      If I could give less than 1 star, I would! Beware! They will call you with this "amazing opportunity" to get a "free" vacation in one of their places if you'll sit through a 2 hour timeshare spill. They also tell you that it is a risk-free opportunity because you can cancel and receive a full refund if you decide not to take the trip. And of course, you have to give them an answer right then and have the opportunity to look at their crappy properties after the call ends.Then you request a refund and they tell you they can only provide it after you take the trip.I ultimately had to get my credit card involved to clean up the FRAUDULENT charges!

      I am writing this review for Holiday Inn/Orange Lake because of the misrepresentations and ongoing issues weve faced. They created a false urgency surrounding our purchase, along with the misleading claims about the investment and real estate aspects of this agreement. They rushed through the contract paperwork and never told us that we had a cancellation period allowed by Texas law. This whole debacle occurred after we started receiving bills from Orange Lake. We were confused, as we had purchased a timeshare from Silver Leaves NOT Holiday Inn and were never told that they had been purchased. When we called to ask why we were receiving these bills, we were told to come to their meeting for more information. This meeting was pitched to us as strictly informative, which we soon discovered was not the case. During that meeting, we learned that our Silver Leaves deed held no value, as they operated on a points system rather than weeks. Our Silver Leaves deed didnt provide enough points for us to use, meaning we would need to pay for additional points to access their services. However, even after purchasing more points, we were told we would only receive the same benefits we had with Silver Leaves. We were informed that we could refinance through our bank at a lower interest rate, which is not true. We were told that we could pass our timeshare on to our children, but not that they would be responsible for payments after our death. We were never made aware of the perpetuity clause affecting our children. Since the Holiday Inn purchase, weve been unable to book with them, as we were told there was nothing available at the times we want to travel. However, when checking Expedia or other booking companies, we consistently found available rooms, often at a lower price. Had they been honest with us from the beginning we would never have signed or agreed to any of this. To whoever is reading this, learn from our mistake and stay away from this company!

      I have beeb a member for 10 years and *** last two have been very disappointed. We cannot book any resort under 303 days out which means, today I can reserve Aug ******* and out. The customer service *** informed me "remember to book for summer since things are booking up. WHAT! I can go to expedia and pay $300 a night and book now. I will not recommend buying club membership or adding points. NOT WORTH IT!!!!

      After listening to the man on the phone, I thought I might get use out of a trip, and the $199.00 deposit seemed reasonable. However, after researching, I decided to cancel. After doing so, I was told it was non refundable. Very shady business tactics. Do NOT do business with these people.

      Stay away from holiday inn club vacations and that ridiculous timeshare!!!!!! Fees on fees on fees with ZERO benefits. They sell you on a bunch of bs and even after you get that ridiculous timeshare you have more fees on fees to use it!!! Not to mention they tell you points can be transferred over but they fail to mention that only half transfer oh and you have to pay another fee on top of that to transfer. Cherry on top is they will call and bug you constantly for more money to go to get another seminar that they claim is to check in on ownership but they are just trying to get you to upgrade your already useless package. Save your money and vacation when you want where you want. I have tried canceling this timeshare and apparently this one at this specific resort is even stickier to get out of vs any other timeshare. Not sure how much more you need to confirm this is a scam. Ive had this timeshare going on 3 years Ive spent more money on this useless timeshare have not used it once because every time I try to book they literally never get back to me but they sure love to blow up my phone about when I can make it to another seminar. Do not ever ever ever ever come here and if you do just pay out of pocket.

      We are at our wits end with Holiday ***************** and do not know where else to turn. Please help us by letting us know of any way to out of this contract. Knowing that we would be leaving this to our children is heartbreaking. There are many areas where we have been misled by **** employees. First, we were unaware that the yearly maintenance fee would increase by 5% each year and that these fees would be a permanent obligation, even passed down to the heirs of our estate. We were never informed about both the annual and transfer fees associated with the Holiday ******** and RCI/IHG Vacation exchange, which we only discovered when attempting a transfer. The high interest rate also caused confusion; we were told that everyone started with the same rate and that we could refinance at our bank later, which turned out to be false. Holiday Inn Club Vacations was not transparent with these critical details. Had we known, we would never have purchased something that could accumulate debt for our children, push us into financial trouble, or become an ongoing burden. The representative assured us that this "upgrade" would enhance our ability to make reservations and secure bookings at these "exclusive resorts." Additionally, we were told that we could rent out our unused points to make money. It seemed like they were trying to accommodate us, but the process felt rushed, especially with our children becoming restless. Multiple agents were brought over to explain the benefits and share convincing stories, which later turned out to be untrue. Needless to say, the upgrade did nothing to help the situation.

      We are retirees living on social security and do not have the money to keep spending on something that is unusable. Now we are expecting Holiday ***************** to do the right thing and cancel our purchase since we were clearly misled and taken advantage of by their staff.Holiday ***************** staff pressured us into making this purchase without giving us the information to make the decision. We now have a membership that does not meet our vacation needs or expectations. In the last two and a half years we have spent over $3600 on payments and maintenance fees for nothing.After trying for the past 2 years to use our points, we have been unsuccessful because of the following:We do not have enough points to use anywhere more than a day or two. After we were told we did not need more than ****** points at the time of our purchase. We could not rent them out because we did not have enough points to rent. We could not figure out how to transfer them to our *** membership as they told us we could. Since purchasing we have made many attempts to understand all the paperwork that we were given. We believe that we were pressured into buying this even though these shysters, that we can name, knew that we would not be able to use this unless we purchased more points. There were huge details omitted when they showed us all the beautiful places that we can go to with the points we have. Being on a fixed income, we are retired and living on social security and spending more money on this is not possible.

      Holiday ******** credibility means nothing. Let me first say the sales presenter was very knowledgeable and did an awesome job presenting their pitch for the timeshare. After a two hour presentation and talking to the main manager, we declined for legitimate reasons. At that time they bring in another sales person for their latitude program. After reviewing this information, I asked if we are able to use the facilities at the ************************************* that is connected to the Holiday Inn express where we are currently staying. This sales person said, of course you can use those facilities. So we agreed to buy this latitude program, which is about $1500. The rest of the day was planned on us using the smoky mountain resort facilities as we returned in the evening little to find out that you are not allowed to use those facilities even though you are staying at the Holiday Inn express that is connected to the ************** resort but the ************************************* tenants can use the Holiday Inn express facilities. I talked to a manager, who explained to me that the Smoky mountain resort is small and gets filled up by owners. At that point, I pulled up a website to see if I in fact I would be able to book a room at the ************** resort and of course there was availability. She says because of liability reasons, we cannot go and use their facilities. even though, if you have a room at the *************************************, you can go to the Holiday Inn express and use their facilities. As far as Im concerned, they have no credibility, what is the truth and what are lies to get you to buy something.

      Warning!!!!Do not purchase a vacation package from these companies. I have been scammed out of over $800. I drove over 8 hours to a resort in ********** ********* and I was treated like dirt. They refused to let us take the tour because my wife had forgot to bring her purse which had her ID in it. They were rude and basically told us too bad you lose. And lose we did, I ended up losing the $199 I paid for the vacation package, then I was charged another $650 for 3 nights at the Holiday Inn Express. What a scam!

      This is to bring attention to the wrongdoings by Holiday Inn Vacation Clubs and their sales practices in the timeshare business. I got scammed into buying a timeshare from them in 2022. I have reached out to the agents asking for help getting me removed from the timeshare account, but they have been unhelpful and unsympathetic to my situation.Due to my health related circumstance, I cannot use the timeshare even if I could book any places. The fees for mortgage and maintenance consume a large portion of my income and savings. They tell me the only way out of it is to pay off the mortgage in full. I also do not want this left to my family after I am gone. On day one, I pointed out to them that I do not have the desire to travel because of my health, but they kept insisting I attend the presentation and pressured me into agreeing this was a good thing for me and my family to do and enjoy. They are very sneaky and crafty with getting you locked in and then they pounce during your most vulnerable time. I am shocked that a business is allowed to do business this way and to prey on consumers in such a way. By the way, Holiday ******** isn't worth 1 star point.
