look into my rights as a time share owners At this point we are being asked to pay a maintenance /HOA fee for a vacation property we cant take a vacation in because most of us wont be able to pay for it. Also this assault is being place on a lot of the older owners who finish paying for their time share and they have not been able to convince use to buy into Exploria timeshare. They are trying to take our time share by pricing us out. Exploria made a bad business deal and now they want us to pay for it. How much is the fee going to be next year?

      Oakmont and Treetop Resorts, in ************, ********* is working unethically, and we need to speak out. We have requested for the rescission of our timeshare contract due to Oakmont Resorts broken promises, unethical sale practices such as lying, deceiving, and intentionally misleading people to manipulate them into purchasing a timeshare and abusing elderly and retired individuals such as us.We are both retired public servants who dedicated our lives to serving others, and as retirees, we now rely solely on a single income source, and our financial situation has significantly changed. It is crucial to emphasize that I am a retired US ***************** member, and I am particularly outraged at how Oakmont/Tree Top Resorts treats military veterans. Our attempts to seek clarification and updates regarding the progress of the timeshare transfer have been met with disappointment. Numerous emails and text messages have been sent, but the responses have been minimal, if not nonexistent. The lack of communication and transparency from Oakmont/Tree Top Resorts is not only disheartening but also raises concerns about the integrity and ethics of the company. Given these circumstances, I am left with no choice but to formally demand that Oakmont/Tree Top Resorts rescind the remainder of our contract. The unexpected financial hardship, coupled with the company's failure to uphold its promises and engage in transparent business practices, has led to a complete loss of trust and confidence in Oakmont/Tree Top Resorts.

      Do not ever purchase. There is A LOT they dont tell you like your maintenance fee going up every year. Even if you only get expos every other year you still have to pay yearly. My maintenance fee started at 800 a year it is now *******. As i scrolled the reviews all i see are a 1 star. Let that be something you look at before purchasing. I have asked them to take it back in april 2023 and of course it didnt happen. I dont even want anything back. Just take it off my hands. But of course not. Be very careful if you are considering doing this. Also marketing will offer you these great deals oh but they dont tell you a ton of stuff. I purchased a cruise and i had to pay ***** i will have to pay port costs which i expected. But oh wait. You can only cruise on the days you want to go of there availability. Lol good luck with that. You try to book on your own with the resorts Hahahahah you cam never get the dates you want. I hate owning this and i will be doing everything i can to unload this terrible purchase

With that it is stated within the Purchase Agreement in which you acknowledged and signed that biennial ownership (only one (1) even or odd year account) is billed fifty percent (50%) of the Common Assessment Fees each calendar year beginning January 1. In addition, it is specifically recognized that Biennial ****** Beneficiaries shall pay the entire Club Dues amount on an annual basis and not only in their use year. Your maintenance bill is higher this year, as you did not pay for your previous years maintenance fees and therefore late charges have accrued. We encourage you to contact ********* Services at ************* to learn about payment options that *** be available. In addition, you were provided with a ten (10) calendar day right to cancel, however, you did not cancel within that designated rescission period. As you are well past the rescission period, your account remains active. All accommodations are subject to availability we encourage you to contact ****** Services at ***************************************** to learn more about reservation window types.       We received 2024 annual assessment which included our regular 2024 Maintenance fee $1412.80, and they also are charging an additional assessment for $6,863.94. We have been owners since 1993, we cannot afford this additional assessment.

      Our experience with Exploria Resorts can only be described as a never-ending nightmare. From the incessant calls to an underwhelming stay in the Pocono Mountains, the entire ordeal was a disaster. The breaking point was a deceitful sales presentation with false promises and a sneaky bait-and-switch tactic featuring a model room.

      Under the relentless pressure of a three-and-a-half-hour ordeal, we fell victim to misinformation, exorbitant prices, and commitments that turned out to be nothing but illusions. The aftermath? Four years of financial strain, burdened by a timeshare that failed spectacularly in delivering its grandiose pledges.

      The complete lack of transparency regarding our rights and contractual intricacies only fueled our frustration. Now, we're stuck in a situation we would have avoided if we had been given the full story upfront. In our pursuit of a resolution, short of terminating the contract altogether, we implore others to approach dealings with Exploria Resorts with extreme caution. Our journey has been arduous, and we hope our experience prevents others from falling into the same trap.

      I need to exit this timeshare. I received a maintenance bill of $5848.15 in addition to the 2024 maintenance of $ 1203.72. I am unable to pay as this is is burden. I called and was instructed to send email to consumer affairs at exploria resort but i receive a return email unable to send. I also copy member services without a response on Dec 20, 2023.

      This company and their account are showing on my credit report from 2019. I have never done business with this company. I sent in letters to the address online in Florida asking to validate this debt. To this date 12/15/2023, I have received nothing. I made the company aware in 2021, 2022, and now again in 2023 that my information was utilized fraudulently and even disputed this account several times with my credit card company previously and the credit bureaus. I have never attended a sales presentation with Club Exploria LLC or any of it's other affiliations. The name variation on the account and the address variation on the account are not my correct information. I have requested a signed copy of the "contract" showing my signature and the date it was signed. I have been provided nothing. When calling on the phone I keep getting the run around. I am growing frustrated with the lack of response from this company.

      confirmed that our records reflect that you purchased a timeshare vacation
      interest with us and became a Member Beneficiary of Club Exploria in November
      of 2019. The credit application and consent to process your credit for the
      purchase of the timeshare interest was signed on November 30, 2019. We further
      confirmed that you signed the purchase agreement and other applicable documents
      before a Verification Officer and the witness of a Notary. In response to your
      allegations surrounding dispute of the debt, we do not have any record of you
      disputing and/or validating this debt. Currently and in a simple review of your
      complaint and your personal information contained therein, we can confirm that
      the name and email are the same. Notwithstanding, we would like to work with
      you and further review the information if you would kindly email us copies of
      your letters and additional information to investigate the matter further. We
      also encourage you to contact our Financial Services department at (800)
      371-8335 to review the information on your account, as we were unable to locate
      or identify any inbound calls recorded on your account. Thank you for allowing

      Your response states that "I" signed a contract in November 2019. I have asked repeatedly to show me proof of this transaction. Where is the video? Where is the signed contract with my signature? None of this has been received in the 2 years I have been disputing this fraudulent account from my credit report and with Exploria/Summer Bay. Your company has provided me nothing but the same response you just gave me. It is not my account! Had your "Verification Officer" and "Notary" done their due diligence they would have noticed the fraudulent identification presented to them showing the name and address you all have listed on the account is a variation of my name. I do not utilize that variation or have I lived at that address in over 6 years!! Again had they done their due diligence when I sent in the information (IDENTIFICATION) showing my name at the time of this said contractual signing they would have seen it is not the same nor was my address the same. Had they done their due diligence they would have seen I have had a fraud alert on my credit reports and it was active and in place when this said contract was signed. Bottom line I was at that time and currently a victim of fraudulent activities, but the only thing your company cares about is collecting on a debt that they have never verified was mine. The same way the credit card did their investigation when I disputed the fraudulent credit card in my name utilized to fund this account. Good luck with getting any money from me. I will continue to pursue this legally until it is corrected.

      I purchased my timeshare several years ago. It has been paid off. Exploits took over a couple years ago. I received a yearly maintenance fee bill in the mail. Which I expected what I didn’t expect was to owe $6300 in HOA fees I was completely unaware of. I have never paid anything like that. I tried contacting them several times by phone minimum two hour wait to speak with someone. It ask for a callback number never received a call. This is insane I am screwed. My husband is now on disability retirement we can’t pay an extra $6300. I want out asap. I can’t even give it away. Everyone says I need an attorney. Who can afford that. I have perfect credit and this is about to ruin everything I worked so hard for. DO NOT FALL FOR THESE SCAMS I was young dumb and stupid paying for it now.

      I just purchased the timeshare and I am searching on how to use my points and no exploria resort has available dates even two years out. I can't seem to find any dates to book. I'm very concerned at this point. The use high pressure sale tactics. The restaurant card is not true. You do not get $50 gift cards every month to use at restaurants. They lied.
