      I am extremely dissatisfied with my Westgate Las Vegas Resort LLC membership purchased on September 16, 2022. The representatives lied about the contract terms and misled us into believing it wasn't a timeshare. They exploited our friendship to emotionally manipulate us. Despite expressing our disinterest, they pressured us into buying it. They failed to deliver on their promises, such as using points to pay for fees. The workshop to help us understand our ownership was merely a sales pitch, and the quality of the property didn't match what we were shown during the presentation. Westgate neglected their duties, failing to disclose important information in the contract. It's clear they prioritize taking advantage of hardworking individuals over providing genuine service. I strongly advise against dealing with Westgate and urge others to avoid their manipulative tactics and broken promises.

However, we believe that your concerns are misplaced since our review of them shows that your Westgate ownership gives you everything that was offered to you on the date of purchase. Due to the extent and scope of the different topics that you mention and the limited amount of space available in this forum, we are responding at length to your concerns directly to your email address. Moreover, for the protection of your privacy, we must refrain from discussing your personal ownership information in a public forum such as this. For your convenience, we are addressing our private response to you in Spanish to ensure that you gain a thorough and detailed understanding of the many benefits of your timeshare ownership and of the process to follow in order to access them.
      Briefly, allow us to apologize if you felt uncomfortable at any time during your attendance at the timeshare tour and sales presentation. Be advised that you were not required to remain for more than 90 minutes at the sales tour in order to receive the offered incentives. Because discounted purchase opportunities of a first come, first served nature are presented to you, the sales staff may convey some urgency depending on the available inventory, as all units are simultaneously available to all attendees and therefore, cannot be set aside without a firm commitment from a purchaser, but you were never under an obligation to purchase.       Hey Y’all ~ Wish there was a way to give a negative star rating. After going through the "the talk" and how we need this, when you sign, you are committed to one resort and no guarantee you'll get this time you want. If you want to visit a different resort, there's an exchange fee. I honestly don't know who can afford a $40,000 CLOSING/DOWN PAYMENT..... So now, you'll be offered an "every other" year at a huge reduction. But wait.... for TODAY & TODAY ONLY were going to pretend you're an owner. Now they come out with some foreclosure, can't pay, whatever. Keep in mind, each property is valued at a different rate. Myrtle Beach is one of the highest. A one bedroom in Myrtle Beach is $160,000 & the exact same square footage/layout in Kissimmee, Florida (near Orlando) is a fraction and I mean a fraction of the cost. If you go to a Welcome Center and you're offered free Medieval Times tickets and a 3/2 vacation just be smart. Even the free vacation isn't free. You'll have to put up a deposit ($50 or 60), it's for a hotel room, you are responsible for taxes & some AGENT FEE of $25 and in the end, your freeby has now cost you between $50-75.... not including your deposit. Now, about your deposit, you have to send a written refund request by mail to get you deposit back and it can take up to 60 days. Now back to the tour.... since we didn't purchase and we were very transparent from the start being owners with BlueGreen, once "the talk", "the director", "TODAY ONLY" & for the 900th time telling them Westgates' program pales with what we have, our guy left the table and never come back. Didn't have the decency to say bye or **** ** ******** ***

      I am not completely sure my review was read correctly or if you received an email from someone. I never said the tour was misrepresented. I stated how we were treated during part of it. I also commented on the incentives offered for us to attend the meeting were not fully disclosed. To clarify, I did not allege anything, I stated a fact on what occurred during the last part of our sitting with Pete. It was rude of him to simply leave and left us sitting at the table without out saying he wasn’t coming back. It was no surprise to him we were not interested in purchasing. It was explained numerous times when asked what we thought of Westgate. Once you have time to review my actual document, I’d be more than willing to discuss further with you.

      There are multiple negative reviews about Westgate not offering full disclosure…. Including a lawsuit, so since YOU were not sitting at the table, you have not idea what transpired during our interaction. With all the comments and well below satisfactory rating, it is not hard to imagine this particular situation happening EXACTLY THE WAY I STARTED…. NOT ALLGED.

      Westgate has completely scammed us. Long story short, we were approached while purchasing Universal Studios tickets. This man told us we could get free tickets if we attended an hour-long presentation. We were preyed on from the BEGINNING. This presentation started with the employees asking us about our income, occupations, and vacation habits. When they finally offered us one of their deals, we scoffed at the ridiculous price. We had declined MANY times during this presentation, yet they would not take no for an answer. We felt so much pressure to purchase that we eventually gave in. When we were signing their contract, we got dirty looks from the employees when we stopped and asked questions. On top of those dirty looks, they were very vague with their snarky answers. It is likely because they were lying to our faces during the signing. So, what we were told was NOT what we had signed for. Westgate needs to do better because they cannot continue to scam people.

      Hey Westgate, what is stopping you from replying to the letter we sent to your CEO last month? Is it the fact that we have called out all your lies and manipulative sales tactics? Is it the fact that you just do not care? Either way, it is completely wrong to scam people. The lack of explanation of the contract, the lies of availability, the inaccurate price of purchase, the pressure from the sales is what your salespeople had to do to get us to purchase. The loan terms, maintenance fees, total interest percentage, and other fees were never disclosed either. I can’t decide what is worse…the things that we were told or the things that we were not told, either way we’ve been scammed. We are writing this review to warn everyone about these horrible scams and games Westgate plays.

      My experience with Westgate and their timeshares has been extremely disappointing and deceitful. The sales representatives pitched the timeshare to us as an investment opportunity, which was far from the truth! They pressured us into making a rushed decision by claiming that the deal was only available for one day, well we now know that was all nonsense, just another one of their many gimmicks! We were under the impression that the timeshare would be a private and exclusive vacation option for the owners, and anyone can book at their properties without the massive expense and maintenance. What they don’t tell you is that these timeshares are in perpetuity, meaning it’s a permanent membership with no way out!!! Beware! Booking and making reservations to use the timeshare turned out to be a frustrating and challenging process, a far cry to what was promised during the sales pitch. We were not given accurate information about the recission period (on purpose), which is the window to cancel the deal. Throughout the sales meeting, the sales representatives never disclosed the interest rate for the timeshare financing, leaving us unaware of the long-term financial implications. This was cruel on their part, and I can’t see how that is legal. We do not recall receiving a "Truth in Lending" disclosure, which would have provided essential financial details and terms about what we were getting into. The sales tactics were extremely aggressive, and we felt heavily pressured to buy the timeshare, leading to immense stress and regret over our decision. A real-life nightmare you can’t get out of. To make matters worse, we were over the age of 60, which makes it even more challenging to deal with the financial burden and especially with the limited usage options. We believe we were targeted because of our age and that overall, the experience with Westgate and their timeshares was filled with deceitful practices and a lack of transparency.

      I want to share my deeply disappointing experience with Westgate Resorts. What started as a recommendation from friends quickly turned into a regrettable decision filled with misrepresentation and hidden clauses.

      At a timeshare sales meeting, we were enticed to upgrade from a two-bedroom to a three-bedroom unit. The sales representatives claimed that selling the two-bedroom unit would be difficult, making the upgrade seem like a better choice. They even offered a Westgate credit card to assist with payments and suggested we could repay the loan faster by referring friends and family.

      The meeting lasted for hours, overwhelming us with information and leaving us confused. We signed paperwork without fully understanding its implications, including a consent form for being recorded, even though we never saw any recording devices. The deceptive practices and lack of transparency from Westgate Resorts are appalling. We trusted them to provide accurate information and act ethically, but instead, we were manipulated and left with regrets.

      Our experience with Westgate Resorts was a nightmare. We caution anyone considering a timeshare with them to be extremely careful. The deceptive practices and hidden clauses demonstrate that Westgate Resorts cannot be trusted. Save yourself the heartache and disappointment we went through and stay away from this unscrupulous company.

      Westgate Resorts scammed us and I feel we were mislead on purpose. We were pressured with a sales presentation at another location while we tried to watch our child!. Then we ended up having to go back in our vehicle as they had kept our identification. Since our purchase, we have only found 3 day vacation availability - then West gate resort charges us for not using a full week! How are they allowed to scam people like that?Saying you don’t have availability and then charging customers for not having availability! Everytime I have contacted Westgate Resorts they have responded back that their contract is legal. Westgate Resorts has obviously paid their lawyers a lot of money. This company should be avoided at all costs, it is nothing but a scam and away to make them selves richer. They take their customer’s money for NOTHING and then increase the amounts they want to take.

      It is our most sincere regret
      to read that you no longer wish to be the owner of a timeshare with Westgate
      Resorts. We apologize if you felt uncomfortable or pressured in any way while
      attending our sales presentation. Since there may have been offers presented on
      a first-come, first-served basis, depending on the available inventory, the
      representative may have expressed some urgency regarding the offer. However,
      you were never obligated to remain past the agreed-upon time to receive your
      incentive or to purchase a timeshare. Ultimately, you have the right to inform
      the sales staff or closing officer of any discomfort to ensure proper action is
      taken or refrain from purchasing if your concerns are not addressed to your
      satisfaction.



      With regard to your concerns
      about availability, please keep in mind that you purchased under the Floating
      Use Plan for reservations, wherein you do not own a specific unit; you own
      a certain unit type, based on availability. To clarify, you are guaranteed the
      right to occupy your villa during your season of ownership based on
      availability. To improve the likelihood of securing
      desired travel dates, Westgate allows owners to book reservations up to eleven
      (11) months in advance of their travel dates. Please know that while your
      first requested dates may not always be available, Westgate is at your service
      to assist you with providing you with alternate booking options. If you use
      your deeded week at your home resort in your occupancy year and season, no
      additional fees would be due. Any reservations outside of your contracted usage
      rights are considered owner benefits (e.g., exchanges, splitting your
      week, etc.), which are also based on availability and subject to the Westgate
      Resorts Internal Exchange terms and conditions.



      Our
      research has concluded that you were given full and fair disclosure of the
      purchase terms and conditions. As a consumer, it was your responsibility to
      review the terms of the purchase to ensure they fit within your financial means
      and travel needs. For Westgate’s and your protection, the contract documents
      signed and initialed by the parties are considered expressions of our mutual
      understanding of the purchase transaction. Please know that Westgate too is
      bound to comply with the terms of the executed contract documents, which
      constitute the only verifiable evidence to establish the terms of your
      ownership. With that being said, it is Westgate’s position that your contract
      is valid, enforceable, and it will not be cancelled.

      I added one star due that in order to write this review I have to give it a rating. They deserve a whopping ZERO STARS FROM ME.

      WESTGATE in Branson was a HORRIBLE EXPERIENCE! The WESTGATE in Branson should be ashamed of themselves for not having a Spanish speaking person on their staff. They treated my husband so harshly and were very rude and nasty due to his English, which he understands very well, he speaks it perfectly but with an accent. I want to encourage the Latino Population to NEVER PURCHASE from people who treat you as if your money has no value due to your race.

      The employees humiliated us in front of other people not to mention I was born and raised in NEW YORK CITY.

      It’s a disgrace that a Company like WESTGATE that is trying to sell you something can devalue a person according to the color of their Skin at this moment in time in 2023 and yet and still want to sell vacation packages to the Latino Community if they are willing to put up with the humiliation.

      SORRY WESTGATE I RATHER PAY FULL PRICE THAN BE DEVALUED AND GET TREATED AS IF WE WERE UNDESERVING DUE TO OUR RACE. NEVER AGAIN!

      I also want to encourage people to keep writing reviews, we the Client make these people fruitful but we also have the capacity to SPEAK UP when something is not right! Their Aggressive approach is a disrespect to all races and cultures.

      We have been loyal owners at Westgate since 2009 but they have not reciprocated the same loyalty. They lied to us and implied it was a “real estate investment” and we were intrigued with the idea of earning a passive income. During the meeting, we were misled by a member of the Westgate senior sales staff who told a story of how easy these units would be to rent and that it was very profitable.

      The truth of the matter is that these units are very hard to rent, and the owner receives very little compensation for even trying. We were deliberately misled by the Westgate management and it appears that they could care less that they lied to us. We wrote Westgate a letter concerning these facts over a month ago and have yet to hear from them. If you decide to go with these people, be very skeptical of whatever they tell you.

      We are retired and in our 70s. The insane amount of money we have paid for this timeshare was simply not worth it. We have already paid off our loan to the tune of approximately $100,000, yet they still feel it is necessary that we continue to pay maintenance fees of approximately $3,800 per year (we are concerned that Westgate will drag things out and charge us maintenance and taxes for the upcoming year and possibly ruin our credit if we don’t pay it).

      We are furious about the lies we were told when we last upgraded. They told us that the new units we were buying could be rented to offset the cost of the maintenance fees and once we paid off the loan, we would be able to monetize the timeshare and rent it for thousands on eBay.
