I bought a home Lennar Built in April of 2024. I've put in numerous warranty claims about the lack of draining in my backyard. Lennar continues to defer fault to anyone but themselves. When I first put in my claim I was told, "Wait 48 hours after a heavy rain and we'll fix anything still wet." I jumped through that hoop twice. Then the excuse became, "You need to clean your drains, that's a homeowner issue." So we had proof of the drains being cleaned and jumped through that hoop. Then the excuse became, "You bought an unfinished, leveled, backyard and you need to provide landscaping to fix the issue." Over 2/3rds of my back yard is constantly underwater. One of my neighbors had the same issue and she did hire a landscaper to fix it, now lennar is continuing state that it's not their problem, and they then blamed her landscaper. Another neighbor bought a home that had the landscaping pre-done, and somehow it's still not lennars problem to fix.I have an unfinished/non-landscaped backyard and it's "not lennars problem." I've had multiple other issues with my home that has been dismissed, such as wavy/over-nailed siding, water coming UP from the gutter where the gutter goes directly in the ground. And an entry wall that is crooked as can be. Those aren't lennars problems either. My customer service representative when I first moved in was fantastic (********). Her boss at the time was absolutely terrible; demeaning, rude, and just all about saving lennar a couple dimes. My most current customer service representative must have gotten the word from her old boss to continue to treat us the same, as she is too busy coming up with excuses rather than listening to the problems. She tried to get us to agree with her multiple times that nothing was lennars problem to fix.

We purchased a new home in Nov 2021 from Lennar. We started having problems with the floorboards feeling loose and moving/squeaking, as well as the stairs and the stairs' landing area, about a year or so after moving in. We have contacted customer service several times, who then sent out their service tech, and a couple of contractors, who would temporarily fix the problem by pulling the carpet back and putting more nails in the floorboards. At one point, the support to the staircase had come loose from the side wall, so the contractor had to remove the stairs, climb inside, then reattach them to the wall! And that was only after going back and forth with Lennar service, who kept trying to get me to believe that nothing was wrong.Currently, we are still having the issue with the entire upstairs area floorboards being loose, with the upstairs bathroom being the worst of it. I contacted Lennar service AGAIN, only to be told that there was nothing they could do since the houses just "keep shifting", so they can't fix that. He also told me that they would no longer be able to come out and cover the issue under warranty. I'm pretty sure this falls under structural and should be covered under the 10-year warranty, but the service tech says it's not. I feel that if they had built it correctly in the first place, there would not be all these problems. For example, when we walk upstairs a lot, the ac vents or the ceiling light will fall and hang down from the ceiling?? We have attached them back numerous times. A new home should NOT be doing this! It's very embarrassing.I hired my own contractor that came out last week and evaluated the upstairs area and said that he could fix it by adding screws to the floorboards and reattaching the subfloor. He is going to charge us 1$ per square foot and is supposed to start the work next weekend. I feel that we should be reimbursed for the cost of these repairs.

I purchased my Lennar home in November 2024 and moved in full-time in Jan 2025. We noticed an odd sounding tile near the kitchen sink. The noise continued to persist and the tiles around it started to get hollow sounding as well. Over the next 6 weeks or so, we noticed this with a few more tiles. I filled out a warranty request and someone came to fill beneath the tiles since the sound we were hearing was air underneath. I was told to allow it about 2 weeks to take effect. The filling did not resolve the issue and each day, I was noticing more and more tiles having the same issue so I followed up with Lennar and set a time for a tile installer, their leader, a Lennar ************* *** and a ******************** ************* Leader to come to my home and see what the problem may be. This morning the appointment happened. Everyone agreed that this was an alarming rate for tiles to become hollow and at about 60 tiles (these are the ones detected without moving any furniture) out of roughly 300 on my main floor. This is not an "occasional" defect, this is something seriously wrong with my home. The tile installers removed and replaced 2 tiles that had the hollow sound. They inspected the mortar and said the technique for spreading and amount looked ok. As the tiles we removed, incredibly large sections came up with ease, a clear indicator that regardless of the mortar, these were not adhered properly. One of the gentlemen suggested that sometimes problems could occur if the mortar was left too long to dry before placing the tile but with the huge amount of tile experiencing this issue that seemed unlikely that someone made this mistake repeatedly. At this point, giving the benefit of the doubt that repeated negligence in installation couldn't be the case in unacceptable. Lennar insisted they would make this right but have now completely declined to assist any further. I am left with a brand new home with a huge defect due to negligence. Absolutely no integrity as a company.

Lennar has completed poor work when building the homes in our neighborhood. They fired their servicer who did the drywall work and painting knowing they did a bad job. Now home warranties are ending and the most they will do is fix the drywall but not sand or paint any of their work. The original drywall work was done poorly causing cracks, nail pops, and waves in the walls.

I apologize for the delay in our response regarding your window concerns,

In April of 2024, when you first reported your concerns on the windows, we had multiple parties visit your home to inspect and determine the cause of your concerns. I am rejecting this response because: No one has taken ownership of these windows. I hear now you are not using these windows in the new builds. I have owned 5 homes and We’ve had wind storms in the past  and it doesn’t matter how much wind hits a home , dirt should not be coming in the home through windows. The whole purpose of having windows is to keep stuff out, not let it in. I have asked for my windows to be replaced with a better quality window.

      Sincerely,

      Whitney Brazeal

I purchased my Lennar home in December 2023 in the ************* area in ********, **. In late October 2024/early November 2024, i began experiencing excess water in my backyard through today April 2025. During these months i have been in contact with a representative from Lennar to find the cause and a solution. This appeared to begin once the homes behind mine were finished being built. When their water sprinklers are used, it releases gallons of water into mine and my neighbors yards. Several consultants have reviewed the issue including Lennar, and stated there is an issue with the irrigation. Initially, Lennar acknowledged that a French drain would be required that way the water flows appropriately rather than causing still water in my backyard. Lennar then reached out to the ******************* for more input, which they informed us that through their investigation that the water excess was a drainage issue and needed to be resolved by the builders. Since that was communicated to us from the water company, Lennar has been unresponsive regarding this matter. Meanwhile, during this time my property has been damaged as the over consumption of water killed my grass and is now growing what appears to be mold, and is spreading. I need this resolved ASAP as i am also concerned that this will affect the foundation of my home. Also, this situation has decreased the value of my home. My neighbor to the left and my neighbor to the right are experiencing the same issues and have also been in touch with the same Lennar representative. They are currently trying to pin the blame on the neighbor behind my home claiming he shouldnt be watering his home when in reality, this is a defect on the builders. Lennar **** sent the neighbor behind me, a message stating that the neighbors behind him (me) night want to report them to the water company, which is unprofessional.

Thank you for taking the time to share your feedback with us. Our ************* Representative and Director of ************* reviewed your case and  compiled lot elevation readings early March. They show drainage ****** on this property to exceed the minimum 1% fall requirements. Based on the recent inspection, it was determined the issue is the neighboring home is overwatering using their sprinkler system. There's no action we need to take on your home.

My Fianc and I were in the process of buying a home. We were told about a 3-2-1 rate buydown that would put us at an $1800 monthly payment.I filled out the paperwork for financing and was completely honest with them in that I would be getting a new job. They said there shouldnt be any issue, since I was staying in the same industry. They kept me on the hook for about 2 months saying everything looks good and should be fine.A week before the close date Lennar financing says I dont qualify for the loan, then proceeds to have my ***** add herself to the application. Because of her credit score at the time we no longer qualified for the 3-2-1 buydown. So they are essentially telling me that they cant approve me to pay $1800 a month, but they can approve me for $2400 a month. When I told them I we cant do that, they informed me that we were out of escrow and that they would be keeping my $5,000.00 deposit. The only reason we didnt cancel before is because Lennar Mortgage who is part of Lennar Homes told me everything would be fine and waited to tell me a week before the close date.I expect my $5,000 deposit back as this was a mistake on their end and not on mine.

We purchased our Lennar home on May 2023. My complaint is regarding the Improper grading of our landscaping by the side of our house leading to water pooling and flooding. The initial issue was water flowing from the roof, so we had gutters installed to collect rainwater and direct it away from the house. However, the water coming from the gutters is damaging the mulch and landscaping. The water is also flowing towards our neighbors property. We have been trying to figure out ways to remedy the issue ourselves, but its gotten so bad that its become obvious this is due to poor workmanship in the part of our builder, Lennar Homes, LLC. I contacted Lennar customer service and they explained to me that they cannot fix the issue because we made modifications by adding gutters. Also, its past one year warranty. However, Improper grading can lead to water pooling. This is a common issue with Lennar, therefore is a sign of negligence in their part.We would like Lennar to resolve the issue by adding French drains to avoid further damage to the landscaping.

This complaint is being filed against Lennar to complete outstanding one-year warranty repairs. The warranty repairs are taking longer than needed due to constant run-around. I only need three general repairs completed that are all within the 1-2-10 Lennar Warranty booklet. The attached document contains the email chain between the ************* Manager and me. The three issues I need addressed are exterior wall cracks, truss/framing member repairs, and general patch/painting. I have scheduled repairs for 10 different days and only two of those days had any work completed. Three of the scheduled days had no-shows, two had workers show up when they were not scheduled, and three of those days had workers turned away due to miscommunication or lack thereof. I cannot keep taking days off from work just to have to reschedule and zero work get completed. I am asking for assistance in wrapping up these final warranty repairs.

I purchased a home from Lennar in September of 2024 and have had the builder come out multiple times for issues with the home. They are refusing to address the humidity level in my home that are now exceeding 66% humidity. Nothing has been done to address this and the company has not checked the wall insulation level even though the attic was missing over 5 of insulation. One of the managers told me that 65% humidity is normal but then the neighborhood manager told me up to 70% humidity is normal and that I need to buy a dehumidifier. This is VERY concerning given that humidity levels in excess of 55% can cause mold and mildew if leaks exist which they have not checked for either. Im not looking for money. I need these people to be thorough in checking all of the insulation and addressing the ** unit issues previously discussed. I currently also have only one vent in the master bedroom and one of the techs told me that my floor plan calls for two. Theres also no true return to the ** unit and as a result the home has airflow issues.
