      This complaint is being filed against Lennar to complete outstanding one-year warranty repairs. The warranty repairs are taking longer than needed due to constant run-around. I only need three general repairs completed that are all within the 1-2-10 Lennar Warranty booklet. The attached document contains the email chain between the ************* Manager and me. The three issues I need addressed are exterior wall cracks, truss/framing member repairs, and general patch/painting. I have scheduled repairs for 10 different days and only two of those days had any work completed. Three of the scheduled days had no-shows, two had workers show up when they were not scheduled, and three of those days had workers turned away due to miscommunication or lack thereof. I cannot keep taking days off from work just to have to reschedule and zero work get completed. I am asking for assistance in wrapping up these final warranty repairs.

      I purchased a home from Lennar in September of 2024 and have had the builder come out multiple times for issues with the home. They are refusing to address the humidity level in my home that are now exceeding 66% humidity. Nothing has been done to address this and the company has not checked the wall insulation level even though the attic was missing over 5 of insulation. One of the managers told me that 65% humidity is normal but then the neighborhood manager told me up to 70% humidity is normal and that I need to buy a dehumidifier. This is VERY concerning given that humidity levels in excess of 55% can cause mold and mildew if leaks exist which they have not checked for either. Im not looking for money. I need these people to be thorough in checking all of the insulation and addressing the ** unit issues previously discussed. I currently also have only one vent in the master bedroom and one of the techs told me that my floor plan calls for two. Theres also no true return to the ** unit and as a result the home has airflow issues.

      Lennar is asking to keep an $850 deposit on a home. The home was not to my satisfaction on settlement day and Lennar was made aware. I asked about another home on the same street and never received a response. During the original walkthrough, the facetime disconnected several times. I'm an out of State buyer and the facetime is the only way for me to see the house prior to settlement. Because the video was fuzzy, I asked that the spigot be corrected or at least be provided a picture. During the walk through it did not look right. Had the *** just sent me a picture, I would have seen the spigot was actually fine. Lennar piled caulk and paint on it and messed up the grain of the siding. This was when I told Lennar I did not want this particular house anymore. They are refusing my $850 refund. I actually went to a different Lennar community and have purchased there and put another $850 down. Hopefully this will be a better experience. I would like Lennar to return my $850 deposit on this home. They are refusing.

      I bought a new construction home from Lennar in July 2024. During my walkthrough, I pointed out flooding in the unfinished backyard. The project manager told me that is was only flooded because a sprinkler was left on by accident and there was no landscaping yet. I hired a landscaper to put down soil and sod in my backyard, I also had them add an extra drain (in addition to the 2 installed by Lennar because my yard was still flooding. In November I had standing water throughout my backyard. I contacted Lennar and they told me it's my landscapers fault, however the flooding was a problem before I had landscaping done. My yard continues to be a flooded mess and Lennar will not help me fix the problem. My neighbor with an unfinished backyard was told by Lennar that they can't do anything about her flooding because she has no landscaping but then they tell me they can't do anything because I had landscaping done so either way they are not taking responsibility. I can not walk in my backyard without walking through water and getting soaking wet shoes and feet. I can not plant anything in my yard because of the standing water. I tried to dig a small hole to plant a tree and it immediately filled with water. My yard does not drain properly in the new build community. I have only lived here since July 2024. I am still in warranty but Lennar refuses to help me.

      My personal information without my knowledge or concent was given to a third party Commissioner Parks of **************. The information Lennar/ Vice-Chairman **** Register gave to Commissioner Parks identified three of my properties two of which two are under LLC . I find it disturbing Lennar would do this and let Lane Register remain on the Wellness *************** and violate my trust in doing business with them.

      I purchased a house built by Lennar in September 2023. The tiles on the first floor are cracking and popping off all over the area. I reported this issue to Lennar in March of this year. The claim number is #********. I have requested that they cover the costs for both the installation and the materials needed for the repair. The replacement needs to be done throughout the entire first floor. The cost involves a significantly higher expense according to estimates from different suppliers compared to Lennar's offer. However, Lennar responded, stating they will not perform the work directly. They are offering a payment of $2,756, which is insufficient to resolve the issue. I have an elderly person in the house, and we are concerned about the safety risks associated with this problem.

      March 2024 we purchased a ranch home from Lennar (**********) We were told that we had 10k in upgrades compared to some other homes they were selling in the same development, this included quartz countertops and a gas fireplace in the living room. We lived in **** at the time and had to do our walk through virtually, upon moving into the home we saw several things wrong with the house and as per Lennars policy, we had to submitted maintenance request, one was for the quartz countertops tops as they were all marked, (3 different people came out to try and fixed them, they were eventually replaced but still with marks and I was told by the company that was to be expected, the gas fireplace does heat the room at all, Lennar told us the fire place was for show only and if we wanted it to heat the room, we would need to install a blower. We recently had a home inspection done as we are approaching a year warranty with Lennar and several things were wrong, seems showing thru on the dry wall, walls and ceiling, nail pops, crown molding coming away, wind coming thru the base boards and power outlets, water heater not giving enough water for two people despite being a 4 bed home, to name just a few.Lennar have said that they will only repairer the drywall with patch, they wont sand or paint despite firing the drywall wall company and painters that did our development because of poor workmanship.we have to do that ourselves. The water heater Ive been told is user errorreally? Despite complaining about uneven tiles, cold air coming thru and everything that was on the inspection report, weve been told that it doesnt fall into their measurements and they wont repair anything. They only did the dry wall patch and we had issues with our HVAC system leaking, we need to get this retested to see if they did actually fix it or not Lennar has the worse customer service and seemingly dont care enough about after salesonce the house is soldthey no longer care

      good morning, 

      this is a continuation of my ongoing issues with Lennar. They did reach out to me, and a gentleman called ****** who is the vice president of Customer. Relations turned up and looked at our property on April 7, He listened to our concerns went away. Emailed me two days later and said that they would send the manufacturer out to look at our countertops, water tank  and our fireplace and offered 2 painters for three hours work in our house,  they have also said that they will fix the wind coming through the outlets and the baseboards. we accepted the offer of the painters coming out and agreed to everything else, they asked for our availability, which i gave to them,  since then we havent heard from them, despite sending two emails to ****** as follow-ups he has not responded.

      Hello, 

      this is an update to my complaint, Lennar have said they will send 2 painters out For a total of three hours to paint the area areas that we are concerned about that they have patched. lennar have been in contact regarding this issue, although painters have not yet been scheduled

      They have also said that they will address the cold air coming through the power outlets on the perimeter walls and the baseboards,  two weeks on this is not happened. They also said that they will contact the manufacturer regarding the countertops, our fireplace, and the water heater so that they can come out and address our concerns, two weeks on Im still waiting for this to happen. I have emailed Lennar for an update today.

      We did sign a document but that was saying we couldnt talk to anyone about it and the work was completed, however my complaint to the business bureau was regarding the countertops, the fireplace, the water heater, and the painting and drywall, so to date the drywall and the painting has been completed. Yet we have not seen or spoken to a manufacturer which Lennar said that we would,  regarding the fireplace or the countertops or the water heater! We have replaced the water heater ourselves because were nearly 2 months into the home visit from Lennar and nothing has been done and we were tired of not been able to shower and have run out of hot water. 
      so yes we signed the document that they made us sign for the drywall and the painting only; nothing else! as far as Im concerned this has not been resolved fully

       The following agreed upon work was completed: Insulation foam was installed in the interior part of home on the back side of wall only (living room, dining room and Owners Suite bedroom). Outlets in those areas were also insulated. Painting was completed in all concerned areas (Ceiling & Walls). 2 painters were provided for a 3 hour period.       After purchasing a house from lennar, I realized that the spacing between mine and my neighbor's AC unit was not enough to allow large items such as a trash can to be transported to the backyard. I have tried multiple times to get lennar to move my gate to the other side of my house so that I may follow my HOA's guidelines by keeping the trash can in the backyard. Since my house did not come with a garage. The lennar representative refuses to get me in contact with any supervisor who can okay the request. All I've been told is the house is built to specifications. I know that this is not true because on multiple instances the house falls short of perfection. One example is my house turned out to be 50 square feet bigger than what the plan called for originally. This would be impossible had it been built exactly as planned. All I want is to have a gate on the other side of my house so that I may abide by my HOAs policy. As I stated before lennar refuses to acknowledge my request and further refuses to allow contact with any sort of supervisor manager and so forth. The representative has even gone as far to say that their coverage policies have changed since I signed and are no longer valid on certain repairs. I know that my request is simple and can be done since my neighbor has even told me she was able to get lennar to build them a fence due to the same issue. It is within their power and is not an unreasonable request.

The clearance was measured to be 24 inches while the trash can measures 23 inches from wheel to wheel, therefore being able to transport the trashcan to the backyard. The gate is per home specifications & a gate addition would be at your discretion.

      My loan application was submitted on 1/18/25, with an initial closing date set for 2/28/25 for a home in Ranches at *****************. Since I am relocating from ***** and secured a new job in the area, I promptly submitted my new job offer letter for verification. After submitting the offer letter, I was informed that the contingencies needed to be met, which led to the closing date being moved to 3/18/25, despite Lennar Mortgage being aware that I was scheduled to begin my new job on 3/17/25. In an effort to expedite the process and ensure the closing could occur before my job start date, I worked quickly to meet all contingencies, including completing the background check and drug test by 3/6/25. My recruiter then provided this confirmation to Lennar Mortgage on 3/7/25. At this point, I inquired if I could close on the home during the week of 3/10/25, but on 3/11/25, I received a phone call from the loan officer informing me that I no longer qualified for an *** loan and would need to apply for a conventional loan with a tentative closing date set for mid-April. This was the first time I was told my loan application was not approved. Prior to this, I had been assured that meeting the contingencies was all that was required, which I had successfully done. How could Lennar provide a closing date without confirming loan approval in the first place? Why did Lennar wait until a week before the closing date to notify me that my *** loan had been denied, despite knowing that I was starting a new job and had already made arrangements to move my family into the new home? The phone call I received on 3/11/25 was not only overwhelming but also felt inconsiderate, especially considering all the logistical challenges I now face. As of now, I am unsure how to proceed. My family and I have already packed up our belongings, and the uncertainty of this situation is causing significant stress. I am requesting immediate clarification on how Lennar plans to resolve this issue.

      In October 2024, I purchased a 2022 Lennar home. Soon after, I notified Lennar of the severe systemic builder installation issues within the house, which should still be covered under the 10-year structural warranty to their homeowners. There are multiple cabinets/counters in the house, including bathroom cabinets, major cracks in bathroom tiles, kitchen countertops, and top kitchen cabinets, that have completely come apart from the walls and ceiling (pictures attached), which have created visible cracks on the walls.After reaching out to Lennar and requesting that they rightfully and ethically perform the appropriate repairs needed or provide a feasible solution in this home due to systemic builder installation and structural issues, they gave me the runaround and concluded that this issue is outside of the 1-year warranty and not considered structural. How is it possible that Lennar can build homes where all cabinets in a house are detaching away from the walls? To make things worse, multiple homes in this same community have experienced the same issues and complained with Lennar.I had an inspector inspect the home and they concluded that Lennar used low-end builder grade cabinets in this homes, with lack of proper shims, poor workmanship, and failure to properly/securely install cabinets, which may have been cost effective at first, but are certainly not durable. The amount and level of work that will be needed to repair all the builder issues within this home cannot be beyond the scope of the warranty. There is clear evidence of patterns of systemic installation issues, not just within this house, but also across all the homes built by Lennar in this specific Community. Every interaction I've had with Lennar customer service personnel has been very unpleasant and they continue to demonstrate poor business practices. After bringing this issue to their attention several times, I am now coming to BBB to help find some resolution with this builder.

      On Monday 3/10/25, Lennar sent a ************* Representative to come inspect all the systemic builder issues listed. I was told that I would receive a follow-up within the next 5-10 business days. As of today, I haven't heard anything back from Lennar.

      Lennar inspected the Home on 3/10/2025. Measurements were taken and found to be within industry standards and warranty specifications. The shower, crown mold and cabinets were also inspected and found that regular maintenance needed to be performed (caulking). Home is out of warranty, and the items identified in the case would not be covered by the Lennar 1/2/10 Warranty as outlined.

      I am rejecting this response because this is a systemic issue within all homes built within this community. 

      The gaps between the cabinets and the walls are too large to be resolved simply be resolved with caulking. The Screws need to be refastened on all kitchen and bathroom cabinets. 

      Lennar's response is not acceptable.
