1 starShoddy Construction and Shameless Lies: Run. Away. Now. My advice to anyone even considering purchasing a home from Lennar @ ************ or anywhere else in ***** run, and run fast. After my own inspection, including using thermal cameras and moisture meters, we discovered shocking issues walls without insulation, AC ducts pressing against the ceiling already causing drywall nails to come out and ceiling cracks, and moisture readings in areas that shouldve been dry. And it wasnt just a fluke; a professional home inspector, hired by Lennar, confirmed the elevated moisture levels. Yet, Lennars answer was a 3rd inspection in an attempt to dismiss the findings and brought in another inspector who claimed everything was fine. They will do anything to avoid fixing their shoddy work. My home inspector, who has **************************************************************************** town, when I showed him the thermal images, stated, Wow, yeah I havent see that before but to me thats definitely an issue. Something is going on there, it should never be wet like it is. He later added, and he turned out to be correct when he said, Dont let them give you any excuses and tell them you want it fixed.theyll try anything not to do it. We know new owners in ************ that have had multiple plumbing leaks, roof leak, and windows leaks - they've been there about 5 months.Lennar could drop the price another $100,000, and I wouldnt go to contract with them again. They clearly defaulted on the agreement. They ignored critical issues, failed to create a punch list after multiple requests, and didnt fulfill contractual obligations including completing a new home orientation, which is required to take place prior to closing per their contract. In spite of written notice of their default, theyve ghosted us completely, and our deposit is sitting in their bank account. Rude and can only get a response from one person who forward to everyone with no response. I have sent emails to senior leadership with no response. 1 starI have reached out to *** regarding our dead grass. She referred me to someone to contact. A month passed by and there was no response. Reached out to her again and this time she said to reach out to *******. Again, no response for an entire month. Then I get a response that grass is not warranted. I understand that something may not be warranted, however, it has to be functional in the first place when received. Before closing they laid some of the grass the very last minute which appeared dead. We were told it will grow in. 1 month later, when it didnt grow in still, they now say it is not warranted. You can have a no warranty policy on something that is functional but to give something unfunctional or dead and say there is no warranty is not ok! Three months have passed by trying to reach someone. Everytime I write an email, i get a response after a month only if i reach back out. If you look at the picture, you can see it's a very particular area of grass that never grew in.Review fromSteve Z

When you buy a home with Lennar you are dealing with an unfriendly, huge corporation that puts the customer last. Everything is about schedule and quotas. If you have a personal situation that changes the schedule from a buyer's perspective, it will cost you. I recently purchased a new build in *****, ** and after the initial smiles and ******* money deposit customer service was absolutely no existent (except for Lennar Mortgage whose *** was phenomenal). The on-sight *** did absolutely nothing that was promised and actually provided decision guiding information at the beginning of the process that was incorrect and caused great consternation as we moved through the process. I went from 0 closing costs in the initial agreement to over $5K at closing, and only a portion of the incentives promised up front were realized. I am three weeks into my residency and I am am struggling to get accurate HOA information and I am hesitant to go back to Lennar for help because to date they have not been helpful. This was my 5th home purchase and it was a truly horrible experience. If you are going to deal with Lennar my advice would be to get a ***utable real estate agent that actually gets involved (mine did not). If you purchase a home be ready to get bombarded with numerous tasks, from four different offices, from three different states, to sign documents that are not reviewed by a real estate agent before being being sent to you. Do extensive research on available financing options as each option affects promised incentives and the on sight *** knows nothing about financing. Read the fine print, because it will come back to haunt you.Lennar Homes, LLC

Getting in contract with this company is a disaster. They wont return your deposit! Be aware. Do not trust the sales person, ********* concierge, and loan officer. They all work together to deceive and lie about the process. My process was with the **************** Ranches at ******.Lennar Homes, LLC

1 starI bought a one story home from them 5yrs ago. Since then its been nothing but problems. They rushed the job just so they could sell a home. The paint is uneven, the plumbing is done with cheap material and the shower in the master bedroom leaked under the floor and now I have MOLD. Its been 5 years, I should not have mold and what do they tell me? Well its guaranteed for only 2 years?!? Dont buy from them, youll regret it.Review fromBrandy F

1 starBuying a Lennar home is the biggest mistake of my life. Our paint literally slides off the bathroom walls and comes off if touched with a damp hand. Our bathroom hardwear fell off the walls. Our ceiling was mudded incorrectly and looks *********** of the employs who was supposed to come out and help mocked my husband, who is a 100% disabled veteran and uses a cane, saying he used his "disability as a crutch". ******** ******** promised to make this better, letting us hire our own crew to fix the paint, but turned out to be the biggest liar here. I have had better service buying a $7k used car than ******** gave. Whatever you do, don't buy here. They are disrespectful, unhelpful liars.Review fromMichael S

1 starWe have a serious SOD issue in River *****************, and I understand in ************* as well. This sod problem exists because Lennar installed the wrong grass (Provista and not St. ********* Floritam per the River Hall Design Guide) and has chosen not to do anything about it. Some homeowners have tried but failed to get Lennar, Greenpointe and/or the *** to resolve the sod issue. As of today, I have over 36 homes and counting impacted and some homeowners believe they have it but have not been confirmed. The Provista sod has started to migrate to homes that have St. ********* "Floritam" causing the lawn to become weed infested. That's a huge problem considering the impact.Currently, the *** states they cannot do anything about this because it's the builder that installed the sod not them. The board is responsible for ensuring the bylaws are followed and that includes ensuring the builders are following the design guide. The board is made up of 3/2 majority to the developer. The developer, ***********, and the *** is aware and acknowledges the problem but will do nothing to help the residents plagued with the wrong sod. The developer states we closed on our homes, so we accepted the lawns. The problem with that statement is we wouldn't have signed off if we knew the incorrect sod was installed and not per the design guide. Many of us had no idea the incorrect sod was placed until our yards were dead. Lennar has said its the landscaper, Junipers problem because Juniper is not taking care of the yards. Lennar knows the grass is bad, thats why they are making people sign non-disclosure statements when Lennar partially replaces the sod. Our neighborhood looks terrible, and the landscaper can do nothing to make it better except offer to replace the ******************** on our dime. We need Lennar to step up for this community they are still building in. Lennar needs to replace the Provista sod with the correct St. ********* Floritam.Review fromshawn w

1 starabsolute worst homebuilding experience. 1st night in i had fire ants coming out of the walls while i was sleeping and woke up in the middle of the night covered in ant bites. mind you i am allergic to fire ants. the warranty coordinator and told me to my face that they would have taken care of that before i move in. but clearly lied. and i was told i have 3 business days to transfer all utilities. i transferred all but water because it required a deed that i had to get at closing and application. i closed friday afternoon and my water was off tuesday morning. absolute crapshoot. my next home will definitely not be with this companyReview fromAngela M

1 starTerrible experience and still fighting and waiting to get our money back!! We put a deposit down on a home site and started the whole process, our funding fell through and they refuse to give us a refund. We signed a release for the property so it could be sold to someone else and still no refund! Its not your money anymore, give it back!!!!
