This mortgage company has the most rude representatives in a call center that I have dealt with. My husband is a truck driver so he's does not handle our bills,as his wife I do. I sent the *** in late June along with other paperwork..called to check on the paperwork on 7/18 was told *** not on file so they had me send it again to another email,called back gave me another email..total of 5 times I've sent the *** and get a different answer each time and today I was fed up and ask to speak to a supervisor and the representative flat out refused to transfer for me or reach out to higher management. Telling me a supervisor would do me no good. Got a letter In the mail this evening saying the *** was indeed received so I called back and told that representative I now have proof in hand that the *** was in fact received his response was "well you have to give me just a minute to take a look into this". There's no need to have such rude employees and let them treat your customers like total trash. I get everyone has a bad day but that's uncalled for especially more than once.Lakeview Loan Servicing, LLC

They took over my loan, didn't let me know I needed to change the information at the bank so I was on the phone for days for several months trying to straighten that out.They paid my insurance from my escrow the first year then didn't pay it until the last day and kept sending me notifications that I had not elected to have the insurance paid via escrow and that they were going to purchase more expensive insurance from their own carrier, despite their having collected the money for it each month so I called the insurance company and paid for 3 months to tide me over until I get it straightened out with Lakeview. Lakeview then notified me that they intend to pay the full year which is what the escrow covers and has always covered and that they already have the money for.They then sent me a new notification I received on the same day as their intent to pay what they already should have paid stating that I was behind on the $400 I'd just forked over from my own checking account to my insurance carrier. I'm just finishing a transaction with ************************* he was great starting gave a client a fair rate when the final closing doc's came in he bought down the rate not letting my buyer know at $25,500 cost at that point we didn't have a choice either loose are deposit of $28,000 because we would need to cancel and start a new loan or pay the points I will never use this company again and please don't let anyone else go through the same problems!!!!Lakeview Loan Servicing, LLC

Lakeview /loancare is a horrible mortgage company, they treat veterans like **** and try to sell your house behind your back. They claim to want to help you but they don't, no one knows what they are doing. They claim that they have been working on our modification since March this year and assigned a person to use but no one ever calls to help and now they have put our house in foreclosure! The worst mortgage company that lies to their customers instead of helping out, they also kept our escrow money! If I could give it zero starts I would, don't use this company. Nobody has a clue what they are doing and they do not care about you. That's why we are going to get an attorney, cause what they are doing to us is wrong!!Lakeview Loan Servicing, LLC

Absolutely atrocious company. The worst loan servicing company on the planet. They bought our loan in December 2022, forgot to let our insurance company know that they were the current lienholder, for some reason changed our mortgage that have been escrowed since February 2016 to a non-escrow account, then, back to an escrow account, could not tell us why, and because they did both of those things, They didnt pay our insurance out of escrow and our insurance was canceled in January 2023. So we went six months without insurance, had no idea we didnt have insurance, and then, when we called them, they gave us the runaround, tell us, its not our fault , and now I am stuck with the only option of legal litigation against them. There is a reason they have one out of five stars, they are the absolute worst of the worst. An absolutely atrocious company, with no morals or values, that looks to s**** you, etc. They didnt even reach out to us until the end of June to tell us they were going to try and put forced hazard insurance on our loan because we didnt have insurance. It took them six months on a property they have a loan on to even do that. They are absolute garbage . As soon as I go through my legal litigation with them, I will be refinancing so I can get as far away from them as possible. I rate them -17/5 stars. STAY AWAYLakeview Loan Servicing, LLC

Terrible mortgage company. They hold on to their customer's escrow money until 1 to 2 days and in some cases after the due date of their homeowners policy causing the policy to lapse and customer has to jump through hoops to get the policy reinstated. When they are contacted about it they act like this is normal but it is not. They would not even overnight the escrow payment so that is would get there on time after being ask when the customer found out they never mailed it on time. They choose to send it snail mail knowing that the due date is 1 or 2 days away and in some cases after the due date if it fell on a holiday weekend. DO NOT DO BUSINESS WITH THIS MORTGAGE COMPANY!!I've noticed other bad reviews and this is their 'copy and paste' generic answer to the bad reviews they decide to respond to:"We appreciate your feedback and do apologize in advance. We would like the opportunity to address your concerns and turn this experience around. As information, Lakeview does not service any mortgage loans ourselves. Instead, we rely on several different sub-servicers for all day-to-day servicing activities. We can investigate this further with your sub-servicer. This should be a zero star review but we obviously cannot do it! We have been dealing with Lakeview and LoanCare since December 2022. We did a small refinance late last year where we received our funds in October 2022, first payment was due 12/2022. We mailed in our payments which were never cashed or returned. Come to find out our account number was wrong, our address was incorrect, our phone number was incorrect and we had zero communication from January to May 2023. Zero from Lakeview! We finally got a person on the line who informed ** we were in pre foreclosure! WTF?! We then were told we had to go through a loan "restructure" to get back current. We did this and now as of today when we go to our online portal v. our statement, all the numbers are still wrong. Balance owed, principal payment, interest payment, maturity date, are all incorrect!!! We found all of this because our first payment from the "restructure" is due 7/1/2023. It's all wrong!!! And to top off all of this, although it be small, there is a $237.76 Past Due Amount! On what? The payment on the statement is also nearly $300 more than in our online portal. The account #s are the same across the platforms though??? The cherry on top of all of this is our payment is reported as ******* days late and has obliterated out credit. We disputed and somehow we were at fault with this as well. I cannot effect the incompetence and lack of accountability directly of this company so why is it our fault all the info is incorrect between multiple platforms?!?! We built a beautiful custom home in 2019 and this is what we're going through now. Should have used a real bank that is competent in lending. That's our fault I guess.Lakeview Loan Servicing, LLC

If I could rate this company a zero, I would. During COVID, Lakeview offered a deferment program for those financially impacted. In order to be approved for deferment, it is not a requirement for both parties listed on the loan to agree to the deferment. After the deferment period, I was told that I would have to pay $23k+ by May 18th to bring my loan up to date. On May 17th, I paid $26k to include the previously missed month's AND the current month (May). I was told that my loan is updated and that I wouldn't owe anything until Jun 1st. On May 31st, I attempted to make ****** payment, but I noticed that my account still said that I owed $14k+. In reviewing my profile, I noticed that the $14k was being held in "suspense". Now late fees are being added. I have called everyday since June 1 (except on the weekends) requesting that the money be released. No one can tell me why the money is being held and they can't tell me when it will be released. But, for a fact, they took the entire $26k out of my account. I am being told that I did not pay enough money to keep my loan from defaulting, but I paid more than what was asked for by May 18th. Now, I am unable to pay ****** payment because of the money that is being held, so additional late fees are being added if I don't pay by June 15th. Also, this is a VA loan. I honestly think, they didn't expect me to make the payment and now that I have, I'm being punished. It is not fair what they are doing to people's hard earned money.Lakeview Loan Servicing, LLC
